Briefing

La proprietà oggetto dell’intervento è il piano superiore della porzione di edificio più basso (indicata come (piano rialzato primo nei file CAD allegati al contest): è indispensabile ovviamente dividere questa parte da quella adiacente chiudendo le porte/aperture ora esistenti.
Per esigenze di budget non intendo toccare gli interni del piano seminterrato ne della parte di fabbricato più alta (tutti e 3 i piani) in questa prima fase. Dovrò invece intervenire su tutto il tetto (deve essere sostituito in quanto contiene amianto) e su tutta la facciata (per la realizzazione di un cappotto termico che ora non c’è) e per sostituire i serramenti.
Questo fabbricato ospitava una officina meccanica:
-nella parte oggetto dell’intervento interno (piano rialzato (primo)) non ci sono tubazioni per l’acqua (che comunque entra nel fabbricato dall’angolo sud ovest dello stesso piano dove c’è il contatore)
-Oggi le finestre non hanno oscuranti o tapparelle o persiane ma dovranno necessariamente avere qualcosa (ben vengano i suggerimenti sulle soluzioni più adatte)
-per gli scarichi vedere il file DrainageSystem.pdf
-l’elettricità è distribuita con delle canaline a vista sul soffitto, partendo dal contatore che è situato nell’angolo sud ovest: va completamente smantellato e rifatto
-la soletta non necessita di interventi strutturali: è realizzata per uso industriale e reggeva tonnellate di macchinari
COSA VORREMMO OTTENERE:
Gli ospiti della casa sono 3: mamma, papà e una bimba (4 anni).
Nel file “HandMade” troverete una bozza realizzata e descritta da mia moglie e da me che NON deve essere vincolante: ci piace quella disposizione e (a noi profani) è sembrato l’unico modo per inserire queste, che sono le caratteristiche che vorremmo fossero rispettate in tutte le proposte di progetto:
• L’appartamento deve avere una cabina armadio alla fine della scala di ingresso e prima di entrare nella zona living. Questa deve essere sufficientemente grande per contenere scarpe (circa 80 paia) e giacche per tutte le stagioni (circa 30), oltre a mensole per borse, ombrelli e accessori vari e spazio per le giacche degli ospiti.
• Zona giorno open space cucina-pranzo-soggiorno. (non indispensabile ma accettabile qualche minimo divisorio originale, come ad esempio porte scorrevoli a tutta altezza: vedi foto Divisori living).
• Cucina con isola.
• Ci devono essere 3 camere:
o camera 1 matrimoniale (con cabina armadio grande, possibilmente, ma non obbligatorio, con il doppio ingresso come in foto Cabina.jpeg),
o camera 2 singola (con piccola zona studio/giochi e cabina armadio piccola)
o camera 3 ospiti/studio (con scrivania e armadio).
• Ci devono essere 2 bagni: uno più piccolo (con doccia) a servizio della camera 1 padronale e uno più grande (con doccia e vasca).
• Nel bagno più grande deve essere ricavato uno spazio lavanderia (meno visibile possibile…immagino una cosa simile alla parte sinistra della foto 32.jpg ma anche in questo caso la foto non deve essere vincolante) dove mettere lavatrice, asciugatrice, lavello e mobiletto per detersivi (possibilmente con qualche genere di ventilazione se non sarà possibile arieggiare con l’apertura della finestra)
• La finestra indicata nelle foto col n* “3” deve diventare una porta-finestra per accedere ad un terrazzo che deve essere realizzato sopra la costruzione che ho indicato con la lettera “A” e sopra il terrapieno che ho indicato con la lettera “B”. Qui ci sarà un barbeque. Mi piace l’idea di avere continuità nel pavimento dalla zona giorno al terrazzo, ma non è indispensabile. Da “B” vorrei realizzare una scala per accedere al giardino (la parte superiore di “A” e “B” è già (circa) al livello del pavimento del piano dove realizzerò l’appartamento).
• Oggi lo spazio ha moltissima luce: le 6 finestre sono 315x200 cm ciascuna. Vorrei mantenere questa luce il più possibile e mi piace l’idea che le finestre rimangano con la stessa disposizione e se fosse possibile con lo stesso “stile” (immagino l’effetto finestra inglese all’interno della vetrocamera). Credo che sarà utile prevedere una schermatura di qualche genere sui vetri per evitare eccessiva calura in estate.

