DESCRIPTION OF THE CONTEST
This building is a warehouse of 720 square meters of usable area, including lofts and interior stairs, inserted in a courtyard surrounded by buildings for residential use.
The volume currently has a commercial use and is located within the “città storica T6” fabric of the City of Rome in “zona omogenea A”.
The current building is presented as a single volume with a single entrance road (only access) from civic 40, a vehicular / pedestrian entrance with a flat roof covering which is also walkable terrace above the building to residential use, so not demolibile.
The Building Contest object currently has a size of 16 meters (width) to a depth of around 20.00 meters.
The volume is at the peak height of 9 meters, and it is covered with a unique cover in time that takes the full transverse span of about 16 meters.
Structurally, it is made with mixed masonry construction technique and point structure c.a. and floors made of iron.
The building was constructed adjacent to the neighboring lots, the south side is structurally connected with the outdoor balcony of the building facing the street, in front of the north side of blind wall (for a 9 h mt), East side neighboring terrace with afferent to other property for h 6.20 and the west side for a h. of 6.20 neighboring to the boundary wall facing the parking lot of the other properties.
THE DESIGNERS CAN CHOOSE FREELY THE SOLUTION BETTER FOR HIM BETWEEN THE TWO LISTED BELOW.
FIRST HYPOTHESIS: RECOVERY ARTIFACT EXISTING AND CHANGE
This contest had to identify a new master plan about the transformation of this building, through its partial demolition and rebuilding possibly modifying and / or transferring the surfaces currently present within the existing pattern in order to realize the building units cuts not exceeding 65 / 85 sqm , trying to maintain the same public land area not to lose the current adjacency with neighboring.
Please note that the creation of new surfaces may be increased up to 35% sqm relatively to the portions of the building that are demolished / moved and / or reconstructed.
You should also indicate the footpaths and the horizontal and vertical connective for functional distributions to achieve individual housing.
It is not required, the internal distribution of housing, but at least the surfaces of shapes and their location within the master plan.
The total number of floors, the heights of individual floor and the total height of the whole building should be indicated. depending on the context of the surrounding buildings, bearing in mind the gaps from the borders, which should not be less than 5 m on each side.
In the transformation you need to keep in mind the rules for the satisfaction of urban standards such as car parks, 1 m every 10 cubic meters, and the implementation of measures of planting of trees and vegetation with a minimum index of tree density, including existing trees, amounting to 1 tall tree every 100 square meters of surface free construction and a minimum density index shrubby, including existing shrubs, equal to 1 shrub every 100 square meters of free surface.
SECOND HYPOTHESIS: DEMOLITION AND RECONSTRUCTION EXISTING ARTIFACT AND CHANGE OF USE;
The idea of this Contest, is inspired by the actual state of the buidling.
We ask to develop a plani-volumetric concerning the demolition and reconstruction (or partial if it is considered necessary) of the product for which the intervention.
The new building will have a residential destination with accommodation which must not be less than 45 mq.di ON, does not require the internal distribution of housing, but at least the surfaces of shapes and their location within the volumetric plani.
