For the time being I do not care much furniture, but what interests me particularly is a functional apartment reset to optimize space, especially regarding the position of the entrance which is unfortunately located in the corner of the courtyard (see photo).
Actual arrangment
Is a building partially renovated in 1983 with the presence of rising humidity on perimeter walls north side, south and east where it is not present the direct contact with the ground.
The apartment is located on the ground floor of a building in the historic center of the city, see google map, photos courtyard from east and west, photo corner where is located the apartment and two photos side street.
The floor where it is not present the basement seems placed in direct contact with the ground, is therefore not present the ventilated crawl space.
By cadastral sheet premises are used:
– K = kitchen, B = bathroom , C = bedroom, S =living room
– From as built survey, effective heights: ground floor 3.10 m instead of 2.90, basement 1.90 m instead of 2.40 m
– See plan as built survey
– The internal partition wall can be removed down and replaced, the upper floor is supported by the perimeter walls
Changes – wishes
1 – creation of ventilated crawl space where absent and raising above the basement ceiling raising the floor level so that the final height of the rooms becomes 2.75 m
2 – front door that guarantees greater illumination and entrance optimization – resettlement Kitchen
3 – bathroom shifting possibly using the wall with window of the local K, and the creation of a services bathroom, walk-in closet for bedroom
4 – cellar for gym use and / or rumpus room with a open staircase and exploring suitable solutions for some natural light for rumpus / gym from above
