TWO-FOR-ONE

A large apartment in an elegant and central district of Milan, apartment which the customer wanted to sell because it was too demanding. Unfortunately the real estate market has not fulfilled her expectations; low offers were proposed.

Moreover a renewal was necessary: it had been built fifty years before and had never been renovated. Piping was malfunctioning, tiles were consumed, the kitchen wasn’t handy any more.

It was composed by a living room, a utility room, an eat-in kitchen, three bedrooms, two bathrooms and a third one for laundry. The apartment was already equipped with two entrance doors, one of which for access to the existing kitchen.

Our proposal was to renew the hole real estate obtaining an additional independent two-room apartment for making income renting it, in order to reset the operating costs while maintaining the whole property.

The new two-room flat, located in the original area of the kitchen and laundry, consists of a living room with an open kitchen, one bedroom and the bathroom.

The internal terrace has been divided in two parts by vases and vegetation; the two-roomed apartment can thus take advantage of a large dehors.

In the main apartment, the little and dark service room, addicted over time by sacrificing the sitting room, has been removed, so to obtain a wide and sunny open space where to locate the living area. It is composed by an entrance, a lounge with its home theater, a wide built-in kitchen open to the dining area and a large counter for breakfast.

The night area has kept three bedrooms as previously, two bathrooms and a recessed laundry. The third room has been designed as a suite, with a disengagement, an independent closet and a long shoe-rack, the bedroom that opens forwards the bathroom with a double sliding door.

From the bedroom it is possible to access the internal terrace, small private garden equipped with a pergola in which the mistress of the house will enjoy practicing yoga.

Overall, this renovation has allowed to obtain from the existing flat an additional two-room apartment keeping in the main apartment three bedrooms, two bathrooms and a laundry, exactly as the previous situation.

The restructuring took place in two phases, in order to be able to live in one part of the apartment during the renewal works.
