Dear Client,

We have been presented with a property spanning approximately 400 square meters, which we plan to transform into two distinct, vertically aligned housing units, each graced with its private garden. Your specific requirements for each unit include 3 to 4 bedrooms, a fully-equipped kitchen, an inviting living room, two modern bathrooms, and a practical laundry room. In addition to these essential spaces, we aim to provide two covered garages plus two parking spaces for each unit, ensuring ample parking for your convenience. Our intention is to follow the layout depicted in the attached sketch, driven by the desire to enhance visual privacy and address the unique lighting challenges posed by the ground floor, which is relatively less illuminated due to its limited windows on two sides.

In response to your needs, we've implemented a thoughtful design. Each unit now boasts its dedicated staircase to ensure seamless access to different floors. To optimize cost efficiency for the yellow unit, we've integrated the existing staircase into our plans. Moreover, we've strategically positioned an exterior staircase, elegantly enclosed with glass, allowing for year-round usage even in colder weather. This addition not only enhances functionality but also contributes to the overall aesthetics of the project.

Both housing units come with spacious terraces, complete with parking spaces beneath them. To maintain privacy and convenience, we've meticulously aligned the parking area beneath the blue unit with the terrace of the yellow unit, and vice versa. This ingenious separation provides distinct access points for each parking area and entrance, reinforcing the autonomy of each unit.

On the ground floor, we've taken extra care in the placement of the living room and kitchen to maximize natural light in the living area. Recognizing that the kitchen doesn't necessarily require direct sunlight, we've positioned it strategically in an area without windows. To offer flexibility, we've designed the kitchen with sliding doors, giving you the option to create a separate space whenever desired, without compromising the open and welcoming nature of the living area.

Regarding access points, the yellow unit's entrance is thoughtfully positioned on the first floor. Upon descending to the ground floor, you'll find a space designated for changing, conveniently accompanied by a bathroom. In contrast, the entrance to the blue unit is on the ground floor, and immediately upon entry, a similar space for changing and an adjacent bathroom ensure practicality and functionality for your daily routines.

Finally, we've placed the laundry facility in the blue unit adjacent to the kitchen on the ground floor. In the yellow unit, it's conveniently located next to the first-floor bathroom. This arrangement optimizes space usage and accessibility for your daily needs. Additionally, we've created a serene reading nook on the first floor, positioned strategically near the terrace, offering you a cozy space to relax and indulge in your favorite books.
