Non è necessario avere un loft di centinaia di metri quadri e un'altezza da vecchio capannone industriale per crearne uno, che sia di dimensioni ridotte ma funzionale e accogliente al massimo delle sue capacità. Inoltre, un loft è caratterizzato dalla ariosità degli spazi, dalla continua comunicazione visiva e spesso anche uditiva tra un ambiente e l'altro; non esistono corridoi e divisioni nette, ma solo il corretto posizionamento degli arredi e giochi di pavimentazioni diverse, pensati in modo tale da non sminuire l'area a disposizione e dividere lo spazio in maniera razionale.
L'appartamento in oggetto non è certo comparabile a un loft, il ché è una sfida a dir poco interessante, ma con qualche accorgimento si può ottenere qualcosa di molto simile.
In questa proposta progettuale si ribaltano alcune regole, per assumerne altre: prima tra tutte l'assenza di corridoi. L'unica rigida presenza è la stretta stecca in mattoni rossi a vista che attraversa la casa e che raccoglie i servizi necessari: bagno, ripostiglio (o piccola cabina armadio) e la cucina. Questa non chiude gli spazi, bensì li unisce e li mette in comunicazione in un continuo dialogo. La vera e propria suddivisione degli ambienti è dettata dalla pavimentazione: nell'ingresso e nella stecca dei servizi, soggetti a scarpe sporche nel primo caso e vapore, liquidi e cibo nel secondo, il pavimento è cemento o resina, facilmente lavabile e resistente; si è scelto parquet industriale invece nella zona giorno, che comprende living, sala pranzo, relax ma anche camera da letto, ben più duraturo e visivamente interessante rispetto a quello comunemente utilizzato, ma altrettanto caldo.
Vediamo ora in dettaglio la planimetria: l'ingresso è ora una vera e propria stanza funzionale, completa di armadiatura a L che ospita il guardaroba con la scarpiera, tanto spazio per biancheria di casa, materiale per la pulizia e così via, e nasconde alla vista il quadro elettrico, al fine di uniformare le pareti. Da qui, attraverso un piccolo portale (anch'esso parte dell'armadiatura e dunque utilizzabile per riporre il necessario), si entra nella zona conversazione, da cui si sbircia la cucina e la sala pranzo dall'altra parte dell'appartamento. La parete in mattoni a vista, infatti, viene tagliata in corrispondenza dell'isola e del secondo piano di lavoro, garantendo continuità e sottolineando allo stesso tempo il diverso linguaggio tra una zona e l'altra. Qui si affaccia anche la camera padronale, che comunica con la zona living attraverso una grande vetrata che dona luminosità alla stanza e regala l'impressione di uno spazio ben più ampio della realtà (anche i tendaggi, lunghi e a soffitto, daranno la percezione di un'altezza più lunga di quella che è). La scelta di posizionare la camera da letto padronale qui è stata dettata dalla necessità di avere una zona living che non fosse soffocata dagli arredi e che potesse trasformarsi senza rimpicciolire troppo gli ambienti (come vedremo più avanti): ciò che ha generato gli spazi è chiaramente la "stecca dei servizi", traslata un po' più in alto rispetto alla metà del quadrato della planimetria, proprio per il motivo sopra spiegato.
La zona living può anche diventare un piccolo e comodo ufficio: il tavolino, infatti, è caratterizzato da un piano mobile che si solleva e si avvicina al divano come un vero e proprio piano scrivania e che nasconde dello spazio per riporre pc, documenti e altra piccola oggettistica; inoltre è il luogo ideale per trovare la concentrazione, essendo luminoso e a diretto contatto con il terrazzo, e vicino alla cucina nel caso si voglia pizzicare qualcosa da mangiare.
L'ingresso alla camera padronale, però, avviene oltre le due ante scorrevoli esterne alle spalle dell'isola della cucina: qui si entra in quella che potrebbe essere considerata una cabina armadio, in cui riporre cambi di stagione e biancheria da letto, e da cui si accede alla stanza vera e propria, ma anche al bagno e alla saletta relax (in futuro la seconda camera da letto).
