Here I got two layout plan option you can consider.
For option 1, the entrance access to the apartment is as what you identified in the design brief: Apartment A from the stair access and apartment B from the terrace. While on the layout plan option 2, I tried if the entrance to both apartment are through the terrace. Here are some points to consider.
Option 1:
- Living area and both bedrooms have direct access to the balcony. This is convenient in case there will be some guest and the occupant want to hang out on the balcony, they don't have to pass the bedroom.
- This requires making new opening from the living area to the balcony. However in the layout plan, the other doors stay as it is. So you just need to modify the new door on the living area.
- One constrain from this design is that the room may feel narrow. But each activity can be done without disturbing the other.
- The dining table in both apartment can be extended if there are guests. Both can host up to 5 persons.
Option 2:
- Since the access to apartment A is from the terrace, the kitchen can be located in the current entrance area. This location is very efficient for worktop area and kitchen storage.
- The living / dining room is wider and feel less constrained. However the living room do not have direct access to the balcony.
- Laundry is located in an enclosed room with connecting door to apartment B.
The rendering provided is for the living/dining/kitchen area of apartment A in option 1 plan. All bedrooms using the piazza e mezza size bed (120x190 cm) and are designed with bridge wardrobe.
