Dear Client,
After analyzing your existing apartment and the request that you made, I proposed several alternative layouts each floor for this project solution. A modern minimalist yet elegant design will be the main theme for furniture and decoration. Monochromatic color such as white, grey, and black will be the color pallet o which can be used for selecting the furniture.

Alternative 1:
In the ground-semi terrace floor, I didn’t change the position of C.t, laundry, and bathroom. I only proposed new wall to separate utility room (laundry and C.t) and the living room. The main entrance is located in the living room. I changed the bathroom wall in order to make bathroom bigger than before. Bedroom, kitchen, and kickboxing practice room are in the below level floor. I added walk-in closet in the bedroom. Stairs to mezzanine floor is not going to be used because the stairs lead to the apartment 3 in the mezzanine floor. But I still provide door for maintenance.

In the mezzanine floor, the main internal stairs belong to the apartment 3. The entrance of the apartment 2 is from the terrace, it is separated from the apartment 3 entrance access. I proposed outdoor stairs for accessing apartment 3 living room to the bedroom and kitchen. This outdoor stair will not affect the front façade and it only added several steps to the existing balcony near the kitchen and I believe it costs much less than to have full stairs (in case the inside stair belongs to apartment 2 which addition full stairs is needed to make access from mezzanine floor to attic floor). In order to add privacy, I proposed wood partition in stairs and balcony with canopy (covering). I adjusted stairs position, so the stairs canopy will not hit the existing roof. I also closed the access from apartment 2 to the internal stairs area because it becomes part of apartment 3. I proposed open layout design for living, kitchen, and dining in the apartment 3. I also changed the windows in this area to be bigger windows in order to let more lights come in.

In attic floor, there are bedroom and bathroom which can be accessed from the main stairs (inside stairs).

Alternative 2:
In the ground-semi terrace floor, C.t room is smaller than the existing, and part of it is changed to entrance. The bathroom and laundry position are changed, and the access of the bathroom and laundry is from the main stair’s hall, not from the living room. For the bedroom, kitchen and kickboxing practice room, it is same with the alternative 1. The staircase to the mezzanine floor is still be used, so there will be two entrance accesses to apartment 1, from mezzanine level and from ground floor level.

Foyer in mezzanine floor is for the entrance of apartment 1, 2 and 3. The internal stairs belong to apartment 2, so I added stairs inside apartment 3 for the access to the attic. I chose to add inside stairs because it will not affect the front façade of the house. The additional stairs position inside the apartment 3 makes apartment 3 smaller from alternative 1 and 2 design. Both apartment 1 and 2 have open layout design for kitchen and living room. I also changed the windows size in both apartments to let more lights come into the room. Inside stairs that lead to the attic will not be used, so I changed it to be a laundry space and storages.

Besides the bedroom and bathroom, there is a small closet above the existing stairs that lead to the mezzanine floor.

Alternative 3 (mezzanine floor):
I proposed one more alternative for mezzanine floor. I proposed new additional stairs from living room to the kitchen (apartment two). I doubt it can be the best solution since the ceiling height (roof height) of these two rooms are different (head will hit the beam, etc.). But if there is a possibility to adjust the ceiling height in this additional stair area, this will be the best solution for this project because it will not affect the front façade of the house and it costs much less than have additional exterior stairs or full inside stairs in apartment 3 (alternative 2). For this alternative 3, the ground-semi terrace floor and attic floor design area same with the alternative 1.
