Considerazioni generali

La distribuzione dello stato attuale dei vani dell’appartamento, privilegia le camere a discapito della zona giorno maggiormente vissuta. Il criterio seguito è quello di penalizzare una delle due camere; in particolare la camera studio con divano letto, lasciando l’esposizione a sud migliore alla camera da letto con letto extralarge. L’ingresso farà parte del soggiorno; una scaffalatura, lunga circa 7 metri e addossata alla parete destra, si estende fino alla porta-finestre del terrazzo riducendo lo spazio meno fruibile vicino all’ingresso e ampliando lo spazio più fruibile del living. La cucina ha due pareti attrezzate con moduli da 60x60cm nelle quali trovano posto tutti gli elettrodomestici e un tavolo retrattile per la colazione; in particolare il lavello e i fuochi sono posizionati lungo la parete nascosta all’ampio ingresso per evitare la vista dal soggiorno della parte più soggetta a disordine. La nuova disposizione dei vani prevede la demolizione delle attuali pareti e una diversa ricostruzione che disimpegna meglio gli ambienti e in particolare la zona soggiorno, destinata anche ad ospiti, dalla zona più intima dei residenti. Il pavimento in legno, nei vani soggetti a maggiore usura (bagno, cucina, corridoio) è sostituito con piastrelle di gres ceramico grigio chiaro (30x60 cm). Le coloriture sono previste in idropittura lavabile di colore bianco per tutti i soffitti e le pareti delle camere da letto; in stucco veneziano di due tonalità di giallo luminoso per il soggiorno; in stucco veneziano bianco per il bagno e la cucina in modo da sostituire le classiche piastrelle di ceramica alle pareti.

Badget previsto e valutazioni
I lavori di ristrutturazione dell’appartamento sono valutati in euro 550/600 a mq (circa € 33.000/36.000) in base ad analoghe esperienze pregresse e comprendono:
--demolizioni di tramezze e ricostruzioni al fine di creare ambienti ampi e vivibili
--rimozione del pavimento del corridoio, della cucina e del bagno (circa mq 14) e sostituzione con gres ceramico grigio chiaro;
--recupero e riposizionamento previa riverniciatura di 4 porte
--demolizione di controsoffitto (circa 4 mq) nella parte di soggiorno prossima all’ingresso;
--revisione di impianti a norma UNI.

--rifacimento completo della cucina escluso gli arredi quotati a parte
--coloriture di soffitti e pareti

Gli arredi ammontano a 33.000. euro. L’arredo è stato scelto in base ai prodotti in commercio, valutando prezzo/qualità. In particolare si è optato per il “su misura” per gli armadi a muro e alcune scaffalature il cui prezzo è stato ricavato da analoghi prodotti di artigiani di sperimentata qualità, quando lo stesso oggetto sul mercato è risultato meno conveniente nel rapporto prezzo/qualità.

Descrizione di ciascun ambiente e degli arredi inseriti:
-- la cucina è arredata con due blocchi disposti ad angolo retto con sovrastanti arredi pensili formati da moduli con sportelli a serranda e da un modulo con cassettiera. Il piano di cottura, con sovrastante cappa di aerazione, e l’acquaio sono posti ad angolo e sono nascosti alla vista dal soggiorno; il tavolo retrattile è dimensionato per due/tre posti. il frigo e il forno sono posti nella colonna prossima al terrazzo Una eventuale porta scorrevole, se ritenuta indispensabile per separare la zona pranzo dal soggiorno (non conteggiata nel badget ), avrà la struttura in alluminio verniciato bianco lucido;
--il soggiorno ha uno spazio di relax, conversazione formato da un divano due posti (blu esistente), due poltrone e un angolo con tavolo da pranzo. Lo scaffale/libreria, che dalla porta di ingresso arriva alla porta finestra coprendo tutta la parete a tutta altezza e superando anche la porta di ingresso verso la zona notte e il passaggio verso la cucina, potrà contenere libri ma anche oggetti come ceramiche e sculture e spazio per TV/ play station; una mensola di maggiore larghezza funge da piccolo scrittoio;
--lo studio/letto, ha un divano letto a due posti, uno scrittoio, una parete armadio a tutta altezza di circa 3 metri che si estende anche sopra il passaggio della porta;
--l’arredo della camera da letto è formato da un letto extra large a due posti, uno scrittoio, una parete armadio di circa tre metri a tutta altezza, che si estende anche sopra il passaggio della porta;
--il bagno con doccia è comune alle due camere da letto ed è accessibile dal passaggio con un antibagno che funge da locale lavanderia con lavatrice e asciugatrice soprastante e lateralmente completato da un armadietto di servizio che si estende fin sopra il blocco degli elettrodomestici;
--Il terrazzo è arredato con un piccolo tavolo rotondo, due sedie e due poltroncine in alluminio verniciato verde per esterno.

