La soluzione proposta nasce da uno studio preliminare dello stato di fatto i cui obiettivi sono quelli di apportare il minor numero di modifiche sulla muratura esistente ad eccezione dei piccoli tramezzi divisori; inoltre uno studio per capire quale potesse essere la migliore fruibilità interna in relazione alle varie possibilità di destinazione d’uso. La soluzione del boutique hotel, anche considerando la zona in cui ci troviamo. Al piano terra è stato valorizzato il grande ambiente d’ingresso con le sale ai lati con funzioni di hall e sala relax e colazioni con adiacente cucina e tutti i servizi accessori; nella parte posteriore sono stati ricavati due appartamenti con ingresso indipendente e giardino riservato collegati anche internamente ai servizi comuni al boutique hotel. Al piano primo trova spazio una seconda sala con disimpegno che conduce alle cinque suite del piano per poi proseguire al piano ultimo dove abbiamo altre sette camere per un totale di 14 suite. Le suite sono state studiate per offrire vari confort a partire dall’ingresso con comodi scomparti contenitivi e a giorno alternati con sofà in modo da offrire un living nelle camere più spaziose, in alcune come riscontrabile dalle planimetrie trova spazio anche la possibilità di avere un letto aggiuntivo pensato anche per i figli o comunque per avere una maggiore comodità durante la permanenza. I bagni sono strutturati seguendo in alcune camere una linea più tradizionale, mentre in altre più contemporanea con lavabi o doccia leggermente filtrati alla vista, vasca da bagno en suite e sanitari ricavati in un apposito spazio dedicato. Le camere risultano ben luminose anche grazie alla presenza di due o più finestre in modo tale da avere una gradevole esposizione e luminosità anche naturale durante le varie fasi della giornata. Particolare attenzione è stata dedicata alle aree comuni spesso arredate con divanetti e arredi simmetrici per marcare il concetto di eleganza e armonia trasmesso dall’edificio nel suo complesso. Al piano terra la sala colazioni si compone di tavoli rettangolari che all’occorrenza possono essere abbinati, inoltre sono presenti ai lati mensole con sgabelli in modo da offre altre soluzioni per la consumazione; la sala si conclude con lo spazio dedicato al buffet in modo da potere essere configurato come la gestione preferisce. Dal lato opposto la grande sala con divanetti e zona relax può essere trasformata nella sua parte terminale in saletta riunioni nel caso in cui risulti interessante questa sua funzione. Naturalmente elementi cardine dell’originario progetto come la grande scala centrale la struttura a vista di travi e colonne ai vari piani sono state valorizzate con sistemi di illuminazione per rendere indelebile lo stile architettonico frutto dell’ingegno che contraddistingue i vari ambienti.

The proposed solution comes from a preliminary study of the current state of affairs whose objectives are to make the least number of changes to the existing masonry with the exception of small dividing partitions; also a study to understand what could be the best internal usability in relation to the various possibilities of intended use. The solution of the boutique hotel, also considering the area in which we are located. On the ground floor, the large entrance hall has been enhanced with the rooms on the sides with the functions of hall and relaxation and breakfast room with adjacent kitchen and all the accessory services; in the rear part, two apartments have been created with independent entrance and private garden also connected internally to the services shared by the boutique hotel. On the first floor there is a second room with a hallway that leads to the five suites on the floor and then continues to the top floor where we have another seven rooms for a total of 14 suites. The suites have been designed to offer various comforts starting from the entrance with comfortable storage compartments and open spaces alternating with sofas in order to offer a living room in the most spacious rooms, in some as can be seen from the floor plans there is also space for the possibility of having an additional bed also designed for children or in any case to have greater comfort during the stay. The bathrooms are structured following a more traditional line in some rooms, while in others more contemporary with sinks or shower slightly filtered from the view, en suite bathtub and sanitary ware created in a dedicated space. The rooms are very bright also thanks to the presence of two or more windows in such a way as to have a pleasant exposure and natural brightness during the various phases of the day. Particular attention has been paid to the common areas often furnished with sofas and symmetrical furnishings to mark the concept of elegance and harmony transmitted by the building as a whole. On the ground floor the breakfast room is made up of rectangular tables that can be combined if necessary, furthermore there are shelves with stools on the sides in order to offer other solutions for consumption; the room ends with the space dedicated to the buffet so that it can be configured as the management prefers. On the opposite side the large room with sofas and relaxation area can be transformed in its terminal part into a meeting room in case this function is interesting. Naturally key elements of the original project such as the large central staircase, the exposed structure of beams and columns on the various floors have been enhanced with lighting systems to make the architectural style indelible, the result of the ingenuity that distinguishes the various environments.
