Briefing

Hello everyone,
we are a family of 2 adults and 1 17 year old boy and a 13 year old girl. We own a house consisting of two separate apartments of about 75 square meters each, one on the ground floor and the other on the first floor, connected by an uncovered external staircase. For family needs, we decided to join the two apartments to have a more comfortable and larger house. Two years ago we renovated the entire external part of the house, we changed the window frames, the entrance doors and we installed a photovoltaic system with solar panels and a heat pump. Now our intention is to renovate the interior: we would like to join the two apartments by covering the external staircase and creating the living area on the ground floor and the sleeping area on the 1st floor.
Our new house will be called VILLA RITA: we prefer a modern style house, so we are open to any modern and elegant design solution. There are no limits to creativity, as long as the solutions are also compatible with wooden architecture.

Staircase Cover
Provide a closure of the external stairs, trying to respect the architecture of the existing building. On the staircase cover we would like large windows that allow us to enjoy the natural light and the splendid view of the Tuscan hills, but at the same time ensure a certain privacy. (I attach a photo of the view from the landing of the apartment on the 1st floor from which you go down to the ground floor).
On the staircase cover, provide the main entrance door.
In the entrance near the understairs provide a wardrobe-shoe rack area.

Ground floor (living area)
As soon as you enter we currently have a central corridor, a bathroom in front and the 2 bedrooms and the kitchen positioned on the right and left. Important constraint on the left side we have a load-bearing wall, so we cannot make large extensions. On the left side we now have: the living room with fireplace, immediately after a closet and finally the kitchen. On the right side, however, there are two bedrooms. All the rooms only have windows.

The changes we would like to make are these:
1) move the kitchen to the right (East) side of the apartment, because we have a large terrace outside and we would like to make the most of it. The only limitation is that our kitchen is corner and measures 4m x 2.20m with the sink positioned on the shortest part, while the hob and oven column are on the longest part. The fridge is free-standing, so a space must be provided for it too. (If it can be useful to you, from the 4m it is possible to remove 67 cm of the oven column to place it elsewhere);
2) entrance-living room: as soon as you enter we would like to have an open space that is connected to the kitchen divided from the living room with mobile elements (doors/glass/sliding walls or other) that can be opened or closed when necessary;
3) replace the windows with French windows on the east side, where there is the terrace on the ground floor, so that the doors communicate with the outside terrace;
4) provide a room/pantry where you can store food and household products (electric brooms, etc.) to be placed near the kitchen;
5) living-studio;
6) guest bedroom (could be where we currently have the kitchen)
7) Bathroom with tub/shower, toilet-bidet, sink.

FIRST FLOOR (Sleeping area)
The sleeping area must have 3 bedrooms, two bathrooms, laundry area and a study-living room.
The master bedroom should have a wall of at least 4 m to place the wardrobe (alternatively the wardrobe can be placed in the guest room, on the ground floor - current kitchen);
parquet in the sleeping area;
A bathroom possibly in a bedroom.
Another bathroom serving the other two bedrooms.
Provide a laundry area.
Study-living room.

IMPORTANT:
Possibility to easily divide the villa into two independent apartments:
In both apartments it is necessary to prepare the plumbing systems in view of a future independent subdivision of the apartments, therefore foresee for both apartments a future relocation of the living area and sleeping area (open space with kitchen and living room, 2 bedrooms and 2 bathrooms).

OUTDOOR
On the terrace plan a bio-climatic pergola (it should not be SUL) or winter gardens (structure that can be closed with glass), inside create a small relaxation area-SPA with area-fitness.
The terrace must be connected to the kitchen and the open space on the ground floor with French windows.
All the external flooring must be covered: suggestions in terms of colors and materials are welcome.
Construction of a small semi-inground swimming pool, perhaps in continuity with the terrace) with a rigid cover and solarium with wood-effect covering that hides the external part of the pool. (I attach a photo.)
The pool must be at least 80 cm above ground and can be surrounded by a wooden walkway or similar outdoor flooring. Plan for a connection to the terrace.
Around the house there are channels on the ground that collect rainwater and drain it out into the street. If possible, plan for the covering of these channels with grates and a system for collecting rainwater.
A solution to cover the black tar paper, which can be seen on the side of the terrace wall, would also be very welcome. (Horrible!)
Plan a small house, also in wood, where garden equipment can be stored and a covered outdoor kitchen in the north area of ​​the house (behind the house).

