Dear Client,

Thank you for the opportunity to work on your project, it was very interesting, and I enjoyed coming up with a solution to make the best use of the space.

The first step in the proposal was to connect the two levels (1 and 2) that were not connected and only had the option for a spiral link in the private areas of the apartments.

The goal was to not waste a lot of space on the creation of a new staircase, therefore the staircase is placed in the same area as the staircase between level 0 and level 1. To get to the other side and continue climbing up the additional floor, a corridor was formed along the wall between the stairs and the apartment on the left side.
This intervention only uses one meter of the total width of the floor area which doesn't negatively affect the quality of the apartments.

As you mentioned you would like to obtain 3-4 apartments on level 1 and 2 on level 2, I've created two options for level 1: the first option with 4 apartments and the second option with 3 apartments.

LEVEL 1 - option 1

In this proposal, the space is divided into 4 apartments, two on the right side of the building and 2 on the left.

In the floor plan, the apartments are marked with numbers 1 to 4 (1=4, 2=3). As 1 and 4 are the same and 2 and 3 also, I'll talk you through apartments 1 and 2.

- Apartment 1 -
The apartment s organized in a way that all rooms except the bathroom get natural light and ventilation. I found that this is an important aspect for the quality of each space.
The apartment consists of an open space area with a small lounge and dining area as you enter the apartment and a small kitchen towards the bedroom. The kitchen is small but equipped to serve daily needs for cooking and food preparation. It's equipped with a fridge with a freezer, cooking hob, oven, a sink, and a workbench in the form of a peninsula that can be used as a small bar or breakfast nook.
The dining area can host 4 people and the lounge has a small sofa bed and coffee table.
The bedroom is furnished with a large double bed with nightstands on the sides and a large built-in wardrobe.
The bathroom is equipped with a walk-in shower, toilet, bidet, and sink.

- Apartment 2 -

As you enter apartment 2, there is a built-in wardrobe on the left with a bathroom next to it. The bathrooms are in both the apartments on the right side of the building and on the left side of the building ventured so that the plumbing installations can be optimized.
The bathroom has a walk-in shower, toilet, bidet, and large sink area.
On the right side of the entrance hall is the bedroom that is furnished with a double bed with nightstands on the sides and a large built-in wardrobe with a small make-up area or desk area if preferred.
The lounge and kitchen area are again organized in an open-plan solution. The kitchen is positioned to use the same plumbing system on the wall between the apartments as the bathrooms to avoid installations in different additional areas.
The kitchen is fully equipped and has a peninsula towards the lounge that can be avoided if you want more open space.
The dining area can host 4 people.
The lounge is furnished with an L-shape sofa, coffee table, and low cabinet with a tv.

LEVEL 1 - option 2

In the second option for level 1, the left side of the total floor plan is the same as in option 1, and the right side now has one larger apartment instead of 2.

-Apartment1-
As you enter the apartment there is a small entrance hall that is only visually divided from the open space lounge and kitchen. The entrance hall is furnished with a cabinet below the window and a bench.
The kitchen, dining space, and lounge are organized in a large open space area.
The kitchen is fully equipped and has a peninsula with seats along one side, and a dining table continuing on a lower level with 6 seats.
The lounge is furnished as two areas, divided by a bioethanol fireplace visible from both sides of the "wall". On one side of the fireplace, there is an L-shaped sofa with a coffee table and tv hung above the fireplace, and on the other side a more intimate reading nook with lounge chairs.
The fireplace can be removed from the proposal and it does not affect the proposal in any way if it's something you would not like to have in the space. (It's only a possible suggestion)
The bedroom is furnished with a large double bed with nightstands and a built-in wardrobe.
The bathroom has a walk-in shower, toilet, bidet, and double sink.
The laundry area is accessed from the bathroom, but if you prefer it can be accessed from the bedroom or not be a part of apartment 1.
The laundry area could be accessed from the shared corridor by the staircase and can serve the needs of all apartments if the apartments are for short rentals and not long-term stays.

LEVEL 2

The space is divided into two apartments on this level. Apartment 1 is smaller, and apartment 2 is the larger one.

- Apartment 1 -
As you enter the apartment there is a small entrance hall with a wardrobe, and from that area, you enter the open space area with the limp te, dining area, and kitchen. The lounge is again furnished with an L-shape sofa and coffee table and a low cabinet with a tv.
The bedroom and bathroom are accessed from a corridor leading onto the small balcony.
The bedroom is furnished with a large double bed with nightstands, seating and a small coffee table on the side, and a large built-in wardrobe.
The bathroom is larger than in the other apartments since it's using the space above the staircase and is fixed in dimensions that could not be used in a different way. It's equipped with a large walk-in shower, toilet, bidet, and large double sink.

- Apartment 2 -
As you enter the apartment the right side wall has been opened and redone with glass panels (only if possible, it is not mandatory or it does not change the proposal in any way if this is not a possibility). This gives additional natural light to the space and creates a small outdoor lounge and dining area. If it's not possible to open this wall the space can still stay the same with exception of getting more natural light into the space.
On the left side of the entrance hall, there is a small corridor leading into the bedroom with a wardrobe for shoes and coats as in the hallways of the other apartment proposals.
The bathroom is similarly equipped to the other bathrooms and it's positioned above the bathrooms on the lower level to simplify and optimize the installations.
The lounge is furnished with an L-shape sofa with a coffee table and built-in low cabinet and bookshelves with a tv in the niche by the balcony.
The dining can host a minimum of 6 people and there are additional seating options at the kitchen peninsula. The kitchen is fully equipped, and both the lounge and kitchen area has access to natural light as was the case in all the other apartment proposals.
The bedroom is large and is furnished with a double bed, lounge chairs and a small side table, a built-in wardrobe, a cabinet with a make-up desk or regular desk as a workstation, and it has access to a private balcony. If you have the possibility to open the wall behind the lounge chairs it would be good to get additional natural light into the space as in the current situation the only light is through the glass door of the balcony.
