Briefing

The restaurant is on the ground floor, while the hotel will be created on the 1st-3rd floors of a building in the historic center of Cagliari, Marina district, the old quarter of fishermen and sailors (photo).
As designed, the ground floor will undergo some internal demolition and reconstruction. The palace has a long history spanning many centuries, and was altered several times. It is probable, as with many of the buildings around, that it dates back to 1400 and was built on the old medieval Cagliari and, before that, on Roman, Punic and Phoenician land. It was already a hotel and Embassy of Eritrea.

The neighborhood is the place for nightlife at the port, and is busy for several months a year with national and international tourists. Throughout the neighborhood you can see the old houses, which rise from the port towards the medieval walled city called the "castle".
The building is located near the promenade deck of Via Roma, built in the late 1800s, where all the shopping streets of Cagliari are located.
The presence of many recreational activities (cafes, restaurants, bars, pubs, fast food etc.) requires a clear differentiation in terms of supply (medium-high) and interior design (colors, furniture, lighting).
The idea is to develop a restaurant and a hotel that could be a reference point, both with regard to the quality of food, and as a tourist attraction, in the style of the Hotel de Charme.

This would avoid the proposition of the ancient or traditional, which is much abused in the area, attracting only a few items that can represent the historical tradition, culture and architecture of the city. An example can be expressed with the Stone Fort, known as limestone Bonaria, with which they built all the monuments in the city (see photo). Some walls, particularly in the restaurant, may be plated with it.
The style you would like to give the restaurant could (without excessive constraints) reflect themes or simple references to the town with a modern hand softened by Liberty (Art Nouveau), even though the façade has the typical elements of the style, as previously stated. The lights and colors should be soft. The restaurant as a whole should give a sense of elegance and hospitality. In any case, the play of color should not be excessive, if not for some small contrast. The bathrooms, as much as possible given the space, will have to represent a modern efficiency, together with a suitable elegance.

The small bar attached (you can find alternative solutions with regard to approximately 70 people) will be able to give a splash of color or contrast, with respect to the whole.
Here are some points I would like to emphatise: no retro, no old or fake rustic, nothing modern or futuristic.
It would also be useful to have a sign and external lighting, which can emphasize the facade once the exterior has been redecorated.
The budget, depending on the elements, will range from medium to high, but not too high. It's the same regarding the furniture, which will be standard, combined with some design elements.

Il ristorante verrà ricavato al piano terra, mentre l’albergo verrà ricavato al 1°-2°-3° piano di una palazzotto ubicato nel centro storico di Cagliari, quartiere Marina, vecchio quartiere dei pescatori e dei marinai (foto). Come da progetto, il piano terra subirà alcune demolizioni e ricostruzioni interne. Il palazzotto ha una lunga storia di secoli: più volte rimaneggiato, probabilmente, come molti palazzi intorno, risale al 1400, costruito sulla vecchia Cagliari Medioevale e, prima ancora, romana, punica e fenicia. E’ stato già albergo e sede dell’ambasciata Eritrea.
Il quartiere è luogo della movida notturna presso il porto, ed è trafficato parecchi mesi l’anno dai flussi turistici nazionali ed internazionali. In tutto il quartiere, oggetto negli ultimi anni di profondi interventi di riqualificazione, è possibile osservare le vecchie case che, dal porto, salgono verso la città fortificata medioevale chiamata “Castello”.
Lo stabile è ubicato nei pressi della passeggiata coperta “Portici” di via Roma, costruita sul finire del 1800. Sono presenti nell’area tutte le vie commerciali di Cagliari.
La presenza di numerose attività di somministrazione (caffè, ristoranti, bar, pub, fast food ecc) richiede una precisa differenziazione in termini di offerta (medio alta) e di insieme offerto (colori, arredi, luci).
L’intendimento è quello di sviluppare un albergo-ristorante che possa essere punto di riferimento, sia come qualità della ristorazione, sia come servizi turistici, nella logica dell’Hotel de charme.
Si vorrebbe evitare la proposizione dell’antico o del tradizionale, molto abusato nella zona, richiamando solo alcuni elementi che possono rappresentare la tradizione storica, culturale ed architettonica della città. Un esempio può essere espresso con la pietra Forte, nota come calcare di Bonaria, con la quale si costruivano tutti i monumenti nella città (vedi foto). Con essa, in particolare nel ristorante, si potrebbero placcare alcune pareti.
L’indirizzo che si vorrebbe dare al ristorante potrebbe (senza vincoli eccessivi) rispecchiare temi o semplici richiami allo storico con una mano moderna addolcita dal liberty (art nouveau), anche se la facciata non ha presenti elementi tipici dello stile, in quanto precedente. Le luci ed i colori devono essere morbidi. Il locale nel suo insieme deve dare un senso di eleganza ed accoglienza. In ogni caso, i giochi di colore non dovranno essere eccessivi, se non per qualche piccolo contrasto. I bagni clienti, per quanto possibile dato gli spazi, dovranno rappresentare modernità ed efficienza, insieme ad una opportuna eleganza.
Il piccolo bar annesso (è possibile trovare soluzioni alternative nel rispetto di 70 coperti circa) potrà dare una macchia di colore o contrasto, nel rispetto dell'insieme coordinto.
Sono stati presentati alcuni esempi che vogliono solo essere indicativi: niente retrò, niente antico o finto rustico, niente moderno futurista
Sarebbe utile disporre anche di una insegna e di una illuminazione esterna che possa dare risalto, una volta ridecorato l'esterno, alla facciata.

Il budget, a seconda degli elementi, potrà spaziare da medio ad elevato, ma non elevatissimo. Stessa cosa per quanto riguarda gli arredi, che potranno essere standard, abbinati ad alcuni elemnti di design.

Fondalmentalmente la soluzione di distribuzione degli spazi è quella delle nostre piante ma, poichè l'insieme deve essere armonioso tra spazi e design, sono graditissimi suggerimenti che possano migliorarle. Importante è la fase progettuale degli arredi, dei bagni, dei colori, dei rivestimenti ecc.
