Description

Dear client,
in the submitted files you will find two proposal options.
In the brief, you mentioned the addition of a second bathroom, an open space living area with a kitchen, and two bedrooms (one being a bedroom for two children).
Since the information about the possibility of adding installations for the new bathroom in a different part of the apartment was not given, I decided to give two options of the spatial organization; one with the bathroom in a location I believe to be more suitable, and one with the bathroom in the position mentioned in the brief.

Option 1

The first option of floorplan organization proposed optimizes the overall use of space in the apartment. In the current plan, the entrance hall and access to the bedrooms are not considered to be very convenient or good use of square meters. The storage/pantry is a good asset but I do not consider it to be as important as the space you gain in the lounge area if you decide to give up the storage/pantry in order to place the second bathroom in this position. As the pictures provided show that the kitchen sink is not far from this storage area and that the installations are possibly located by the entrance hall, I found it possible to eventually connect the bathroom to the same system if the floor is high enough (which would need to be checked on-site).
Having the second bathroom by the entrance hall provides you with two options of access to it, one from the entrance hall (to be more accessible for daily use, guests and closer to the front door which is quite convenient), and one from the hallway to the bedroom area (more private and accessible from both bedrooms at all times). This being said you do not need to have both accesses, but it's a choice that is completely up to your needs and preferences.
The bedroom area is now divided from the living area and has its own little hallway just large enough to give you some privacy and make all areas more accessible from every room.
As the brief did not mention the age of the children, the organization of this room is completely open for changes, but the main aim was to keep as much open space as possible in this room to make it feel more spacious for two users and give optional play area if they are younger children.
The other bedroom is very simple, with a king-size bed, wardrobe, and small vanity corner or desk, depending on your needs.
In this option, the living area is considerably larger and gives you enough space to have a large dining table to hoast more people or organize a larger lounge area, depending on your priorities. The kitchen is fully equipped and spacious with a lot of workbench area that gives you the opportunity to have the cooking hob in the main kitchen line or on the island depending on preference.

Option 2

The second option is more of what you described in the brief but also a necessary option in case you're not able to add installations that are needed for the first option to work.
The second bathroom is now attached to the existing bathroom and using the installations there. You mentioned that adding a window is possible in this area, therefore I would recommend adding a window of similar proportions to the existing one not to complicate the facade too much.
This option gives you less space in the living area and most probably means sacrifices in the dining area, but on the other hand, it gives you more space for the bedrooms.
I do not know what your priorities are in this regard, but here are few options:
- to have a large bedroom with a walk-in wardrobe, built-in wardrobes in the entrance hall, and a smaller bedroom for the kids,
- to keep the bedrooms as are in the first option and obtain the storage space instead of the walk-in wardrobe,
- have a large room for the kids with a sleeping and play area that are visually separated, and bedroom as in option 1.
All mentioned options are possible with the proposed renovation plan but depend on your needs and wishes.

I'm available for any further information and assistance if needed.

Kind regards.
