Briefing

I bought an old stone barn of about 50 square meters. by level and, as I have done in other cases, I would like to transform it into an apartment on three levels, leaving the stone exposed. Currently the height of the ground floor is mt. 3.2 but it would be possible to lower the attic in order to obtain a second level in the attic, since the Municipality of reference allows the construction of dormers. Furthermore, the same municipality allows us to create other windows if useful, and a small terrace in the area behind the first level. The right and left walls are blind as they are adjacent to two other stables. On the ground floor, as in the photo, on the front wall there is a central window that overlooks a garden of my property, which is why I would like to create a large window with a 3 m wide canopy outside. Being a mountain house, and in winter there is snow, I would like to obtain, before accessing the living room, a small area about 1.5 meters deep to be used as a hallway so as not to dirty the interiors and preserve them from cold and external currents. In the living area, I would need to create a corner with a fireplace and comfortable sofas, as well as a comfortable kitchen with a dining table and a toilet. On the first level I would like to create at least 2 bedrooms with wc with shower in the room, spacious wardrobes. In the attic, I would like to create at least another bedroom with the same toilet in the room. If it were possible, as shown in an attached photo, I would like a full-height window in the room in order to enjoy the view. If it were possible, as an example in one

Compré un antiguo granero de piedra de unos 50 metros cuadrados por nivel y, como he hecho en otros casos, me gustaría transformarlo en un departamento en tres niveles, dejando la piedra al descubierto. Actualmente la altura de la planta baja es 3.2 m pero sería posible bajar el ático para obtener un segundo nivel en el ático, ya que el Municipio de referencia permite la construcción de buhardillas. Además, el mismo municipio nos permite crear otras ventanas si es útil, y una pequeña terraza en el área detrás del primer nivel. Las paredes derecha e izquierda son ciegas ya que están adyacentes a otros dos establos. En la planta baja, como en la foto, en la pared frontal hay una ventana central que da a un jardín de mi propiedad, por lo que me gustaría crear una ventana grande con una marquesina de 3 m de ancho en el exterior. Al ser una casa de montaña, y en invierno hay nieve, me gustaría conseguir, antes de acceder al salón, una pequeña zona de unos 1,5 metros de profundidad para ser utilizada como pasillo para no ensuciar los interiores y conservarlos de corrientes frías y externas. En la sala de estar, necesitaría crear un rincón con chimenea y cómodos sofás, así como una cómoda cocina con mesa de comedor y un inodoro. En el primer nivel me gustaría crear al menos 2 dormitorios con wc con ducha en la habitación, amplios armarios. En el ático, me gustaría crear al menos otro dormitorio con el mismo inodoro en la habitación. Si fuera posible, como se muestra en una foto adjunta, me gustaría una ventana de altura completa en la habitación para poder disfrutar de la vista. Si fuera posible, como ejemplo en uno

Ho acquistato un'antica stalla in pietra di circa 50 mq. per livello e, come ho già fatto in altri casi, vorrei trasformarla in appartamento su tre livelli lasciando la pietra a vista e travi in legno sotto i soffitti. Attualmente l'altezza del piano terra è di mt. 3,2 ma sarebbe possibile ribassare il solaio in modo da poter ricavare un secondo livello nel sottotetto, dal momento che il Comune di riferimento consente la realizzazione di abbaini. Inoltre lo stesso comune ci permette di realizzare altre finestre se utili, ed un piccolo terrazzino nella zona retrostante al primo livello. Le pareti di destra e sinistra sono cieche in quanto attigue ad altre due stalle. Al piano terra, così come in foto, sulla parete frontale c'è una finestra centrale che affaccia in un giardino di mia proprietà, motivo per cui mi piacerebbe realizzare una grande vetrata con all'esterno una tettoia larga mt.3. Essendo una casa di montagna, e d'inverno c'è neve, mi piacerebbe ricavare, prima di accedere al living, una piccola zona profonda circa 1,5 mt da sfruttare come disimpegno in modo da non sporcare gli ambienti interni e preservare gli stessi dal freddo e dalle correnti esterne. Nella zona living, avrei la necessità di realizzare un angolo con camino e comodi divani, oltre che una comoda cucina con un tavolo da pranzo ed un wc. Al primo livello vorrei realizzare almeno n.2 camere da letto con wc con doccia in camera, spaziosi armadi. Nel
sottotetto, vorrei ricavare almeno un'altra camera da letto con altrettanto wc in camera. Se fosse possibile, così come da esempio in una
foto allegata, vorrei una vetrata in camera a tutta altezza in modo da godere del panorama. La scala che dal piano terra porta al primo piano, vorrei che partisse dall’ingresso a destra e girasse sulla parete destra.
NOTE: Nel dwg c'è il GRAFICO STATO DEI LUOGHI mentre c'è un altro disegno che non appartiene al progetto. Si prega di non tenerne conto.