La cucina è caratterizzata da mensole a vista, ma è equipaggiata di tutto lo spazio necessario per la dispensa all'interno del mobile in nicchia, che accoglie anche frigo, forno e microonde. Il piano e i fianchi della cucina saranno in cemento, o simil-cemento, come se la cucina stessa nascesse dal pavimento su cui si appoggia.
Per recuperare tutto lo spazio possibile e mantenere agevoli i movimenti, il tavolo da pranzo è sistemato contro la stessa parete della dispensa, grazie alla presenza di una panca: in questo modo il passaggio da e per la saletta relax/seconda camera è facile e ampio.
Quest'ultima è grande a sufficienza per ospitare un divano letto da una piazza e mezzo e una madia; sulla parete in mattoncini è appesa la TV, che può ruotare per raggiungere l'inclinazione giusta. Attraverso lo spostamento di alcuni arredi (nella fattispecie, ruotando il divano e il tavolino verso la parete liscia, su cui saranno predisposti gli attacchi TV) e chiudendo lo spazio tra la saletta pranzo e la nuova cameretta tramite una parete vetrata del tutto simile a quella presente nella stanza padronale, si ricava una stanza in più senza dispendiosi interventi murari, come richiesto dalla Committenza.
Il bagno è grande a sufficienza per ospitare in maniera agevole un'ampia doccia (140x70), un piano lavabo con tanto spazio per appoggiare e un piccolo angolo lavanderia, oltre gli ovvi vaso e bidet.
Infine, il terrazzo: una lunga fioriera non solo proteggerà l'appartamento da occhi indiscreti, ma trasformerà questo spazio all'aperto in un'oasi al centro città; seguendo la disposizione interna, ci sarà una piccola area conversazione in corrispondenza del living, un tavolo da pranzo in linea con la cucina al centro del terrazzo e l'area bbq che prosegue l'armadiatura in nicchia della cucina.
I materiali principalmente utilizzati sono tre: legno, cemento e mattoni, tutti e tre uniti da elementi neri come maniglie, lampade, alcuni arredi e infissi, che fanno da collante in tutta la casa. Molti arredi sono da considerarsi su misura, al fine di utilizzare al meglio gli spazi e dare uniformità all'appartamento tramite l'utilizzo del medesimo linguaggio (cucina compresa): il colore principale che è stato pensato per accostarsi ai materiali scelti è una bella tonalità di verde/grigio (il codice RAL che più si avvicina alla tinta scelta è il 7000, anche se quest'ultimo volge più al grigio), che non solo si sposa bene con il calore del legno e la freddezza del cemento, ma completa la presenza di eventuali piante da interni. Gli altri pezzi di arredo sono elencati in maniera esaustiva nelle tavole apposite, ma sono caratterizzati da elementi in metallo nero, legno e il marrone della pelle.
Oltre le porte finestre della zona giorno, sono state modificate anche quella del bagno e della stanzetta relax, per meglio accomodare la nuova planimetria. Gli infissi saranno bicolore: in legno all'esterno, per uniformarsi a quelli del condominio, e neri all'interno.
L'impianto di riscaldamento e raffrescamento non è stato studiato in questa fase preliminare, ma tutte le unità di condizionamento saranno nascoste negli arredi su misura, nel piccolo vano ripostiglio sopra le porte.

It is not necessary to have a loft of hundreds of square metres and the height of an old industrial warehouse to create one, which is small in size but functional and welcoming at its maximum capacity. Furthermore, a loft is characterized by the airiness of the spaces, by the continuous visual and often auditory communication between one room and another; there are no corridors and defined divisions, but only the correct positioning of the furnishings and different floorings, designed in such a way as not to detract from the area available and divide the space in a rational way.The apartment in question is certainly not comparable to a loft, which is an interesting challenge to say the least, but with a few tricks it is possible to achieve something very similar.In this project proposal, some rules are overturned, to take others: first of all the absence of corridors. The only rigid presence is the narrow exposed red brick rectangle that crosses the house and contains the necessary services: bathroom, closet (or small walk-in closet) and the kitchen. This does not close the spaces, but unites them and puts them in communication in a continuous dialogue. The real subdivision of the rooms is dictated by the flooring: in the entrance and the brick rectangle, subject to dirty shoes in the first case and steam, liquids and food in the second, the floor is concrete or resin, easily washable and resistant; industrial parquet has been chosen instead in the living area, which includes living room, dining room, relaxation room and bedroom, much more durable and visually interesting than the one commonly used, but just as warm under the feet.
