Project Design Process Overview

The proposed design process consists of five distinct phases, each of which has been outlined below. Detailed descriptions for each phase are provided separately to ensure clarity and comprehensive understanding:
Phase 1: Determining the Optimal Use Case
Prior to commencing the design, our team conducted an in-depth analysis to determine the most effective use case for the property. We identified that the primary challenge was not designing a villa, but selecting the most suitable functional purpose. To this end, we performed a comprehensive study comparing various usage options, the results of which are compiled in a separate PDF document. For greater accuracy, we employed five different research methodologies. One study was conducted by our internal team, while four additional analyses utilized various AI-based tools and approaches. Interestingly, the findings were largely aligned. A summary of rankings from these five research models is as follows: Luxury Boutique Hotel: Ranked 1st four times, 2nd once; Private Residence + Small Boutique Hotel: Ranked 2nd four times, 1st once; Premium Private Residence: Ranked 3rd four times, 4th once; Shared-Service Apartment Complex: Ranked 4th four times, 3rd once. Given the consistency of the results and the time constraints of the project, we decided to focus on the design of a Luxury Boutique Hotel.

Phase 2: Concept Development & Customer Journey Mapping
What distinguishes boutique hotels from standard hotels is the unique and functional concept behind them. Taking into consideration the property's history, location, and existing amenities, we developed a boutique hotel concept prior to beginning the architectural design. To guide the project’s overall vision, we also created a Customer Journey Map, which is essential for marketing and brand development in boutique hospitality projects.

Phase 3: Adaptive Reuse Strategy
Following the selection of the primary use case, we conducted further research into how the building could be effectively converted into a hotel. This included studying the required amenities, room dimensions, spatial programming, compliance with urban regulations, and alignment with the proposed concept and customer journey. The outcome of this phase was a structured, practical, and technically sound framework that directly informed the final design proposal.

Phase 4: Space Allocation for the Luxury Boutique Hotel
As the project is limited to the villa building, and documentation for the surrounding buildings was not available, not all desired program elements could be included in this phase. However, we have outlined the general allocation as follows:
Main Villa Building (Approx. 1300 sqm): Ground Floor (Approx. 400 sqm): Reception, Lounge, Bar, Breakfast Room, Technical and Support Spaces; First & Second Floors (Each Approx. 400 sqm): Guest Rooms and Suites; Attic Level: Potential for a suite (not recommended); Basement: Due to lack of available plans, no detailed proposal has been made. However, if structurally feasible, spaces such as the laundry room can be relocated here.
Former Cavallerizza Building (Approx. 720 sqm): Hotel's Main Restaurant; Multipurpose Event & Tasting Space; Storage; Administrative Offices.
Former Limonaia Building (Approx. 74 sqm): Welcome Pavilion / Estate Shop; Can be utilized as a unique entry point for check-in or for product sales (e.g., wine, olive oil, etc.).
Winter Garden Building (Approx. 50 sqm): Private Wine Tastings / Small Events; Alternatively, could be used for a Wellness or Spa facility.
Historic Company Cellar (Approx. 1400 sqm): The main space for wine tasting and guest tours, serving as the hotel’s signature experiential destination.
