I need a total renovation
The main goal of the Contest is to design the internal distribution of the space so that the house could be split into two in the future. In total, we need at least 3 bedrooms with an en-siute bathroom each and we need the possibility to create a fourth bedroom when the house will be split (2+2).
Currently the house has a rectangular shape (9mt x 12mt) plus there is a garage outside (3,5mt x 5,5mt). It is possible to create an enlargement of 12sqm for each floor to be placed wherever you want. It is possible to create a walkable terrace on the first floor.
We need a room for the power plant adjacent to the main structure. This room isn’t relevant in the calculation of the total surface if it isn’t bigger than 10sqm.
The façade can’t be modified. So, it is necessary to have some indoor steps that connect the landing of the external staircase with the first floor.
The maximum height of the house is 6,60mt. The structure will be reinforced with pillars and steel beams.

Ristrutturazione integrale, con rifacimento del livello dei piani. Obiettivo: Suddividere lo spazio interno in modo che la villa sia frazionabile in due appartamenti. Complessivamente almeno tre camere da letto, ciascuna con bagno, con possibilità di ricavare una quarta al momento del frazionamento (2+2). Al momento la pianta della casa è rettangolare, mt 9×12 oltre a garage esterno di mt. 3,5×5,5. È possibile un ampliamento di 12 mq per piano sul retro, collocabile dove si vuole. Possibile terrazza calpestabile al primo piano. Occorre prevedere uno spazio per centrale termica adiacente la casa, che non rileva ai fini della superficie ammessa fino a 10 mq. Il prospetto di facciata non è modificabile e, quindi, è necessario prevedere alcuni gradini interni per collegare il pianerottolo di arrivo della scala esterna con il piano di calpestio del primo piano. Altezza max fabbricato mt. 6,60. Rafforzamento strutturale previsto mediante montanti e travi in acciaio.
