Dear client,
thank you for this interesting project. The apartment space is quite challenging, at first glance there are many opportunities but not many of them fully meet the brief and your wishes.
In the submitted files you will find two proposal options. You mentioned, in the brief, the addition of a second bathroom, an open living space area with a closed kitchen, and three bedrooms (one being a double bedroom and two singles for children).
As detailed information about the bathroom drainage pipes are not given, I decided to give two options of the spatial organization; one with the bathroom in a location I believe to be more suitable, and one with the bathroom in the position that would be more suited to the current setting of the drainage pipe from the bathroom. In addition, the conceptual solutions differ in the opening towards the balcony. Since you said it was not possible to change the openings, I left the existing window in one option, while in the other I offered a sliding glass wall that would give more lights and contribute greatly to the modern atmosphere of the whole space.

Option 1

The first option od floorplan organization is exactly what you stated in your letter as your wishes and requires a somewhat larger reconstruction of the internal walls. The space of the kitchen and the living area are organized the way you imagined it, and the kitchen is separated from the living area by a glass wall. There is also the possibility of leaving the fireplace in a new, modern look.
In the sleeping area are planned two almost identical bathrooms. One that belongs to the children's sleeping area and the other that is used directly from the bedroom, which in this case is entered from the living area.
In addition, the openings to the balcony have been changed more. Here, a sliding window door is imagined, the dimensions of which match the opening on the floor below if we look at the views.
Your seating furniture fits perfectly into the large lounge area and provides a view and a direct connection to the balcony.

Option 2

The second option is more of what you described in the brief but also a necessary option in case you're not able to add installations that are needed for the first option to work. The second bathroom is now attached to the existing bathroom and using the installations there. In this option, apart from the extension of the bathroom in the bedroom, minimal changes to the dividing walls inside the apartment are proposed. As in the first option, the fireplace has been reconstructed here in a more modern style, a dividing wall has been made between the kitchen and the living area, as well as a slight movement of the opening towards the sleeping area in order to provide access from the entrance area and maintain a clear division into zones. This frees the large living room from any crossing movements. If possible, I would also adapt a larger opening towards the balcony to this solution.

All mentioned options are possible with the proposed renovation plan but depend on your needs and wishes.
