ADDITINAL PROJECT TO PROJECT SJS USA ( New Lobby and Entrance – Space Division and Design).
NEW OFFICE PROJECT – From mutual New Lobby and New Entrance (1st ground level) – we have separate NEW OFFICE consisting of – 1) Room of 15 sq meters on 1st floor; 2) New Planned Stairs to be added on outside patio taking up to the higher levels; 3) Currently we have on second floor Open Balcony of approx. 80 sq meters with 10-11 meters of height and 4) Internal space on 2 nd level. Balcony – we want convert into the offices by splitting into 2 levels – upper one and lower one connecting to the internal space on 2 nd level. Internal Space on 2 nd Level connected to the Balcony consists of A) Dark Room with no windows at the end of the corridor; We planning to add the window or small balcony with French Door here – subject to the City Approval; B) Corridor and C) Room with 5 small windows overlooking the Main New Entrance and connected to the Elevator Lobby on 2 nd Floor (an other potential entrance to the office and/or additional entrance/exit). This Room used to be the Utility Room divided into 2 sections and flooring is uneven creating gap of some 40 sm between them. The higher part is heavily mounted in the façade and we have been recommended to raise the other part of the floor to avoid cracks in the façade, – so some 3-4 steps stairs need to designed to reach this room. We need to have/plan toilets and small server room.
USAGE SCENARIO – General Office/ Foreign Representation Office. Currently existing building is occupied by foreign embassies and Rep Offices. We don’t have Tenant as this stage to accommodate his particular needs for the space planning and division – so, we want to have as Flexible Scenario as Possible.
ADDITION – 1) Toilet(s); 2) Small Server Space; 3) MAY BE – small kitchen area.
