Following limits and guidelines imposed, I have created a substantially different residence from the current state.
The great bearing walls that cut the house in half, suggests a longitudinal division between the living and sleeping area, instead of the previous transverse division.
This allows us to create a large open space that includes living room, dining area and kitchen; and a cozy and quiet space with two bedrooms and bathrooms (about the position of second bathroom see below).
The big space that is created is therefore subject to many interpretations; I followed the line, indicated by you, an industrial-style, contemporary and metropolitan choosing an appropriate and different from each other set of furniture (the industrial style presupposes the use of even objects of different styles, sometimes recovered or recycled, which among other things you can do if you want to turn to some markets) and a floor that cites precisely the industrial concrete floor, although it's a gres floor.
The large L-shaped kitchen is located next to the old bathroom drains and it 's in compliance whit the stylistic choice; about this I'm afraid that you will not find anything like that in IKEA, but I can suggest that you contact a craftsman who surely can achieve a solution similar to that reference with a low price, also using recycled materials, for example.
The sleeping area includes a large and bright (two windows and sea view) room for the child who will be able to easily use his bathroom, while it would be very uncomfortable in the place of the old dispensation; about the discharge of the bath, the problem can be solved simply by installing a device SANITRIT (a shredder, which is a box of 40 cm and it's on the market from 100 €) and allows the exhaust pipe to have a sloping lot less; or you can raise the bathroom and bedroom's floors twenty centimeters (with a wooden platform), so that the exhaust pipe has an adequate slope until the master bathroom's drains.
In this way the master bedroom will have its beautiful and large bathroom with direct access and also a large walk-in closet.
The focus of this area is the large glass shower, visible from all three rooms (bedroom, dressing room and bathroom) and accessible from both the bathroom that the walk-in closet, for full functionality as well as a pleasing visual impact.
The washing machine is placed in the storage room that lengthening the "untouchable" partition wall near the entrance, it gets bigger and comfortable.

Seguendo limiti e linee guida imposte ho creato una residenza sostanzialmente diversa dallo stato attuale.
I grandi muri portanti che tagliano la casa a metà, suggeriscono una divisione longitudinale tra zona giorno e zona notte, in luogo di quella trasversale precedente.
Questo ci permette di creare un grande open space che racchiude soggiorno, zona pranzo e cucina, e un ambiente più intimo e raccolto con le due camere e i bagni ( a proposito della posizione del secondo bagno vedere più avanti).
Il grande ambiente che si viene a creare è quindi soggetto a molte interpretazioni; io ho seguito la linea, indicata da voi, di uno stile industriale, contemporaneo e metropolitano scegliendo una serie di arredi adeguati e diversi tra loro (lo stile industriale presuppone infatti l'utilizzo di oggetti anche di stili diversi, a volte recuperati o riciclati, cosa che tra l'altro potete fare se avete voglia di girare un po per mercatini) e un pavimento che richiama quelli appunto industriali in cemento, pur essendo di gres.
La grande cucina a L è posizionata accanto agli scarichi del vecchio bagno e si uniforma alla cifra stilistica scelta; a tal proposito credo che non troverete niente del genere all'ikea, ma posso suggerirvi di contattare un artigiano che sicuramente può realizzare una soluzione simile a quella di riferimento con un prezzo contenuto, utilizzando anche materiali di recupero ad esempio.
La zona notte prevede una grande e luminosissima (due finestre e vista sul mare) camera per la bimba che potrà usare facilmente il suo bagno, che sarebbe invece stato molto scomodo al posto della vecchia dispensa; per quanto riguarda lo scarico del bagno stesso il problema può essere risolto semplicemente installando un apparecchio sanitrit (trituratore) che è una scatoletta di 40 centimetri e si trova sul mercato a partire da 100 euro e che permette al tubo di scarico di avere una pendenza molto minore, oppure anche rialzando di una ventina di centimetri il pavimento (con una pedana di legno) del bagno e della camera fino al bagno principale, in modo che il tubo dello scarico abbia una pendenza adeguata.
In questo modo la camera matrimoniale avrà il suo bellissimo e grande bagno con accesso diretto e inoltre una grande cabina armadio.
Il fulcro di questa zona è la grande doccia vetrata, visibile da tutti e tre gli ambienti (camera, cabina armadio e bagno) e accessibile sia dal bagno che dalla cabina armadio, per una completa funzionalità oltre che un gradevole impatto scenico.
La lavatrice viene posizionata nel ripostiglio che allungando leggermente il tramezzo "intoccabile" vicino all'ingresso, diventa più grande e comodo.
