ITA Hi everyone, I'm Francesca and I would like to renovate a property in the historic center of Naples to create a luxury B&B.

The space covers an area of ​​260 m2 and must accommodate 6 double bedrooms with en-suite bathrooms. Furthermore, there is a need for space for the technical room and for a service bathroom for guests.

IT IS IMPORTANT TO SAY THAT I HAVE UPLOADED A SCREENSHOT OF THE FLOOR PLAN WHERE I INDICATE WITH THE RED COLOR THE LOAD-BEARING WALLS THAT CANNOT BE MODIFIED (last floor plan uploaded).

First of all, I would like to point out that the walkway seen in the photos of the current state will be removed.

The property currently has a main room covered by a skylight at the central door which gives access to the other rooms. By virtue of this light point it is necessary to place the corridor underneath it to prevent one from being able to look inside the bedrooms from the terrace above (I have uploaded the screenshot of a floor plan with the indication of the skylight colored blue) .

At the center of the space there is the area dedicated to the toilets (two toilet rooms adjacent to each other) which does not respect the volumes required by the standard as they have a height of less than 2.70m, so this factor must be considered by placing in the aforementioned square footage either a storage room or the space for a shower/tub in one of the bathrooms.

In the plan you can see stairs leading to a small non-habitable mezzanine, in this space I would place the storage for clean sheets.

The requests for the distribution of the environments are the following:
- A reception where there is a need for a desk to welcome customers with seats (I would like this area to be around 15-18 m2, no more.
- I would like the bathrooms not to be very small and, if possible, to have both a shower and a free standing bathtub. I look for spectacular bathrooms that integrate with the room, even partially visible (I have uploaded some explanatory images). I would like the bathrooms to be partially visible, however it is important that privacy is maintained for the bathroom fixtures (both the toilet and the bidet are important) and also for the shower.

Each room must accommodate within it:
- One king size bed, two bedside tables
- A desk and a chair
- A wardrobe integrated into the wall with a column to hold a tray with coffee machine, kettle, minibar and safe.
- Suitcase doors
Furthermore, at least 2/3 rooms must have space for a single bed that can appear as a sofa and, if necessary, be used as a third bed.

As you can see in the documents I have uploaded my idea of ​​the internal division of the space indicating the six rooms, the reception, the guest bathroom and the back office. However, I have not given any indications on the internal distribution of the rooms as I rely on your professionalism.


Stylistically I like arcs and I would like to see this input followed.

Ciao a tutti sono Francesca e vorrei ristrutturare un immobile nel centro storico di Napoli per creare un BeB di lusso.

Lo spazio copre una superficie di 260 mq e deve accogliere 6 camere matrimoniali con bagno in camera in più c’è bisogno di uno spazio per il locale tecnico e per un bagno di servizio per gli ospiti con antibagno.

L’immobile attualmente presenta una sala principale coperta da un lucernario in corrispondenza della porta centrale da cui si accede alle altre stanze. In virtù di questo punto luce è necessario porre al di sotto dello stesso il corridoio per evitare che dal terrazzo soprastante si possa guardare all’interno delle camere da letto (ho caricato lo screenshot di una planimetria con l'indicazione del lucernario colorato di azzurro).

Vorrei innanzitutto precisare che la passerella che si vede nelle foto dello stato attuale verrà rimossa.

Al centro dello spazio c’è la zona dedicata ai servizi igienici (due vani wc uno adiacente all'altro) che non rispetta le volumetrie richieste dalla norma in quanto hanno un’altezza minore di 2,70m, per cui va considerato questo fattore collocando nella suddetta metratura o un ripostiglio oppure lo spazio per doccia/vasca di uno dei bagni.

In pianta si vedono delle scale che conducono ad un piccolo soppalco non abitabile, in questo spazio collocherei lo storage per lenzuola pulite.

Le richieste per la distribuzione degli ambienti sono le seguenti:
- Una reception in cui c’è bisogno della presenza di un desk per l’accoglienza dei clienti con delle sedute (vorrei che tale area sia intorno ai 15-18 mq, non di più.
- Vorrei che i bagni non fossero molto piccoli e che , se possibile, avessero sia la doccia che la vasca free standing. cerco bagni scenografici che si integrano con la stanza, anche parzialmente a vista (ho caricato delle immagini esplicative). Mi piacerebbe che i bagni siano parzialmente a vista, tuttavia è importante che venga mantenuta la privacy per i sanitari (importante sia wc che bidet) e anche per la doccia.

Ogni camera deve accogliere al suo interno :
- Un letto king size, due comodini
- Una scrivania e una sedia
- Un armadio integrato nella parete con colonna per contenere vassoio con macchinetta caffe, bollitore, minibar e cassaforte.
- Porte valigie
In più almeno 2/3 camere devono avere uno spazio per un letto singolo che possa apparire come un divano e all’occorrenza essere usato come terzo posto letto.

Come vedete nei documenti ho caricato la mia idea di divisione interna dello spazio indicando le sei camere, la reception, il bagno ospiti e il back office. Non ho invece dato indicazioni sulla distribuzione interna delle camere in quanto mi affido alla vostra professionalità.

Stilisticamente mi piacciono gli archi e mi piacerebbe che si seguisse questo in-put. Grazie mille, buon lavoro a tutti
