Briefing

Salve a tutti,
ci accingiamo a progettare la casa dei nostri sogni, la chiameremo Villa Alessandra, come mia moglie. Siamo una famiglia composta da 3 persone e uno in arrivo! Io sono un avvocato e mia moglie una studentessa. L’idea di progettazione della nostra futura casa, prevede una struttura che si sviluppa su 3 livelli, la casa andrà costruita da zero, quindi otre agli obblighi previsti per legge (e di seguito elencherò quelli strettamente necessari) non abbiamo particolari vincoli.
Nella documentazione tecnica ho allegato una pianta degli spazi, con un solo vincolo, quanto all’area della costruzione vi ho lasciato 2 opzioni, vedrete in allegato.
La casa deve essere sostanzialmente moderna, purchè calda, preferiamo un arredamento ricercato e minimalista, l’illuminazione deve essere perlopiù naturale, pertanto preferirei al piano terra grandi vetrate, almeno sul lato sud / sud-est, che affaccia sul giardino, che deve ospitare una piscina con area solarium.
Strutturalmente la casa deve essere, senza voler soffocare le vostre idee, molto simile ad una foto che ho messo in copertina, contrassegnata con la lettera A, purché con il tetto a falde, di cui una orientata a sud al fine di ospitare un impianto fotovoltaico, e uno solare termico.
La casa deve essere composta da tre grandi macrospazi:
- Tavernetta (piano interrato)
La tavernetta deve essere un open space, con zona tv/divano, camino a legna, piccola cucina con grande tavolo da pranzo, un bagno (piccolo) con doccia (120x80), e una stanza da letto (max 16 mq), l’arredamento deve essere sostanzialmente rustico, ma non pesante, un rustico chic, un locale che verrà vissuto molto d’inverno, quindi colori caldi e riposanti, se possibile occultare/nascondere con un piccolo disimpegno l’ingresso al bagno, camera da letto.
La tavernetta deve essere accessibile anche dall’esterno a mezzo scala, preferibilmente sul lato ovest, in modo da poter ricevere eventuali ospiti direttamente giù senza farli passare per la zona giorno.

- Zona giorno (piano terra/semirialzato)
La zona giorno deve contenere come locali:
1 Salone: Il salone invece deve affacciare sul lato sud/sud-est, ovvero guardare al giardino grazie a infissi alzanti a scorrere con una superficie vetrata importante, e sul lato che guarda al giardino, appena fuori casa, vorremmo un patio con piccolo salottino e tavolo tipo in vimini, con area barbecue, il tutto come invito sulla piscina. Il tavolo da pranzo deve essere grande e non stare nell’area della cucina ma nel salone.
2 Cucina: la cucina e il salone devono essere separati, ma che la separazione non sia fissa, ma mobile, magari con grandi porte (non in vetro per favore) in modo che all’occorrenza possano diventare quasi un solo spazio, e contemporaneamente non rinunciare, in caso di disordine in cucina, a chiudere tutto per ricevere ospiti senza dover fare le corse per pulire la cucina!
Cosa importante, in cucina deve essere ricavato un locale/dispensa a scomparsa dove poter stipare alimenti e varie, e area dispensa prodotti per la casa (scope elettriche, ecc…)
3 Stanza pluriuso/studio: stanza da adibire in futuro a studio per i bimbi, ora stanza da giochi per i bimbi.
4 Bagno: essenziale, con vaso, bidet e lavabo. Ricavatemi uno spazio semi nascosto che mi funga da scarpiera, che sia capiente, a ridosso del bagno ma che non sia collegato direttamente ad esso
5 La scala per andare al piano tavernetta e al piano notte, deve essere in cemento armato, rivestita magari in resina, integrata con vetro o legno, ma che sia non completamente aperta, in modo che dalla tavernetta, se c’è la tv accesa, non si senta dal piano giorno/salone, anche per non permettere fughe di aria calda verso l’alto, la scala deve essere essenziale, non un mausoleo.

La zona giorno deve essere semi rialzata dal lato ovest, almeno di 80 cm, in modo che la tavernetta possa godere di luce a mezzo di finestroni appositi creati. Dal lato est, questi 80 cm devono scomparire, in modo che uscendo dal salone per andare sul patio, non ci sia dislivello. Non ho problemi a sbancare parzialmente il terreno. E dal lato est, la tavernetta potrebbe prendere luce da apposite bocche di lupo create ah hoc.
L’ingresso principale deve essere a sud, ma mi occorre un ingresso secondario dal lato del parcheggio, magari che entri direttamente in cucina, e che sia coperto in modo che dalla macchina, non ci si bagni, scendendo con la spesa, per entrare in cucina.
Siccome vi ho imposto un disvilello su lato ovest, è ovvio che mi aspetto qualche scalino da fare per accedere all’ingresso secondario.

- Zona notte (primo piano)

La zona notte deve avere 3 camere da letto, due bagni (di cui uno in camera matrimoniale), un locale lavanderia/stireria.
La camera da letto matrimoniale deve essere non grandissima (max 18mq), ospiterà solo un como e due comodini. Dalla camera da letto vogliamo che si acceda contemporaneamente al bagno e alla cabina armadio (ad ante chiuse). Il bagno deve essere con doccia (180x100).
Le due camerette devono essere normali, e il bagno deve essere con vasca e doccia (120x80), se possibile con zona vaso e bidet separata a mezzo porta da lavabo, doccia, vasca.
Particolare attenzione alla lavanderia/stireria, che non sia piccolissima, tale da poter stirare comodamente e sistemare temporaneamente i panni, e che abbia un accesso con porta finestra ad un balcone (assolutamente coperto), per poter stendere i panni ad asciugare. Che non si veda a sud o sul lato giardino dove c’è la piscina.