COME DICEVO:
• … tutta la facciata va isolata, quindi se ci fossero dei (non troppo costosi) cambiamenti estetici che volete suggerire, sono molto apprezzati.
• …Il piano seminterrato non verrà idealmente toccato per motivi di budget: potrà comunque ospitare garage, sala hobby, lavanderia, locali tecnici…
Se utile saperlo…nella parte di fabbricato su 3 piani, realizzeremo in futuro un appartamento al piano più alto e un asilo nido al piano terra, con le relative pertinenze al piano seminterrato.

PREFERENZE GENERALI:
Moderno e contemporaneo meglio di classico, minimalista meglio di kitsch. Industrial ci pare il TOP. Ci piace lo stile industrial e ci piacciono i materiali e le soluzioni innovative: vorremmo realizzare la casa così, ma non siamo certi di potercelo permettere…
I mattoni a vista ci piacciono molto!
Sono sempre disponibile a rispondere a qualsiasi domanda abbiate e a risolvere ogni dubbio (conosco ormai ogni mattone di questa costruzione)…chiedete, chiedete, chiedete!
Vorremmo dare il più ampio spazio possibile alla zona living (le altre stanze devono essere comode ma senza eccessi) ed evitare locali ciechi.

CRITERI ASSEGNAZIONE
Rapporto Costo / beneficio migliore (per quanto abbia particolare rilevanza il costo, non significa che la soluzione che costa meno sia la preferibile)
Completezza della documentazione richiesta (la precisione della stima costi è molto importante)
DETTAGLIO SPECIALE: possediamo una FIAT 500 del 1971 (foto FIAT 500L.jpg) alla quale siamo molto affezionati. Potrebbe essere un “pezzo di arredamento” della zona living??? (potrebbe essere una assurdità visto che fatichiamo ad avere la giusta percezione degli spazi)

I hope my "maccaroni English" is clear enough to describe the project...

The property object of the project is the upper floor of the lower portion of the building (indicated as (first mezzanine floor in the CAD files attached to the contest): it is obviously essential to separate this part from the adjacent one by closing the doors / openings that now exist.
For budget reasons I do not want to touch the interiors of the basement or of the highest part of the building (all 3 floors) in this first phase. Instead, I will have to rebuild the entire roof (it must be replaced as it contains asbestos) and the entire façade (that needs a thermal coat that does not exist now) and to replace the windows.
This building was a mechanical workshop:
- in the open space object of the contest (mezzanine floor (first)) there are no pipes for water (water however enters the building from the southwest corner of the same floor where the meter currently is located)
-Today the windows do not have blinds or shutters but they must necessarily have something (suggestions on the most suitable solutions are welcome)
- for downloads see the file DrainageSystem.pdf
- electricity is distributed with visible channels on the ceiling, starting from the meter which is located in the southwest corner: it must be completely dismantled and redone
-the slab does not require structural interventions: it is made for industrial use and held tons of machinery