General considerations

The current state of the distribution of the apartment rooms, favors the bad rooms at the living. The criterion is to penalize one of the two bad rooms, close to the common bathroom; especially the bedroom/study with sofa/bed, leaving the room with one king size bed with southern exposure.
The entrance is part of the living; a shelf, about 7 meters long leaning against the right wall extending to the French windows of the terrace, reduces space less usable near the entrance expanding the living space more usable.
The kitchen has two walls equipped with modules from 60x60cm in which are placed all appliances and a retractable table for breakfast; especially the sink and the fires are positioned along the wall to the large hidden entrance to prevent the view from the living room of the part most prone to disorder.
The rooms of the new provision provides for the demolition of existing walls and a different reconstruction that disengages better environments and especially the living area, also destined to guests, from the most intimate area of residents.
The wooden floor, in rooms subject to greater wear (bathroom, kitchen, hallway ), is replaced with a light gray ceramic, signed 30x60 cm stoneware tiles.
The new paints are provided in:
--washable white emulsion for all ceilings and walls of the bedrooms and passage;
--venetian plaster in two shades of bright yellow for the living;
--white venetian plaster for the bathroom and the kitchen in order to replace the traditional ceramic tile on the walls.

Badget expected and assessments
The apartment renovations are priced EUR 550/600 per square meter (about € 330,000/36.000) from similar previous experience and include :
--demolition of partitions and reconstructions in order to create large and livable environments;
--demolition the floor of the passage, kitchen and bathroom (about 14 sq m ) and replacing it with light gray ceramic tiles ;
--repositioning after repainting of 4 doors
--demolition of the ceiling ( about 4 square meters ) in the living room next to the entrance ;
--overhaul of plants according to UNI .

The furnishings totaled € 33.000. The decor was chosen based on the products on the market, considering the price/quality. In particular, it has opted for the handicraft furniture to the fitted wardrobes and shelves when the same object on the market was less affordable in price/quality ratio. The prices of handmade furniture are made from previous experience working with high-quality craftsmen


Description of each environment and inserted furniture:
- the kitchen is furnished with two blocks arranged at a right angle with the overlying hanging furnishings and consist of modules with tambour doors and a module with drawers. The hob with overhead hood ventilation, and the sink are placed at an angle and are hidden from view from the living room; the retractable table is sized for two / three places. The fridge and the oven are placed in the corner column close to terrace; a possible sliding door, if deemed necessary to separate the dining area from the living room ( not counted in badget ), will have the structure in glossy white aluminum;
--the living has a space of relaxation, conversation formed by a two-seater sofa (existing Blue Legacy), two armchairs and a dining table. Bookcase/library, which arrives from the entrance door until to the French windows of the terrace covering the entire wall to ceiling and even surpassing to the sleeping area and the passage to the kitchen, will hold books but also objects such as ceramics and sculptures and space for TV / play station; a wider shelf serves as a small desk.
--the bedroom has a bed two extra large squares, a desk, a closet wall to ceiling of about 3 meters, which also covers the passage of the door
--the bedroom/office has a sofa bed for two, a desk, a closet wall to ceiling of about 3 meters, which also covers the passage of the door
--the bathroom with shower is shared by the two bedrooms and is accessible from the passage with a dressing that serves as a laundry room with washer and dryer above and laterally completed by a service cabinet that extends up above the blocking of appliances ;
--the Terrace is furnished with a small round table, two chairs and two aluminum chairs for outdoor green
