Questo è il classico esempio urbano, dove l’addizione di volumetrie nel tempo, crea degli spazi residuali, completamente chiusi da una cortina di edifici. L’idea di trasformazione diventa un’opportunità di sviluppare interessanti e originali progetti, a patto che mantengano una chiave di lettura con il passato.
Si è pensato quindi di mantenere il più possibile la forma e la volumetria esistente, riadattando lo spazio in modo tale da permettere l’abitabilità dei nuovi spazi residenziali.
L’idea di progetto è quella di svuotare completamente il centro del fabbricato, creando un patio centrale privato, sulla quale tutte le unità abitative si affacceranno per soddisfare i requisiti di luminosità e aerazione previsti dalla legge.
La volumetria sottratta al fabbricato, verrà riposizionata come una “torre” che andrà a chiudere i lati cechi degli edifici adiacenti; rispondendo armonicamente al contesto urbano dove si posiziona la costruzione.
L’intervento prevede conservare la forma e l’altezza della copertura curva e una porzione del solaio che collega il terrazzo scoperto dell’edificio fronte strada.
Il progetto si sviluppa in tre corpi comunicanti grazie due vani scala posizionati negli angoli cechi a est del lotto distribuendo agevolmente 6 unità abitative indipendenti. Lo spazio al piano terreno è stato destinato a parcheggio residenti.
La superficie richiesta a parcheggio (1mq ogni 10 mc - legge Tognoli) viene soddisfatta, viene soddisfatta, anche la densità arbustiva viene soddisfatta con una piccola area verde accostata al muro confinante verso il parcheggio adiacente.
Il blocco verso sud (scala B) conserva il più possibile la situazione attuale, mantenendo inalterata la soletta visto che questa interferisce con l’edificio adiacente, così vengono conservate le altezze originali. E’ prevista una unica unita’ abitativa (unità n. 1) con affacci sia verso nord, lato patio centrale, che in direzione sud verso il terrazzo privato confinante con la proprietà adiacente. L’alloggio si sviluppa su due livelli: a quello inferiore si trovano un ampio soggiorno, un bagno e una camera doppia; a quello superiore, l’altezza permette ricavare un soppalco da destinare a camera doppia, alla quale si accede tramite una scala a vista e una passerella che ricorda l'aspetto industriale della costruzione originale.
Il blocco centrale e il blocco nord, utilizzano invece lo stesso vano scala (scala A), dove le altezze delle solette vengono modificate, permettendo di ottimizzare nel migliore dei modi le altezze e realizzando più unità abitative possibili.
Nel corpo centrale è stato pensato di sviluppare 2 abitazioni (unità n. 3 e 5) entrambe con un unico affaccio verso il patio centrale, sviluppando armonicamente e funzionalmente gli alloggi con un ampio soggiorno, bagno e una camera doppia, quello al piano secondo ha inoltre delle finestre nella parte superiore che permettono un’aereazione e illuminazione naturale anche nel bagno.
Il blocco verso nord conserva fino a certo punto l’aspetto originale della copertura curva che converge in un grande terrazzo. Questo blocco è quello che, vista la conformazione degli edifici adiacenti, ospiterà la volumetria aggiunta. Essa si distinguerà volutamente da quella esistente, tramite il rivestimento di facciata.
L’unico ingresso carrabile e pedonale avrà una connotazione più attrattiva, andrà eliminata la sensazione di tunnel buio e chiuso con dei giochi di luce, che accompagneranno l’ospite fino al patio, dove la luce naturale sarà protagonista.
Per quanto riguarda la estetica del complesso, si è cercato di conservare quell'anima industriale originale, rivisitando tutto il complesso grazie all'utilizzo di materiali contrastanti e più pregiati.
La copertura che dovrà essere isolata adeguatamente, si propone come un rivestimento metallico che scende anche in parte come rivestimento di facciata e viene utilizzato per rivestire tutto il nuovo blocco della torre posizionata a nordest del lotto.
Per quanto riguarda le facciate interne al nuovo patio, si è pensato di connotarle con un rivestimento di facciata più materico come le lastre di gres effetto pietra naturale; il legno viene proposto come materiale di completamento negli scuri delle finestre, terrazzi, sotto copertura e la parte inferiore delle solette a vista.
Questi tre materiali giocano in modo da creare uno spazio armonico, accogliente e moderno, dove l’alternanza di pieni e vuoti e, differenti materiali in contrasto, creano un movimento architettonico di facciata.

It is therefore thought to maintain as much as possible the shape and the existing volumes, readjusting the space in such a way as to allow the habitability of new residential spaces.
The idea of the project is to completely empty the center of the building, creating a private central courtyard, on which all units will overlook to meet the requirements of light and ventilation provided by law.
The volume removed from the building, will be repositioned as a "tower" that will close the blinded sides of adjacent buildings; responding harmoniously to the urban context where you place the building.
The intervention includes preserving the shape and the height of the curve of the floor cover and a portion that connects the terrace discovered the building facing the road.
The project is divided into three interconnected bodies through two stairwells located in the blinded east corners of the lot by distributing easily 6 independent units. The space on the ground floor was intended to resident parking.
The demand for parking area (1 m2 every 10 m3 - Tognoli law) is met, the shrub and tree density is met with a small green area towards the wall that divides the lot and the parking lot next to it.
The south block (scale B) preserves as much as possible the current situation, while maintaining the insole as this interferes with the adjacent building, so are retained the original heights. The central block and the north block, instead using the same stairwell (scale A), where the slabs heights are changed, allowing you to optimize in the best way possible heights and creating more housing units.
In the main building has been designed to develop 2 dwellings (units n. 3 and 5) both with one facing toward the central patio, developing harmoniously and functionally accommodation with a large living room, bathroom and a double room, the second floor has also the windows at the top that allow un'aereazione and natural lighting in the bathroom.
The north block saves up to some point the original appearance of the curved roof that converges into a large terrace. This block is that, given the conformation of the adjacent buildings, will host the volume added. It will distinguish itself deliberately from the existing one, through the cladding.
The only vehicular and pedestrian entrance will have a more attractive connotation, it will eliminated the feeling of dark tunnel and closed with the play of light, which will accompany the guest to the patio, where the natural light will be featured.
As regards the aesthetics of the whole, it is tried to preserve the original industrial soul, revisiting the whole complex through the use of contrasting and more valuable materials.
The cover, which must be isolated adequately, it is proposed as a metallic coating that also falls in part as facade cladding and is used to coat all the new block of the tower positioned in the northeast of the lot.
As regards the internal facades to new patio, it was thought to connotarle with a more facade cladding material as the effect of natural stone stoneware plates; the wood is brought to completion as the material in the dark of the windows, terraces, undercover and the bottom of the soles to view.
These three materials play in order to create a harmonious space, cozy and modern, where the alternation of solids and voids, and different materials in contrast, create a movement facade.
