The design process to split up the apartment has taken account both of the customers' requests and the technical requirements related to the conformation of the current status: the need to group the bathrooms within a useful radius to take advantage of the existing faecal columns and the placement of the entrance doors.
By the plan, the new two apartments are arranged one below the other on the axis east-west. The apartment A has prevalent orientation to the west, on via Trionfale, the apartment B has unique exposure to the east.
The apartment A is characterized by a large rectangular living located in the heart of unit, so as to enjoy the most of the main balcony. The kitchen is hidden by a wooden screen. The arrangement of the two toilets has followed the criteria of leaving the first of the two in the same state of fact position and the second, blind, in adjacency.
The apartment B is characterized by a unique space that accommodates entrance hall, lounge / living room and kitchen, cleverly separated from the arrangement of the furniture. Il progetto per il frazionamento dell’unità immobiliare tiene conto delle richieste della committenza quanto delle esigenze tecniche legate alla conformazione dello stato di fatto: la necessità di raggruppare i servizi igienici nel raggio utile per sfruttare le esistenti colonne fecali e la collocazione delle porte di caposcala.
In planimetria, i due nuovi appartamenti si dispongono l’uno sotto l’altro sull’asse ovest-est. L’appartamento A ha esposizione prevalente ad Ovest, su via Trionfale, l’appartamento B ha esposizione unica ad est.
L’appartamento A è caratterizzato da un ampio living rettangolare posizionato nel cuore dell’unità immobiliare, così da sfruttare al meglio il balcone principale. L’angolo cottura è nascosto da un separé effetto legno. La disposizione dei due servizi igienici ha seguito il criterio di lasciare il primo dei due nella medesima posizione dello stato di fatto e il secondo, cieco, in adiacenza.
L’appartamento B è caratterizzato da uno spazio unico che accoglie ingresso, soggiorno/living e cucina, accortamente separati dalla disposizione degli arredi. La disposizione dei due servizi igienici ha seguito il criterio di lasciare il primo dei due nella medesima posizione dello stato di fatto e il secondo, cieco, in adiacenza.
