L'appartamento è situato nel pieno centro di Sanremo, in palazzo del primo Novecento, ed è caratterizzato da bovindi in facciata e ampi locali con soffitti a stucchi negli interni.
La ristrutturazione dell'alloggio dovrà portare ad avere un effetto da copertina per adibirlo ad affitti brevi.
Trattasi di trilocale posto al secondo piano con ascensore e cantina pertinenziale composto da ingresso in corridoio sul quale si affacciano camera matrimoniale, soggiorno con angolo cottura, cameretta e bagno. Le finestre della camera matrimoniale e del soggiorno sono rivolte a nord.
Il soggiorno dovrà essere accogliente e contenere un divano letto, il tavolo con sedie per 6 persone, la cucina, tv e le tende alle due finestre.
La cucina potrà essere sulla stessa parete attuale e/o quella dove ora si trova il divano (x vincoli di allaccio e scarico).
Sono disponibile a laccare o sostituire le porte.
Il parquet (soggiorno e camera matrimoniale) verrà mantenuto e restaurato. Il resto dell'alloggio é da piastrellare a nuovo e l'arredo da sostituire.
Il bagno dovrà essere completamente nuovo; verrà messo l'impianto di aria condizionata (3 split interni con motore esterno lato bagno).
L'impianto di riscaldamento autonomo è a gas con caldaia in bagno spostabile su parete vicino alla finestra.
L'appartamento dovrà poter ospitare fino a 6 persone: 2 nella camera matrimoniale, 2 nella cameretta e 2 in soggiorno sul divano-letto.
Altezza dei soffitti 3,10-3,30 mt.
La proposta di ristrutturazione potrà mantenere soggiorno e Camera matrimoniale nelle stanze attuali o decidere di invertirle. In quest'ultimo caso si potrà abbattere la parete sul corridoio.
L'arredamento i pavimenti e l'utilizzo dei colori dovrà valorizzare il bovindo e gli stucchi definendone uno stile.
Budget di spesa per l'intera ristrutturazione euro 30-40.000.

The apartment is located in the center of Sanremo, in a building from the early twentieth century, and is characterized by bowindows on the facade and large rooms with stucco ceilings in the interior.
The accommodation renovation will have to have a cover effect to be used for short rentals.
This is a three-rooms apartment on the second floor with elevator and appurtenant cellar. The entrance hallway leads in double bedroom, living room with kitchenette, bedroom and bathroom.
The living room should be cozy and contain a sofa bed, table with chairs for 6 people, kitchen, TV and curtains on the two windows.
The kitchen can be on the same current wall and / or the one where the sofa is now located (for connection and drainage restrictions).
I am available to lacquer or replace doors.
The parquet floor (living room and double bedroom) will be maintained and restored. The rest of the accommodation is to be tiled to new and the furniture to be replaced.
The bathroom will have to be completely new and the air conditioning system (internal split with external motor) will be placed out of bathroom.
Independent gas heating system with boiler in the bathroom can shift near window.
The apartment should be able to accommodate up to 6 people: 2 in the master bedroom, 2 in the bedroom and 2 in the living room on the sofa bed.
Height of the ceilings 3.10-3.30 m.
The renovation proposal will be able to keep the living room and the double bedroom in the current rooms or decide to invert them. In the latter case it will be possible to knock down the wall on the corridor.
The furnishings, floors and the use of colors must be modern but enhance the bowindow and stuccoes, defining its style.
