This project will realize four new living units through the fractioning and renovation technique. We have to create 4 different solution: 1 three-room apartment and 3 two-room apartment of 250 gross square meter.

Fractioning for us mean be able to create two or more small and renovated living units from the old property in order to make them ready to living. In this real estate operation has being included all the requirements for Italian residential market.

The final objective is to realize four units competitive and appetible for the market to be bought by parent’s students, couples or workers.

Please note about these details: all the double bedrooms must be at least 14 square meters and all the single bedrooms must be at least 9 square meters. The bathrooms cannot have direct access to the living room if they are not separated by the passageway. The living room need to have an open kitchen (not separated spaces). You will find attached the metric survey of the apartment.

Este proyecto comprende cuatro nuevas unidades de vivienda mediante la técnica de fraccionamiento y renovación.
Se tienen que crear 4 soluciones diferentes: 1 apartamento de tres habitaciones y 3 apartamentos de dos habitaciones de 250 m²

El fraccionamiento para nosotros significa poder crear dos o más unidades de vivienda pequeñas y renovadas a partir de la propiedad anterior y dejarlos prontos para vivir. En esta operación inmobiliaria se han incluido todos los requisitos para el mercado residencial italiano.


El objetivo final es crear cuatro unidades competitivas y compatibles para el mercado y que sean compradas por padres de estudiantes, parejas o trabajadores.

Tenga en cuenta estos detalles: todos los dormitorios dobles deben tener al menos 14m² y los dormitorios individuales deben tener al menos 9m². Los baños no deben tener acceso directo a la sala de estar si no están separados por el pasillo. La sala de estar debe tener una cocina abierta (no espacios separados).