WHAT WE WOULD LIKE TO GET:
The guests of the house are 3: mom, dad and a child (4 years old).
In the "HandMade" file you will find a draft made and described by my wife and me that must NOT be binding: we like that layout and (to us…) it seemed the only way to insert these, which are the characteristics we would like to be respected in all project proposals:
• The apartment must have a walk-in closet at the end of the entrance staircase and before entering the living area. This must be large enough to hold shoes (about 80 pairs) and all-season jackets (about 30), as well as shelves for bags, umbrellas and various accessories and space for guest jackets.
• Open area for living area kitchen-dining-living room. (some minimal original partitions are not essential but acceptable, such as full-height sliding doors: see photo Living room dividers).
• Kitchen with island.
• There must be 3 rooms:
- double bedroom (with large walk-in closet, possibly, but not mandatory, with double entrance as in the photo Cabina.jpeg),
- single bedroom (with small study / games area and small walk-in closet)
- guest bedroom / study (with desk and wardrobe).
• There must be 2 bathrooms: a smaller one (with shower) serving the double bedroom and a larger one (with shower and tub).
• In the largest bathroom there must be a laundry space (less visible as possible ... I imagine something similar to the left part of photo 32.jpg but also in this case the photo must not be binding) where to put washing machine, dryer, sink and cabinet for detergents (possibly with some kind of ventilation if it will not be possible to ventilate with the window opening)
• Window marked with number "3" in some photos must become a French door to access a terrace that must be built above the building that I have indicated with the letter "A" and above the embankment that I have indicated with the letter "B". There will be a barbeque here. I like the idea of having continuity in the floor from the living area to the terrace, but it is not essential. From "B" I would like to build a staircase to access the garden (the upper part of "A" and "B" is already (approximately) at the floor level of the floor where I will build the apartment).
• Today the space has a lot of light: the 6 windows are 315x200 cm each. I would like to keep this light as much as possible and I like the idea that the windows remain the same size and position and, if possible, with the same "style" (I imagine the English window effect inside the double glazing). I think it will be useful to provide some kind of shielding on the windows to avoid excessive heat in summer.

AS I SAID:
•… the whole facade has to be insulated, so if there are any (not too expensive) aesthetic changes you want to suggest, they are very much appreciated.
• ... The basement floor will ideally not be touched for budget reasons: it can still accommodate garage, hobby room, laundry, technical rooms ...
If it is useful to know ... in the taller part of the building, in the future we will build an apartment on the highest floor and a nursery on the ground floor, with the related garages in the basement.

GENERAL PREFERENCES:
Modern and contemporary better than classic, minimalist better than kitsch. Industrial seems to us the TOP. We like the industrial style and we like innovative materials and solutions: we would like to make the house like this, but we are not sure we can afford it ...
We love exposed bricks!
I am always available to answer any questions you may have and to resolve any doubts (I know every brick of this building by now)… ask, ask, ask!
We would like to give the living area as much space as possible (the other rooms must be comfortable but without excess) and avoid blind rooms.

Best Cost / Benefit Ratio (although cost is particularly significant, it does not mean that the cheapest solution is preferable)

SPECIAL DETAIL: we own a FIAT 500 dated 1971 (photo FIAT 500L.jpg) we are very fond of. Could it be a "piece of furniture" in the living area ??? (it could be stupid since we struggle to have the right perception of spaces…)

