OBJECTIVES:

I would like the project to have:

- A harmonious and compact design

- Modern, minimalist style

- Bright rooms


Ground Floor

The ground floor consists of a tavern (storage room), a box and a porticoed section. A storage room will remain, but the attic will be excavated to create a ventilated crawl space and increase the internal height to about 2.60 m (uninhabitable). All the rooms will be combined to create a living room, kitchen, laundry / technical room, pantry and service bathroom.

We are open to any other improvement and functional solutions.


First Floor

- The changes will be made as per project.

- We plan on creating some openings in the room towards the villa’s park, but we are open to other suggestions.

- The parquet floors will be maintained and glazed (bleached as much as possible).

- The other floors will be replaced with other materials.


Second Floor

- The changes will be made as per project.

- The design must include a walk-in closet with a part for a man and a part for a woman.

- We plan on creating some openings in the room towards the park of the villa, but we are open to other suggestions.

- The parquet floors will be maintained and glazed (bleached as much as possible).

- The other floors will be replaced with other materials.

- There will be housing recovery for the portion of the attic present on second floor (to the left of the stairs). The roof must have sloping pitches and an average internal weight height that is slightly above 2.40 m (to remain within the regional law for the attic recovery and not go above elevation).


External

- Elevations: modern style, with elements in wood or aluminum, titanium zinc, porcelain stoneware or other proposed materials. We would favor a continuous double stapled roof, however we would like something that gives modernity and harmony to the project.

- Move the entrance gate forward (to create pedestrian access through it and so as not to invade the roadway when entering the villa). We also want to create a filter area (to prevent dogs from getting out when the gate is opened)

- In the front of the villa, I would like to create a passageway for cars towards the entrance door. Everything can be made using trees (or bamboo) to create a high evergreen wall that hides the facade of the villa but still allows our cars to arrive right under the house.


Park

- The park should be "low maintenance.” I have decided to mulch the differences in height and cover them with white gravel or colors similar to the structure (I am open to advice for any drainage material). The lawn areas will be leveled out to be cut by the robots


LANDSCAPE CONSTRAINTS

The villa is located at an intervention subject to the landscape constraint of the Del Curone and Montevecchia parks, with passage through the Superintendency.

Therefore, the project will have to be examined by the Commission.

Attached are some photos that will serve as a design reference.

- We require external facades: soft, modern colors

- We are open to the possibility of covering the roof and facades with gray sheets or inserting stoneware coverings. Currently the cladding is in terracotta (a type accepted by the Landscape Commission), but we would like to replace it with materials that make the villa more modern.

- The attic will not be raised from its highest point of 175 cm to degrade. We would like to be able to use it as a storage room and perhaps insert velux to give it more light (only if it does not create budget problems). This request is marginal, so keep in mind that there will be photovoltaic panels for a system from 16 to 20Kw on the roof.

- In the stairwell and on some windows we would like to insert slats to give architectural movement to the facade and perhaps strengthen the safety of the openings.


CHARACTERISTICS OF THE BUILDING

- LOCATION: the Villa offers a panoramic view of the Montevecchia sanctuary and is located on the opposite side of the private park.

Max 300,000 euros.

MAIN INTERVENTIONS

- Roof refurbishment: the masonry structure will remain, but will have to be insulated and ventilated with new stratigraphy + photovoltaic panels.

- Heating in floor radiant panels on the ground floor and on the ceiling, creating a false ceiling on the first and second floors, powered by heat pumps that will be positioned externally to the ground floor, near the technical room (creating a mini technical room that can be inspected outside for the outdoor units, so as not to show them).

- PVC window installation and replacement of current windows, armored shutters must be included.

- The fireplaces will be upgraded from normal wood to thermo-fireplaces. therefore a ceiling space for LED lights (as well as for the VMC channeling) should be taken into consideration. Note: it will be an optional installation, but shouldn’t be forgotten

- Replacement of the internal staircase floor with other material and the parapets with glass elements.

- Installation of high-performance external thermal insulation (high thickness to reduce costs).

-On the ground floor, a 60 cm excavation is needed, so access steps and a stroller ramp are required.

- From the kitchen / living room, we would like to build a bioclimatic greenhouse (for the future) and we would like to clear that area in order not to have steps between the inside and outside.


- On the side of the gate (area near the entrance not currently designed) we would like a rain protection canopy for the cars so that all can stay dry

- In the park we want to revive the convivial area (with a fire pit and seats) *examples attached

- In the bottom right hand corner at the edge of the forest, we would like to have the swimming pool with a hydromassage area. The sun is out from approx. 9:30am to 7:00pm. Everything included, the area must not exceed 15 meters in length x 4 in width. We would like an infinity version that is consistent with the villa. We will build it with reinforced concrete.

