Relazione tecnica
La richiesta della committenza consisteva nella ristrutturazione di un appartamento per ottenerne tre o due di dimensioni più contenute, da destinare alla vendita nella modalità “pronta consegna”.
Sono state studiate entrambe le soluzioni.
La soluzione abitativa con tre appartamenti prevede la costituzione di tre bilocali, di sui uno con accesso indipendente. La distribuzione degli spazi e l’arredo proposto per gli appartamenti 1 e 2 sono simili, sono riuscita ad ottenere i bagno finestrati e la zona notte più capiente.
L’appartamento 3 differisce dagli altri sue le sue dimensioni, infatti risulta il più grande, con una superficie commerciale di oltre 50.00 mq. Questo ha reso possibile creare degli spazi-contenitori in più, inoltre ha reso possibile avere una zona giorno più vivibile e confortevole.
In tutti i bilocali è stato previsto uno scompartimento per la lavatrice ed asciugatrice, impilate in un armadiatura a muro.

Nella soluzione abitativa con due appartamenti trilocali ho sfruttato il doppio ingresso per rendere ogni appartamento indipendente dall’altro. Ho diviso in due l’appartamento utilizzando il lungo corridoio originario. Le zone giorno sono più spaziose ed in grado di ospitare più persone, la zona cucina è più accessoriata.
Nell’appartamento 1 si accede attraverso il secondo ingresso di servizio originario. Eliminando il bagno che c’era prima si è ottenuta una stanza più ampia, destinata al living: ingresso, soggiorno e cucina. La divisione per il resto dell’appartamento è rimasta invariata, sono state ridotte due stanze per consentire la creazione di un corridoio.
Nell’appartamento 2 è stato rimosso il ripostiglio in fondo e modificato il tramezzo della cucina, per il resto la destinazione d’uso delle camere è rimasta invariata.
Infine in entrambe le soluzioni abitative sono stati studiati dei controsoffitti, al fine di aumentare il valore dell’immobile e garantire una vendita soddisfacente.
Insieme alle piante sono state presentate delle tavole di arredo, seguendo le indicazioni della committenza ho cercato di scegliere delle forniture accattivanti ma dai costi contenuti.

The client's request consisted in the renovation of an apartment to obtain three or two smaller ones, to be used for sale in the "prompt delivery" mode.
Both solutions were studied.
The housing solution with three apartments provides for the establishment of three two-room apartments, one with independent access. The distribution of spaces and the furniture proposed for apartments 1 and 2 are similar, I managed to get the bathroom with windows and the sleeping area more capacious.
Apartment 3 differs from the others in its size, in fact it is the largest, with a commercial area of over 50.00 square meters. This has made it possible to create extra storage spaces, and has also made it possible to have a more livable and comfortable living area.
In all the two-room apartments there is a compartment for the washing machine and dryer, stacked in a built-in wardrobe.

In the housing solution with two three-room apartments, I took advantage of the double entrance to make each apartment independent from the other. I divided the apartment in two using the original long corridor. The living areas are more spacious and can accommodate more people, the kitchen area is more equipped
Apartment 1 is accessed through the second original service entrance. By eliminating the bathroom that was there before, a larger room was obtained, intended for the living room: entrance, living room and kitchen. The division for the rest of the apartment has remained unchanged, two rooms have been reduced to allow the creation of a corridor.
In apartment 2 the storage room at the back has been removed and the kitchen partition has been modified, otherwise the intended use of the rooms has remained unchanged.
Finally, false ceilings have been designed in both housing solutions, in order to increase the value of the property and ensure a satisfactory sale.
Together with the plants, furnishing tables were presented, following the instructions of the client I tried to choose attractive but low-cost supplies.
