At this time inside the property there is a single house unit that consists of two apartments: one in use (the top floor called “piano rialzato” on the map) the other still unfinished (the ground floor called “piano terra” on the map). There is the possibility of building another apartment of 90 square meters on the highest part of the lot (see the first pictures with lake view) which would have a beautiful sight.
The view to the west is spectacular and can range over the lake from north to south. To the south of the land there is a small valley and on the other side is already built a big hotel visible from the house (see last pictures).
The entire surrounding land is structured on several levels without a well-defined logic, it has stone walls and small terraces. It should be organized in a more simple way and with an area common to all three apartments, wich contains for example a barbecue area and a swimming pool.
In the upper part of the field immediately after the gate (where a sheet metal cabin is visible in photos), a covered parking space with solar panels on the roof could be built.
The apartment on the first floor has a beautiful terrace but should be enlarged, while the ground floor has a terrace a little less than a couple of meters from the ground, we still do not know if it would be better a more big terrace or a much larger garden.
The apartment of new construction would rise on the peak of a slope with a spectacular view of the lake and should be enhanced with a big terrace.
On the roof of all apartments are to be installed solar panels, we would like to focus also on alternative forms of energy such as wind energy but we are not sure of the limitations on the part of the town of Malcesine. However a wind turbine would be a plus in the project.
We would love to see three independent apartments, modern, with great views of the lake. It would be nice to give the effect of a cozy but light structure, even with large windows in specific places that allow to see from outside the building through certain areas of the apartment (eg the living room) to the lake.
In the already built unit you could play with the volumes to make less the idea of a cubic structure eg doing such small additions to the volume on one side which then will be removed from another part of the structure. For example, in the apartment on the first floor the bathroom could be a cantilever structure and could recover that space to make a wider or deeper terrace on the north side on the roof of the apartment below.
About the new apartment we do not put any restriction: it can be any shape you think is best, on one or more floors, underground in part or not, free rein to your imagination.
Each apartment should have a modern bathroom, a guest bathroom or a closet, two double bedrooms and a living room with kitchen. It would be very nice to see a modern fireplace.
We prefer a modern style, but we do not exclude the industrial style for particular, the important thing is that it is should be an accommodation where you feel comfortable and sorrounded by the nature of our area.
We are open to new ideas, just talk about it 😉