- In the near future, we plan on installing a new, square style house (about 30 square meters) in the southwest corner of the park on a flat area.

- Around the villa there is space for a running track, which outlines the perimeter of the villa.

- The woods are very steep on the side towards the road above.

Piano Terra
Il piano terra è composta da una taverna (locale di deposito), un box e una parte porticata. Rimarrà un locale di deposito, ma si scaverà il solaio per realizzare un vespaio areato ed aumentare l’altezza interna a circa 2.60 m (non abitabile). Si uniranno tutti i locali per creare soggiorno, cucina, lavanderia/locale tecnico, dispensa e bagno di servizio.
Restiamo aperti ad eventuali altre soluzioni migliorative e funzionali.

Piano Primo
- Si effettueranno le modifiche così come da progetto.
- Si è valutato di aprire delle aperture in camera verso il parco della villa, ma siamo disposti ad altri suggerimenti.
- I pavimenti in parquet verranno mantenuti e lamati (sbiancati il più possibile).
- Gli altri pavimenti verranno sostituiti con altri materiali.

Piano Secondo
- Si effettueranno le modifiche così come da progetto.
- Richiediamo la progettazione della cabina armadio: con una parte donna e una parte uomo.
- Si è valutato di aprire delle aperture in camera verso il parco della villa, ma siamo disposti ad altri suggerimenti.
- I pavimenti in parquet verranno mantenuti e lamati (sbiancati il più possibile).
- Gli altri pavimenti verranno sostituiti con altri materiali.
- Si effettuerà il recupero abitativo della porzione di sottotetto presente al P2 (a sinistra delle scale). Il tetto dovrà avere le falde inclinate ed un’altezza media ponderale interna che sia leggermente sopra i 2.40 m (per restare nella legge regionale del recupero del sottotetto e non andare in sopraelevazione).

Esterno
- Prospetti: stile moderno, con elementi in legno o alluminio, zinco titanio, gres porcellanato o altre proposte, propenderemmo per un tetto continuo doppio graffato, comunque vorremmo qualcosa che dia modernità ed armonicità al progetto.
- Spostare il cancello di ingresso in avanti ( per non invadere la carreggiata in fase di ingresso in villa e creare un accesso pedonale nel cancello stesso. Vogliamo inoltre creare una zona filtro (per evitare che i cani escano quando si apre il cancello)
- Nella parte frontale della villa mi piacerebbe creare un passaggio per le auto verso la porta d'ingresso della villa stessa, il tutto potrebbe essere realizzato con degli alberi (o del bambù) che crei un muro alto e sempreverde che non permetta di vedere la facciata della villa ma permetta comunque alle nostre auto di arrivare proprio sotto casa.


Parco
- Il parco dovrà divenire a "bassa manutenzione" ho deciso di pacciamare molti dislivelli e di coprirli con delle ghiaie bianche o di colori affini a quelli della struttura (accetto consigli per qualsiasi materiale drenante); le zone di prato verranno livellate per essere tagliate dai robot

VINCOLI DI CARATTARE PAESAGGISTICO
La villa si trova in un’area di intervento soggetta a vincolo paesaggistico del Parco Del Curone e di Montevecchia, con passaggio attraverso la Soprintendenza.
Per cui il progetto dovrà passare al vaglio della commissione.
Si allegano alcune foto che saranno da riferimento progettuale.
- Richiediamo per le facciate esterne: colori tenui, moderni
- Siamo aperti a considerare di rivestire il tetto e le facciate con lamiere grigie o all’inserimento di rivestimenti in gres. Attualmente il rivestimento è in cotto (tipologia accettata dalla Commissione del Paesaggio, ma vorremmo sostituirlo con materiali che rendano la villa più moderna)
- E’ presente un sottotetto ( che non verrà innalzato il cui punto piu alto è 175 cm a degradare, ci piacerebbe potrerlo utilizzare come locale stoccaggio e magari inserire dei velux per dare più luce ( solo se l’intervento non crea problemi a budget e altro ) questa è una richiesta marginale, va inoltre considerato che sul tetto saranno presenti pannelli fotovoltaici per un impianto dai 16 ai 20Kw.
- Nel vano scale e in alcuni serramenti vorremmo inserire delle lamelle per dare movimento architettonico alla facciata e magari rafforzare la sicurezza delle aperture.

CARATTERISTICHE DELLO STABILE
- POSIZIONE: la villa offre un affaccio panoramico sul santuario di Montevecchia e dal lato opposto sul parco privato.

