Briefing

Our idea is to organise and complete the house in which we live. The house is in the state that can be viewed from the several photos that we have attached, from which you can understand what are the necessary interventions for its completion.
Currently we occupy the first floor where there is a comfortable apartment. The building has an adjacent area, behind the building, where there is a garden of approx. 300 m2. We would like to build a flat on the ground that we would above all use in the summer or at parties with family or friends. In the future we plan to move into this apartment and live permanently, freeing the apartment on the first floor, also because we like the contact with the outside where we intend to build a glulam canopy, initially open in the front, to close with a glass window afterwards .
In the apartment we would like there to be the following spaces:
- a large room with a dining area and sofa area, with a fireplace;
- a kitchen;
- a master bedroom;
- a bedroom for guests;
- a bath:
- a double service / laundry;
- a closet.
The height of the ground floor is 4.2 m, to which the thickness for the construction of the screed and of the flooring must be subtracted. I provide this indication because it may be possible to create a mezzanine (eg guest room) or other solutions in some areas. On the other hand, a false ceiling should be contemplated.
On the North side of the house, the one overlooking the Via Concordia, we would like to place a spacious car garage for 2 cars, with an area with a work table (eg for do-it-yourself), shelving and mezzanine for storing items.
On the side of the garden, South side of the house, we would like to realize, as already mentioned, a roof over the entire length of the house, in wood, with insulated cover. It can be up to 5 m wide and will have to accommodate a dining area, a relaxation area and a kitchen / oven / barbecue area with a sink. The two short sides should consist of walls; the one on the West side with an opening that allows you to have a view on this side and the one on the East side with a window at the top to collect light. Note the presence of the ruined building that partially occupies the area on which the roof should rise. It will be completely demolished before the intervention.
The area of the garden should be arranged as a green area where you can insert flowerbeds, some aromatic shrub, some ornamental plant, a portion, suitable for the purpose, to be dedicated to the vegetable garden. It will be fenced for its perimeter with a low wall and net (I say this because we would like to contain the expense, but if there are alternative solutions, not too expensive, we are available to accept them). It will have an entrance, with automatic gate, in the south-west part (see drawing "indicazioni cancello.png" with a broadly location) to allow entry of cars that will find shelter under a carport.
The house, as seen in the photos, does not yet have the external façade which, therefore, must be designed to harmonize the whole building, taking into account the presence of existing openings on the first floor. The façade will also be integrated with a thermal coat.
For a comfortable identification of the perimeter walls of the PT, as can be seen from the attached plan, I called them: NORTH side, SOUTH side, EST side and WEST side. Note that they do not coincide with real directions. In the design of the apartment it is possible to insert new openings and replace the ones present on all sides of the house, except on the EST side.
At the ground floor apartment you will access from the outside, from the side of the garden (South of the house) and from the West or North side, but also directly from the garage.
Entry to the garage will take place through a large opening located in Via Concordia, immediately to the right of the entrance door with a new remote control roller shutter (or other solution). Another opening will be placed in place of the iron door, still on Via Concordia. Another solution could be to provide 2 single entrances with a ramp, both from Via Concordia.
We would like all the rooms in the apartment to have at least one opening to the outside. Obviously this does not apply to the closet.
I have put photos in which you can see the air intake of the fireplace we have in the foreground, to take this into account as it must necessarily be carried outside or channeled into the box.
In another photo you can see the unloading of the laundry on the first floor and for it a solution must be devised to mask it (eg with a false ceiling).
From some photos of the exterior it is clear that the floor plan is raised above the ground level and therefore the outside canopy will be accordingly.
The water reservoir in the garden is also raised above the ground level as seen in the photos.
The slope to be given to the canopy does not necessarily have to be high. The only limitation is represented by the fact that it must obviously reach the maximum to the beam placed under the shelf of the South side (garden side).
Regarding the style to be used, we think that the contemporary style is the one that best suits our tastes, but this does not compromise different solutions as long as they are aesthetically pleasing. I refer to the fact that the apartment could be thought of as a sort of large tavern with an extension to the outside with a glulam roof.
We also intend to complete the stairwell. In this regard I have attached photos of the entrance, of the balustrade, for now painted gray, the rose marble, the window, the front door to the apartment on the first floor. We would like you to give us directions on how to finish the walls (still unpainted) and also the railing we would like to repaint according to the walls (and vice versa).
For the current entrance door to the house, on the outside, we would like it to present a frame (but also blocks) in stone, taking into account the style that it already presents. The façade side on Via Concordia (NORTH side of the house) and the WEST side may have a stone / tile or other material covering in the lower part.


L’idea nostra è quella di sistemare e ultimare la casa in cui abitiamo. La casa si trova nello stato che è possibile visionare dalle diverse foto che abbiamo allegato, dalle quali si può cogliere quali siano gli interventi necessari per il suo completamento.
Attualmente occupiamo il primo piano in cui si trova un comodo appartamento. Lo stabile ha a disposizione un’area attigua, retrostante al fabbricato, in cui è presente un giardino di ca. 300 m2. Vorremmo realizzare a pian terreno un appartamento che sfrutteremmo soprattutto in estate o in occasione di feste in famiglia o tra amici. In futuro pensiamo di trasferirci in questo appartamento e viverci stabilmente, liberando l’appartamento a primo piano, anche perché ci piace il contatto con l’esterno dove abbiamo intenzione di realizzare una tettoia, inizialmente aperta nella parte frontale, da chiudere con una vetrata successivamente.