RESTRICTIONS / LIMITATIONS.
Porches up to 2 m are not counted in the area of ​​the building if they exceed 2 m from the wall, the excess measurement is counted.
Also plan a rain collection system.

Garage
The garage is located under the terrace, so plan a connecting staircase that leads from the garage to the terrace and then into the house.

Ideas about:
1) creation of ceiling lighting in the living area and sleeping area, considering the modern style of the house, would also be appreciated;
2) interior finishes in terms of colors/materials.
3) creation of the outdoor garden and in general of the areas outside the house;
4) blackout systems for the windows;
5) arrangement of the underfloor heating system;
6) arrangement of the alarm system.

Salve a tutti,
siamo una famiglia composta da 2 adulti e 1 ragazzo di 17 anni e una ragazzina di 13. Possediamo un'abitazione composta da due appartamenti separati di circa 75 mq ciascuno, uno posto al piano terra e l'altro al primo piano, collegati da una scala esterna scoperta. Per esigenze familiari, abbiamo deciso unire i due appartamenti per avere una casa più confortevole e grande. Due anni fa abbiamo ristrutturato tutta la parte esterna dell'abitazione, abbiamo cambiato gli infissi, le porte d'ingresso e abbiamo installato un impianto fotovoltaico con pannelli solari e pompa di calore. Ora la nostra intenzione è di ristrutturare l'interno: vorremmo unire i due appartamenti coprendo la scala esterna e realizzare la zona giorno al piano terra e la zona notte al 1° piano.
La nostra nuova casa si chiamerà VILLA RITA : preferiamo una casa in stile moderno, quindi siamo aperti a qualsiasi soluzione di design moderna ed elegante. Nessun limite alla creatività, purché le soluzioni siano compatibili anche con un' architettura in legno.

Copertura scale
Prevedere una chiusura delle scale esterne, cercando di rispettare l'architettura dell'edificio esistente. Sulla copertura delle scale vorremmo grandi vetrate che ci permettano di godere della luce naturale e della splendida vista sulle colline toscane, ma al tempo stesso assicurarci una certa privacy. (allego foto della vista dal pianerottolo dell'appartamento posto al 1° piano da cui si scende per andare al piano terra).
Sulla chiusura della scale, prevedere la porta d'ingresso principale.
Nell'ingresso in prossimità del sottoscala prevedere zona guardaroba-scarpiera.

Piano terra (zona giorno)
Appena si entra attualmente abbiamo un corridoio centrale, un bagno di fronte e le 2 camere da letto e la cucina posizionate a destra e a sinistra. Vincolo importante sulla parte sinistra abbiamo muro portante, per cui grandi ampliamenti non li possiamo fare. Sul lato sinistro ora abbiamo: il salottino con caminetto, subito dopo un ripostiglio e infine la cucina. Sul lato destro, invece ci sono due camere da letto. Tutte le stanze hanno solo finestre.