BUDGET PER LA RISTRUTTURAZIONE
Max 300.000 euro.

INTERVENTI PRINCIPALI
- Rifacimento del tetto: resterà la struttura in laterocemento, ma dovrà diventare isolato e ventilato con una nuova stratigrafia + pannelli fotovoltaici.
- Riscaldamento in pannelli radianti a pavimento al PT, a soffitto creando un controsoffitto al P1 e P2, alimentato da pompe di calore che andranno posizionate esternamente al PT, vicino al locale tecnico ( creando un mini vano tecnico ispezionabile esterno per le unità all’aperto, per non farle vedere ).
- Sostituzione di tutti gli infissi con serramenti in PVC , dovranno inoltre essere installate tapparelle blindate su tutti i serramenti.
- I camini passeranno da legna normale a termocamini , dovrà essere quindi previsto il passaggio delle tubazioni in alcune velette tecniche ( cosi come per la canalizzazione della VMC ) sarò un installazione facoltativa ma vogliamo pensarla fin da subito.
- Sostituire il pavimento della scala interna con altro materiale e i parapetti con elementi in vetro.
- Realizzazione di cappotto termico esterno ad elevate prestazioni ( ad alto spessore per ridurre i costi ).
- Al PT, realizzazione scavo di 60 cm, per cui serviranno dei gradini di accesso e una rampa di discesa per il passeggino.
- Dalla cucina/soggiorno, si vorrebbe realizzare una serra bioclimatica (in futuro) e vorremmo sbancare quella zona per non avere gradini tra interno ed esterno.

- Dalla parte del cancello (zona vicino all'ingresso attualmente non disegnata) vorremmo una tettoia di protezione per la pioggia per le auto in modo da non dover muoverci sotto l'acqua verso casa.
- Nel parco vogliamo recuperare l'area conviviale (con un braciere e delle sedute ) allego esempi.
- Nel parco vorremmo realizzare una piscina: il sole è sempre presente dalle 9.30 alle 19 circa nell'angolo in fondo a destra ai margini del bosco, vorremmo una piscina con zona idromassaggio il tutto non deve superare i 15 mt di lunghezza x 4 di larghezza, vorremo una versione a sfioro che sia sempre omogena con la villa. La realizzeremo in cemento armato.
- Installeremo a breve una nuova casetta di circa 30 mq in stile squadrato nell angolo sud ovest del parco dove è uno spazio pianeggiante.
- Intorno alla villa c’è uno spazio per una vecchia pista da corsa, che delinea il perimetro della villa.
- Il bosco è molto scosceso nel lato verso la strada soprastante.



ES

Villa moderna con carácter en la verde Brianza

OBJETIVOS:

Planta baja
La planta baja consta de una taberna (trastero), un palco y una parte porticada. Se mantendrá una sala de almacenamiento, pero se excavará el ático para crear un espacio de acceso ventilado y aumentará la altura interna a aproximadamente 2,60 m (inhabitable). Todas las estancias se unirán para crear sala, cocina, lavandería / cuarto técnico, despensa y baño de servicio.
Seguimos abiertos a cualquier otra mejora y solución funcional.
Primer piso
- Los cambios se realizarán según proyecto.
- Se ha decidido abrir algunas aberturas en la habitación hacia el parque de la villa, pero estamos listos para otras sugerencias.
- Los suelos de parquet se mantendrán y acristalarán (blanqueados en la medida de lo posible).
- Los otros pisos serán reemplazados por otros materiales.
Segunda planta
- Los cambios se realizarán según proyecto.
- Requerimos el diseño del vestidor: con parte de mujer y parte de hombre.
- Se ha decidido abrir algunas aberturas en la habitación hacia el parque de la villa, pero estamos listos para otras sugerencias.
- Los suelos de parquet se mantendrán y acristalarán (blanqueados en la medida de lo posible).
- Los otros pisos serán reemplazados por otros materiales.
- Se llevará a cabo la recuperación habitacional de la parte del ático presente en P2 (a la izquierda de las escaleras). La cubierta debe tener pendientes inclinadas y una altura de peso interno promedio que sea levemente superior a 2,40 m (para permanecer dentro de la ley regional para la recuperación del ático y no sobrepasar).
Externo
- Alzados: estilo moderno, con elementos en madera o aluminio, zinc titanio, gres porcelánico u otras propuestas, preferiríamos una cubierta continua de doble grapa, sin embargo nos gustaría algo que le dé modernidad y armonía al proyecto.
- Mover la puerta de entrada hacia adelante (para no invadir la calzada al entrar en la villa y crear un acceso peatonal en la propia puerta. También queremos crear una zona de filtrado (para evitar que los perros salgan cuando se abre la puerta)
- En la parte delantera de la villa me gustaría crear un pasaje para autos hacia la puerta de entrada de la villa en sí, todo se podría hacer con árboles (o bambú) que crean una pared alta y siempre verde que no deja ver el fachada de la villa pero aún permiten que nuestros autos lleguen justo debajo de la casa.
Parque
- El parque tendrá que volverse de "bajo mantenimiento" He decidido triturar muchos desniveles y cubrirlos con gravas blancas o colores similares a los de la estructura (acepto consejos para cualquier material de drenaje); las áreas de césped serán niveladas para ser cortadas por los robots
RESTRICCIONES DE LAS CARACTERÍSTICAS DEL PAISAJE
La villa está ubicada en un área de intervención sujeta a la restricción paisajística de los parques Del Curone y Montevecchia, con paso por la Superintendencia.
Por tanto, el proyecto deberá ser examinado por la comisión.
Se adjuntan algunas fotos que servirán como referencia de diseño.
- Requerimos para fachadas externas: colores suaves y modernos
- Estamos abiertos a plantearnos cubrir la cubierta y las fachadas con láminas grises o insertar revestimientos de gres. Actualmente el revestimiento es de terracota (un tipo aceptado por la Comisión de Paisaje, pero nos gustaría reemplazarlo con materiales que hagan la villa más moderna)
- Hay un ático (que no se levantará cuyo punto más alto es de 175 cm para degradar, nos gustaría poder usarlo como trastero y tal vez insertar velux para dar más luz (solo si la intervención no crea problemas de presupuesto) esta es una solicitud marginal, también se debe considerar que en el techo habrá paneles fotovoltaicos para un sistema de 16 a 20Kw.
- En el hueco de la escalera y en algunas ventanas nos gustaría insertar listones para dar movimiento arquitectónico a la fachada y quizás reforzar la seguridad de las aberturas.
CARACTERÍSTICAS DEL EDIFICIO
- POSICIÓN: la villa ofrece una vista panorámica del santuario de Montevecchia y en el lado opuesto del parque privado.
PRESUPUESTO DE RENOVACIÓN

INTERVENCIONES PRINCIPALES
- Reforma de cubierta: se mantendrá la estructura de mampostería, pero habrá que aislarla y ventilarla con una nueva estratigrafía + paneles fotovoltaicos.
- Calefacción en paneles de suelo radiante en planta baja, en el techo creando un falso techo en P1 y P2, alimentado por bombas de calor que se colocarán en el exterior de la planta baja, cerca de la sala técnica (creando un mini compartimento técnico externo inspeccionable para unidades exteriores , para no mostrarlos).
- Reemplazo de todas las ventanas con ventanas de PVC, también se deben instalar contraventanas blindadas en todas las ventanas.
- Las chimeneas pasarán de leña normal a termochimeneas, por lo que habrá que prever el paso de las tuberías en unos velos técnicos (así como para la canalización VMC) Seré una instalación opcional pero queremos pensarlo de inmediato.
- Sustituir el suelo de la escalera interior por otro material y los parapetos con elementos de vidrio.
- Realización de aislamiento térmico exterior de alto rendimiento (alto espesor para reducir costes).
- En planta baja, construcción de una excavación de 60 cm, que requerirá escalones de acceso y rampa de descenso para la silla de paseo.
- Desde la cocina / salón, nos gustaría construir un invernadero bioclimático (en el futuro) y nos gustaría despejar esa zona para no tener escalones entre el interior y el exterior.
- En el lado de la puerta (área cerca de la entrada no diseñada actualmente) nos gustaría un toldo de protección contra la lluvia para los autos para que no tengamos que movernos debajo del agua hacia casa.
- En el parque queremos recuperar la zona de convivencia (con brasero y asientos) adjunto ejemplos.
- En el parque nos gustaría construir una piscina: el sol siempre da desde las 9.30 hasta las 19 aproximadamente en la esquina inferior derecha al borde del bosque, nos gustaría una piscina con zona de hidromasaje, todo no debe exceder los 15 metros de largo x 4 de ancho , nos gustaría una versión infinita que sea siempre homogénea con la villa. Lo haremos en hormigón armado.
- En breve instalaremos una nueva casa de unos 30 metros cuadrados en estilo cuadrado en la esquina suroeste del parque donde es un espacio plano.
- Alrededor de la villa hay un espacio para una antigua pista de atletismo, que delimita el perímetro de la villa.
- El bosque es muy empinado en el lado hacia el camino de arriba.