Let's now look in detail at the floor plan: the entrance is now a real functional room, complete with L-shaped closet that houses the wardrobe with shoe rack, lots of space for household linen, cleaning materials and so on, and hides the electrical panel from view, in order to even out the walls. From here, through a small portal (also part of the wardrobe and therefore usable for storing the necessary), you enter the conversation area, from which you can peek into the kitchen and the dining room on the other side of the apartment. The exposed brick wall, in fact, is cut in correspondence with the island and the second work surface, ensuring continuity and at the same time emphasizing the different language between one area and another. The master bedroom also overlooks here, which communicates with the living area through a large window that gives brightness to the room and gives the impression of a much larger space than reality (even the long and ceiling curtains will give the perception of a much more high ceiling than it is). The choice to place the master bedroom here was dictated by the need to have a living area that was not suffocated by the furnishings and that could transform without making the spaces too small (as we will see later): what generated the spaces is clearly the "brick rectangle", moved a little higher than the half of the square generated by the plan, precisely for the reason explained above.
The living area can also become a small and comfortable office: the coffee table, in fact, is characterized by a movable top that lifts up and approaches the sofa like a real desktop and that hides space for storing PC, documents and other small objects; it is also the ideal place to find concentration, being bright and in direct contact with the terrace, and close to the kitchen in case you want to grab something to eat.
The entrance to the master bedroom, however, takes place beyond the two external sliding doors behind on the kitchen island: here you enter what could be considered a walk-in closet, where you can store seasonal changes and bed linen, and from which you access the bedroom, but also the bathroom and the relaxation room (future second bedroom).
The kitchen is characterized by exposed shelves, but is equipped with all the necessary space for the pantry inside the niche cabinet, which also houses a fridge, oven and microwave. The kitchen top and sides will be in concrete, or concrete-like, as if the kitchen itself was born from the floor on which it rests.To recover all the space possible and keep movement easy, the dining table is placed against the same wall of the pantry, thanks to the presence of a bench: in this way the passage to and from the relaxation room/second bedroom is easy and spacious. The latter is large enough to accommodate a queen size sofa bed and a sideboard; on the brick wall hangs the TV, which can rotate to reach the right angle.

By moving some furnishings (in this case, rotating the sofa and the coffee table towards the smooth wall, on which the TV connections will be arranged) and closing the space between the dining room and the new bedroom by means of a glass wall similar to that present in the master bedroom), an extra room is obtained without expensive masonry interventions, as requested by the Client.The bathroom is big enough to easily accommodate a large shower (140x70), a washbasin top with plenty of space, a small laundry area, besides the obvious toilet and bidet.
Finally, the terrace: a long planter will not only protect the apartment from prying eyes, but will transform this open space into an oasis in the city centre; following the internal layout, there will be a small conversation area in correspondence with the living room, a dining table in line with the kitchen in the center of the terrace and the bbq area that continues the pantry in the kitchen niche.
The materials mainly used are three: wood, concrete and bricks, all three joined together by black elements such as handles, lamps, some furnishings and fixtures, which act as a glue throughout the house. Many furnishings are to be considered tailor-made, in order to make the most of the spaces and give uniformity to the apartment through the use of the same language (including the kitchen): the main color that has been designed to match the chosen materials is a beautiful shade of green/gray (the RAL code that comes closest to the chosen color is 7000, although the latter is more gray), which not only goes well with the warmth of wood and the coldness of concrete, but completes the presence of any indoor plants. The other pieces of furniture are listed exhaustively in the appropriate documents, but are characterized by elements in black metal, wood and the brown of the leather.
In addition to the French windows in the living area, the bathroom and the relaxation room have also been modified to better accommodate the new floor plan. The windows will be two-tone: in wood on the outside, to match those of the condominium, and black on the inside.
The heating and cooling system has not been studied at this point, but all the air-conditioning units will be hidden in the made-to-measure furniture, in the small storage area above the doors.
