Briefing

La superficie a disposizione è di circa 54 mq. Situata a pianterreno con corte esclusiva pavimentata e recintata.
Il mio scopo è quello di realizzare, se è possibile, N° 3 stanze , ognuna con bagno indipendente e di una predisposizione almeno in una stanza per una cucina ( nel caso in cui dovesse essere abitato interamente da un unico nucleo familiare ).
Per mantenere uno stile essenziale si possono ricavare spazi doccia e/o spazi bagno anche senza porte ma riservati( ad esempio una doccia a pavimento senza piatto doccia ricavata in una nicchia divisa da un muro dal resto della stanza )
Se possibile, fare in modo che le tre stanze siano isolabili l’una dall’ altra ( anche semplicemente chiudendo a chiave una porta ) o con pareti a scomparsa ; di conseguenza ove necessario trasformare le finestre in portefinestre con serratura.
Qualora fosse possibile ricavare un piccolo spazio comune interno, oppure ricavare solo due camere con Bagno e una zona living comune ad entrambe.
Per quanto riguarda gli impianti tecnologici, predisporre in ogni stanza aria condizionata , wi-fi, tv e più prese elettriche . Visto che l’ altezza media dell’ appartamento è di 3 metri, la nuova impiantistica idraulica, elettrica e idrica si poserà a pavimento , rialzando quest’ ultimo.
Prendere in considerazione la possibilità di realizzare l’ ingresso principale su Via Giotto lato Nord.
Per lo spazio esterno vorrei delle possibili soluzioni: pavimentazione anche sovrapponibile a quella già esistente,
arredo,
illuminazione automatica in grado di poter facilitare il rientro agli ospiti e garantire una certa privacy.
Nelle immagini di riferimento ho aggiunto tre possibili soluzioni o idee di appartamento , vi chiedo di rielabolarle al meglio se possibili.

General indications for the realization of an apartment for B&B and/or Affittacamere use


The available area is about 54 square meters. Located on the ground floor with exclusive courtyard paved and fenced.
My aim is to achieve, if possible, No. 3 rooms, each with private bathroom and a predisposition at least in one room for a kitchen (if it were to be inhabited entirely by a single family).
If possible, make sure that the three rooms are insulated from each other (even by simply locking a door) or with retractable walls, so where necessary transform the windows into French windows with locks.
To maintain an essential style you can get shower spaces and / or bathroom spaces even without doors but reserved (for example, a floor shower without shower tray in a niche divided by a wall from the rest of the room)
If it was possible to get a small common space inside, or get only two rooms with bathroom and a living area common to both.
As for the technological systems, provide in each room air conditioning, wi-fi, TV and more electrical outlets. Since the average height of the apartment is 3 meters, the new plumbing, electrical and water will be laid on the floor, raising the latter.
Consider the possibility of creating the 'main entrance on Via Giotto north side.
For the outdoor space I would like possible solutions: flooring also superimposable to the existing one,
automatic lighting able to facilitate the return to the guests and guarantee a certain privacy,
