The apartment is located in the 1930s building. All apartment windows face south-west.
Previous owner of the apt performed a thorough renovation and remodelling and we now want to shape the place according to our needs and habits.
OUR LIFESTYLE:
– Currently a family of 3 (two adults and a child of 3 yrs old and planning another child in 3-5 years so kid’s room should be comfortable for two);
– Parents have office job but facing covid-19 reality we also need a place for work: a chair and a place for a laptop, main work is writing in silence and making calls, natural light is important;
– We ride bicycles a lot during the season and we plan to store parents’ bicycles inside the apartment. Also we need a place for alpine skis (2 sets) storage;
– We like to watch TV on a sofa;
– We have guests that may stay overnight. Since there is no place for separate guest bedroom we want to have a sofa-bed for guests;
– We like to cook and we like to spend time in the kitchen;
– We have considerable amount of clothing including formal clothing and seasonal clothing. Current amount of seasonal clothes in usage: 60 hangers per person (this makes 120 in total) plus the similar amount is in store for the other season). Outerwear clothes (30 hangers total) Shoes storage (30 pairs for everyday wear + 30 for other seasons and special occasions);
– We have home plants: orchids, flowering plants as well as tomatoes and peppers and aromatic herbs;
– We travel and have a set of suitcases (20″, 24″ & 28”) to store;
– The places we need are:
– master bedroom;
– room for a child (or two);
– lounge zone with a TV and sofa;
– bathroom with a separate toilet;
– place to store utilities (ironing board and steam generator, mops, vacuum cleaner etc).
SPACES
MASTER BEDROOM
– Double bed of 180 cm wide;
– Place for clothing (we also consider an option of a walk-in wardrobe);
– Dressing table with a mirror.
KID’S ROOM
– A place should be enough for two;
– Storage for books is necessary we currently have quite a lot;
– Bed for a child, table for crafts, place to store clothes and toys;
– Fox’s head to fit in (pls see the picture).
LOUNGE ZONE
– A sofa-bed (for a babysitter or guests staying);
– 55-inch TV, Bower Wilkins sound system (pls see on pictures).
BATHROOM
– One of the biggest challenges of the project is that we want to have a separate toilet. It is ok if the entrance will be from the main bathroom but a toilet should have a door. The bidet may be removed; electric towel rack can be moved to the other wall if necessary;
– We do not plan to change bath, sink;
– We need a place shower gels, shampoos etc near the bath, there is currently no place for it;
– Bathroom curtain is also needed (please consider model, color, cornice type);
– A place for washing and drying machine. There is currently installed a vertical washing machine but we have a frontal one if it will be more appropriate;
– Decorative column hides water pipes.
KITCHEN
– We have a number of kitchen utilities (Kitchen Aid stand mixer, Ocean drive color; Kitchen Aid kettle, Almond cream color, Baratza coffee grinder, and there will be a microwave);
– There is now a fridge with a mirror door (pls see the photo), we plan to keep it. Its size: W 93 cm, H 170 cm, D 71 cm;
– We’d like a showcase for culinary books (current amount + 30% extra space pls see the picture);
– Wine cooler/rack is optional;
– We consider changing kitchen cabinets front doors in sometime to more modern ones. The color will be the same. So you can offer more trendy front doors.
HALLWAY
– A pouf / bench in the hallway to sit and take on / off shoes;
– A place for storing wet shoes, the ones you can’t immediately put into the closet;
– There is now a wardrobe with mirror doors currently in the hallway (pls see the photo), we plan to keep it;
REMODELLING
We do not intend to offset walls but we can add some walls to separate toilet from the bathroom, to make walk-in wardrobe or to separate lounge zone from the kid’s room.
We currently consider a smaller room to be a master bedroom, and a larger one to be kid’s room (and it can be shared with the lounge zone). The apartment is on the 4th floor and we do not want to give a kid of 3 yr access to the balcony.
The number of electric sockets and switches can be updated Lighting plan should take it into account but we can add additional outlets where is necessary.
We like smart home system (switchers etc) but it should be installed in the current electric system.

STYLE
The previous owner was passionate about a neoclassic chic:) We would not remove the existing decoration, even though it may seem controversial.
We would rather keep it and add modern design elements to preserve some irony around existing decor, at the same time making it more appropriate for a family.
The floor, doors and bathroom/kitchen/hallway tiles will be the same.
The walls are painted and we plan to refresh the paint so the color scheme will be useful. One of the owners does not like green walls (green accents in textiles and furniture are totally fine though).
We plan to decorate walls with some oil paintings so it would be nice to consider places for them.
We do need recommendations on textiles: bedspreads, curtains (colors, materials, designs).
Floor carpets if offered should be machine-washable as one of the owners is asthmatic.