Le modifiche che vorremmo fare sono queste:
1) spostare la cucina sulla parte destra (Est) dell'appartamento, perché all'esterno abbiamo una terrazza grande e vorremmo sfruttarla al massimo. Unico limite è che la nostra cucina è angolare e misura 4m x 2,20m con il lavabo posizionato sulla parte più corta, mentre il piano cottura e colonna forno sono sulla parte più lunga. Il frigo è in libera istallazione, quindi va previsto uno spazio anche per esso. (Se vi può essere utile, dai 4m è possibile togliere 67 cm della colonna forno per posizionarla altrove);
2) ingresso-salone: appena si entra vorremmo avere un open space che sia in collegamento con la cucina divisa dal salone con elementi mobili, (porte/vetri/pareti scorrevoli o altro) che all’occorrenza possano essere aperti o chiusi;
3) sostituire le finestre con porte-finestre sul lato est, dove c'è la terrazza al piano terra, in modo da porte comunicare con la terrazza esterna;
4) prevedere un locale/dispensa dove poter stipare alimenti e prodotti per la casa (scope elettriche, ecc…) da posizionare in prossimità della cucina;
5)living-studio;
6)camera dal letto ospiti (potrebbe essere dove attualmente abbiamo la cucina)
7)Bagno con vasca/doccia, wc-bidet, lavabo.

PRIMO PIANO (Zona notte)
La zona notte deve avere 3 camere da letto, due bagni, zona lavanderia e uno studio-living.
La camera da letto matrimoniale dovrebbe avere una parete di almeno 4 m per posizionare l'armadio (in alternativa l'armadio può essere messo nella stanza degli ospiti, al piano terra - attuale cucina);
parquet nella zona notte;
Un bagno possibilmente in una camera da letto.
Altro bagno a servizio delle altre due camere.
Prevedere zona lavanderia.
Studio-living.

IMPORTANTE:
Possibilità di dividere con semplicità la villa in due appartamenti autonomi:
In entrambi gli appartamenti occorre predisporre gli impianti idraulici in vista di una futura suddivisione autonoma degli appartamenti, quindi prevedere per tutti e due gli appartamenti una futura ricollocazione della zona giorno e zona notte (open space con cucina e salone, 2 camere da letto e 2 bagni).

OUTDOOR
Sulla terrazza prevedere una pergola bio-climatica ( non dovrebbe fare SUL) o giardini d'inverno (struttura che può essere chiusa con vetrate), all'interno creare zona relax-SPA.
La terrazza deve essere collegata con la cucina e l'open space del piano terra con porte-finestre.
Tutta la pavimentazione esterna deve essere rivestita: si accettano consigli in termini di colori e materiali.
Realizzazione di una piccola piscina seminterrata, magari in continuità con la terrazza) con copertura rigida e solarium con rivestimento effetto legno che nasconda la parte esterna della piscina. (Allego foto.)
La piscina deve essere fuori terra per almeno 80 cm e può essere circondata da un camminamento in legno o pavimentazione esterna simile. Prevedere il collegamento con la terrazza.
Intorno alla casa ci sono a terra dei canali che raccolgono l'acqua piovana e la fanno defluire fuori nella strada. Prevedere possibilmente la copertura di questi canli con griglie e un sistema per la raccolta della acqua piovana.
Inoltre sarebbe molto gradita una soluzione per coprire la carta catramata nera, che si vede lateralmente al muro della terrazza. (Orribile!)
Prevedere una casetta anche in legno dove rimettere l'attrezzatura giardino e una cucina esterna coperta nella zona nord dell'abitazione.(dietro la casa)

VINCOLI / LIMITAZIONI.
I portici fino a 2 m non vengono calcolati nell'area dell'edificio se superano i 2 m dal muro, viene calcolata la misura in eccesso.
Prevedere anche un sistema di raccolta piovana.

Garage
Il garage si trova sotto la terrazza, per cui prevedere una scala di collegamento che porti dal garage in terrazza e quindi in casa.

Saranno anche gradite idee circa:
1) realizzazione dell'illuminazione a soffitto della zona living e zona notte, considerando lo stile moderno della casa;
2) finiture interne in termini di colori/materiali.
3) realizzazione del giardino esterno e in generale delle zone esterne alla casa;
4) sistemi di oscuramento per le finestre;
5) sistemazione del sistema di riscaldamento a pavimento;
6) sistemazione del sistema di allarme.