Nell’appartamento vorremmo che ci fossero i seguenti spazi:
- un’ampia sala con zona pranzo e zona divani, con camino;
- una cucina;
- una camera da letto padronale;
- una camera/cameretta da letto per gli ospiti;
- un bagno:
- un doppio servizio/lavanderia;
- un ripostiglio.
L’altezza di tutto il pian terreno è di 4,2 m a cui deve essere sottratto lo spessore per la realizzazione del massetto e della pavimentazione. Fornisco questa indicazione perché potrebbe essere possibile realizzare in alcuni spazi un soppalco (ad es. camera degli ospiti) o altre soluzioni. Viceversa, dovrebbe essere contemplato un ribassamento.
Sul lato Nord della casa, quello che si affaccia sulla Via Concordia, vorremmo posizionare un comodo box per 2 auto, con un’area con tavolo di lavoro (ad es. per il fai da te), scaffalature e soppalco per riporre oggetti.
Sul lato del giardino, lato Sud della casa, vorremmo realizzare, come già detto, una tettoia per tutta la lunghezza della casa, in legno, con copertura coibentata. Essa può essere larga max 5 m e dovrà ospitare una zona pranzo, una zona relax e una zona cucina/forno/barbecue con lavello. I due lati corti dovrebbero essere costituiti da muri; quello sul lato Ovest con un’apertura che permetta di avere un affaccio su questo lato e quello sul lato Est con una finestra in alto per raccogliere luce. Da notare la presenza del casotto diroccato che occupa parzialmente l’area su cui dovrà sorgere la tettoia. Esso verrà completamento demolito prima dell’intervento.
L’area del giardino dovrà essere sistemata come area a verde dove poter inserire aiuole con fiori, qualche arbusto aromatico, qualche pianta ornamentale, una porzione, dalle dimensioni congrue allo scopo, da dedicare ad orto. Sarà recintata per il suo perimetro con un muretto basso e rete (dico questo perché vorremmo contenere la spesa, ma se esistono soluzioni alternative, non eccessivamente dispendiose, siamo disponibili ad accoglierle). Avrà un ingresso, con cancello automatico, nella parte sud-ovest (vedi disegno “indicazioni cancello.png” con ubicazione di massima) per permettere l’ingresso delle auto che troveranno riparo sotto una tettoia.
La casa, come si vede dalle foto, non ha ancora la facciata esterna che, quindi, dovrà essere progettata armonizzando tutto lo stabile, tenendo nel debito conto la presenza delle aperture già esistenti a primo piano. La facciata sarà anche integrata da un cappotto termico.
Per una comoda individuazione dei muri perimetrali del PT, come si evince dalla planimetria allegata, li ho denominati: lato NORD, lato SUD, lato EST e lato OVEST. Da notare che non coincidono con le direzioni reali. Nella progettazione dell’appartamento è possibile inserire nuove aperture e sostituire le presenti in tutti i lati della casa, eccetto che sul lato EST.
All’appartamento a pian terreno si accederà dall’esterno, dal lato del giardino (Sud della casa), dal lato Ovest o dal lato Nord, ma anche direttamente dal box auto.
L’ingresso al box auto avverrà tramite un'ampia apertura posta in Via Concordia, subito a dx del portone d’ingresso con una nuova saracinesca (o altra soluzione) telecomandata. Altra apertura sarà posta in sostituzione del portone in ferro, sempre su Via Concordia. Un'altra soluzione potrebbe essere quella di prevedere 2 ingressi singoli con rampa, entrambi da Via Concordia.
Ci piacerebbe che tutti i locali dell’appartamento si affacciassero all’esterno. Ovviamente ciò non vale per il ripostiglio.
Ho messo delle foto in cui si nota la presa d’aria del camino che abbiamo a primo piano, ciò per tenerne conto in quanto essa dovrà necessariamente essere portata all’esterno o convogliata nel box.
In un’altra foto si vede lo scarico della lavanderia del primo piano e per esso dovrà essere pensata una soluzione per mascherarlo (ad es. con un ribassamento).
Da alcune foto dell’esterno si comprende che il piano del pavimento risulta rialzato rispetto al piano campagna e quindi la tettoia all’esterno lo sarà di conseguenza.
La vasca della riserva idrica posta in giardino è anch’essa sopraelevata rispetto al piano campagna come si vede dalle foto.
La pendenza da dare alla tettoia non necessariamente deve essere elevata. L’unico limite è rappresentato dal fatto che essa dovrà ovviamente arrivare al massimo alla trave posta sotto alla mensola del lato Sud (lato giardino).
Riguardo allo stile da utilizzare, pensiamo che lo stile contemporaneo sia quello che più si confà ai nostri gusti, ma ciò non compromette soluzioni diverse purché esteticamente piacevoli. Mi riferisco al fatto che l’appartamento potrebbe essere pensato come una sorta di grande taverna con un prolungamento verso l’esterno con la tettoia in legno lamellare.
È nostra intenzione anche completare il vano scala. Al riguardo ho allegato delle foto dell’ingresso, dell’inferriata, per ora dipinta di grigio, del rosone, della finestra, del portoncino d’ingresso all’appartamento al primo piano. Vorremmo che ci deste indicazioni su come rifinire le pareti (ancora non dipinte) ed anche la ringhiera che vorremmo ridipingere in funzione delle pareti (e viceversa).
Per l'attuale portone d’ingresso alla casa, lato esterno, vorremmo che presentasse una cornice (ma anche blocchi) in pietra, tenendo in conto lo stile che già esso presenta. Il lato di facciata su via Concordia (lato NORD della casa) e il lato OVEST potrebbero presentare nella parte bassa un rivestimento in pietra/piastrelle o altro materiale.