El inmueble objeto de la intervención es el piso superior de la parte más baja del edificio, indicado como (primer entrepiso en los archivos CAD adjuntos al concurso): obviamente es imprescindible dividir esta parte de la adyacente cerrando las puertas / aberturas que ahora existen.
Por razones de presupuesto, no pretendo tocar los interiores del sótano o de la parte más alta del edificio (los 3 pisos) en esta primera fase. En cambio, tendré que intervenir en todo el techo (hay que reemplazarlo porque contiene amianto) y en toda la fachada (para la construcción de una capa térmica que ahora no existe) y reemplazar las ventanas.
Este edificio albergaba un taller mecánico:
- en la parte sujeta a la intervención interna (entrepiso (primera)) no hay tuberías para el agua (que sin embargo ingresa al edificio desde la esquina suroeste del mismo piso donde está el medidor)
-Hoy las ventanas no tienen persianas ni contraventanas, pero necesariamente deben tener algo (las sugerencias sobre las soluciones más adecuadas son bienvenidas)
- para las tuberías ver el archivo DrainageSystem.pdf
- la electricidad se distribuye con canales visibles en el techo, a partir del medidor que se encuentra en la esquina suroeste: debe ser completamente desmantelado y rehecho
-la losa no requiere intervenciones estructurales: está hecha para uso industrial y contiene toneladas de maquinaria
LO QUE NOS GUSTARÍA OBTENER:
Los huéspedes de la casa son 3: mamá, papá y un niño (4 años).
En el archivo "HandMade" encontrará un borrador elaborado y descrito por mi esposa y yo que NO debe ser vinculante: nos gusta esa disposición y (para nosotros los profanos) parecía la única forma de insertarlos, que son las características que quisiéramos que sean respetados en todas las propuestas de proyectos:
• El apartamento debe tener un vestidor al final de la escalera de entrada y antes de ingresar a la sala de estar. Debe ser lo suficientemente grande para contener zapatos (alrededor de 80 pares) y chaquetas para todo clima (alrededor de 30), así como estantes para bolsos, paraguas y varios accesorios y espacio para chaquetas de invitados.
• Sala de estar de planta abierta cocina-comedor-sala de estar. (Algunas particiones originales mínimas no son esenciales pero aceptables, como puertas corredizas de altura completa: ver foto Separadores de sala de estar).
• Cocina con isla.
• Debe haber 3 habitaciones:
o habitación 1- doble (con gran vestidor, posiblemente, pero no obligatorio, con doble entrada como en la foto Cabina.jpeg),
o habitación 2- individual (con área de estudio / juegos pequeña y vestidor pequeño)
o dormitorio 3- de invitados / estudio (con escritorio y placard).
• Debe haber 2 baños: uno más pequeño (con ducha) que da servicio al dormitorio principal y otro más grande (con ducha y bañera).
• En el baño más grande debe haber un lavadero (lo menos visible posible ... imagino algo parecido a la parte izquierda de la foto 32.jpg pero también en este caso la foto no debe ser vinculante) donde poner la lavadora, secadora, fregadero y armario para detergentes (posiblemente con algún tipo de ventilación si no es posible ventilar con la abertura de la ventana)
• La ventana indicada en las fotos con n * "3" debe convertirse en una puerta francesa para acceder a una terraza que se debe construir encima del edificio que he indicado con la letra "A" y encima del terraplén que he indicado con la letra "B". Habrá una barbacoa aquí. Me gusta la idea de tener continuidad en el suelo desde el salón hasta la terraza, pero no es imprescindible. Desde "B" me gustaría construir una escalera para acceder al jardín (la parte superior de "A" y "B" ya está (aproximadamente) al nivel del piso donde construiré el apartamento).
• Hoy el espacio tiene mucha luz: las 6 ventanas miden 315x200 cm cada una. Me gustaría mantener esta luz todo lo posible y me gusta la idea de que las ventanas se queden con la misma disposición y, si es posible, con el mismo "estilo" (imagino el efecto de ventana inglesa dentro del doble acristalamiento). Creo que será útil proporcionar algún tipo de blindaje en las ventanas para evitar el calor excesivo en verano.
COMO DECÍA:
•… toda la fachada tiene que estar aislada, por lo que si hay algún cambio estético (no demasiado caro) que quiera sugerir, será muy apreciado.
• ... El piso del sótano idealmente no se tocará por razones de presupuesto: todavía puede acomodar garaje, sala de pasatiempos, lavandería, salas técnicas ...
Si es útil saber ... en la parte del edificio de 3 plantas, en el futuro construiremos un apartamento en la planta más alta y una guardería en la planta baja, con los electrodomésticos relacionados en el sótano.
PREFERENCIAS GENERALES:
Moderno y contemporáneo mejor que clásico, minimalista mejor que kitsch. Industrial nos parece el TOP. Nos gusta el estilo industrial y nos gustan los materiales y las soluciones innovadoras: nos gustaría hacer la casa así, pero no estamos seguros de poder pagarlo ...

Siempre estoy disponible para responder cualquier pregunta que pueda tener y para resolver cualquier duda (ya conozco cada ladrillo de este edificio)… ¡pregunte, pregunte, pregunte!
Nos gustaría darle a la sala de estar el mayor espacio posible (las otras habitaciones deben ser cómodas pero sin exceso) y evitar las habitaciones ciegas.