Tutti gli impianti, elettrico e idraulico, cammineranno a soffitto, opportunamente coperto da strutture in cartongesso. L'impianto di riscaldamento sarà idronico con fancoil integrati a mezzo di bocchette di design nel cartongesso.
La struttura non deve superare i 10,50 m. dalle fondazioni
Intendo per struttura le opere in cemento armato.
Per il giardino lascio spazio alle vs idee.
Budget arredi 50/60 mila €.

we are going to design the house of our dreams, we will call it Villa Alessandra, like my wife. We are a family of 3 people and one is coming! I am a lawyer and my wife is a student. The idea of ​​designing our future home, provides a structure that is spread over 3 levels, the house will be built from scratch, then I meet the obligations required by law (and below I will list those strictly necessary) we have no particular constraints.
In the technical documentation I attached a plan of the spaces, with only one constraint, as for the area of ​​construction I left you 2 options, you will see attached.
The house must be substantially modern, as long as warm, we prefer a refined and minimalist furniture, the lighting must be mostly natural, so I would prefer large windows on the ground floor, at least on the south / south-east side, overlooking the garden, which must host a swimming pool with sunbathing area.
Structurally, the house must be, without wanting to stifle your ideas, very similar to a photo I put on the cover, marked with the letter A, provided with the pitched roof, one of which oriented south in order to host a photovoltaic system , and a solar thermal.
The house must consist of three large macrospaces:
- Tavernetta (basement)
The tavern must be an open space, with a TV / sofa area, a wood-burning fireplace, a small kitchen with a large dining table, a bathroom (small) with a shower (120x80), and a bedroom (max 16 sqm), furniture must be substantially rustic, but not heavy, a rustic chic, a place that will be experienced a lot in winter, so warm and restful colors, if possible hide / hide with a small hallway the entrance to the bathroom, bedroom.
The basement must also be accessible from the outside halfway up, preferably on the west side, so you can receive any guests directly down without letting them go through the living area.

- Living area (ground / semi-central floor)
The living area must contain as premises:
1 Salon: The living room instead has to face the south / south-east side, or look at the garden thanks to lifting windows to slide with an important glazed surface, and on the side that looks to the garden, just outside the house, we would like a patio with small sitting area and wicker-type table, with barbecue area, all as an invitation to the pool. The dining table should be large and not in the kitchen area but in the living room.
2 Kitchen: the kitchen and the living room must be separated, but the separation is not fixed, but mobile, perhaps with large doors (not glass please) so that if necessary they can become almost one space, and at the same time not give up, in case of disorder in the kitchen, to close everything to receive guests without having to make the races to clean the kitchen!
Important thing, in the kitchen must be made a local / disappearing pantry where you can cram and various foods, and pantry area products for the home (electric brooms, etc ...)
3 Multipurpose room / study: room to be used in the future to study for children, now a playroom for children.
4 Bathroom: essential, with vase, bidet and sink. Get me a semi-hidden space that acts as a shoe rack, which is large, close to the bathroom but not connected directly to it
5 The ladder to go to the basement floor and the night floor, must be reinforced concrete, perhaps coated in resin, integrated with glass or wood, but that is not completely open, so that from the tavern, if there is a TV on , do not feel from the living room / living room, even to avoid letting escapes of hot air upwards, the staircase must be essential, not a mausoleum.
The living area must be semi raised from the west side, at least 80 cm, so that the tavern can enjoy light through special windows created. From the east side, these 80 cm must disappear, so that leaving the living room to go to the patio, there is no difference in height. I have no problems partially breaking the ground. And from the east side, the tavern could take light from special mouths of wolf created ah hoc.
The main entrance must be to the south, but I need a secondary entrance from the side of the parking lot, maybe that enters directly into the kitchen, and that is covered so that from the car, do not get wet, going down with the expense, to get into kitchen.
Since I have imposed a villain on the west side, it is obvious that I expect some steps to be done to access the secondary entrance.

- Sleeping area (first floor)

The sleeping area must have 3 bedrooms, two bathrooms (one in a double bedroom), a laundry / ironing room.
The double bedroom must be not very big (max 18sqm), will host only one bedroom and two bedside tables. From the bedroom we want it to be accessed at the same time as the bathroom and the walk-in closet (with closed doors). The bathroom must be with a shower (180x100).
The two bedrooms must be normal, and the bathroom must be with tub and shower (120x80), if possible with a separate toilet and bidet area by a sink, shower, tub.
Particular attention to the laundry / ironing, which is not very small, such as to be able to stretch comfortably and arrange the clothes temporarily, and that has a door access to a balcony (absolutely covered), in order to hang the clothes to dry. That you do not see south or on the garden side where there is a swimming pool.

All the electrical and hydraulic systems will walk on the ceiling, suitably covered with plasterboard structures. The heating system will be hydronic with fan coils integrated by means of design jets in plasterboard.
The structure must not exceed 10.50 m. from foundations
I mean by structure the works in reinforced concrete.
For the garden I leave room for ideas.
