shoft - from a showroom to a brand new loft

Briefing

Dear designers,
You are free to choose the concept and style that you prefer so feel free to create what you think that will be more suitable.
If you want to know what I like, I particularly love post-industrial, modern, minimalist design.
(Please bear in mind that you can propose the style and design that you prefer so do not stick with my taste)


The property is a former showroom that I want to renovate in order to create 3 areas for short rentals but still connected in a single real estate unit. The 3 spaces must be livable independently but also can be rented as an unique loft.
The upper floor, which is about 110 square meters, is legally suitable to be a single apartment (sleeping room/kitchen/etc), while the ground floor can be used as a living/tavern/additional bathroom and has an area of ​​about 80 square meters.

The project must enhance the property to make it the ideal loft to be promoted on Airbnb with a target of young couples and professionals who want to stay in a place that is near to the railway station, the business district and the hipster neighborhood.

The property is located on a one way street. The first floor overlooks both the road ant the internal courtyard. On one side, the showroom has large shop windows facing the street (the challenge is to maintain privacy without losing brightness and without changing the external structure of the building). On ​​the other side there are 4 windows. On the ground floor, instead, the property overlooks the internal courtyard and has two entrances and two windows.

The ideal project would:
- Split the property into 3 similar lofts without splitting them permanently
- Ensure brightness and privacy at the same time
- Exploit the design to minimize maintenance costs (e.g. cement/brick walls compared to plaster in order not to have walls to paint due to careless guests).
- Take advantage of some interesting elements such as the freight elevator, the wide heights
- The 3 spaces should have a bedroom and bathroom each. Kitchen is NOT mandatory in all of them.

Legal framework of the city:

- people must sleep and cook on the top floor.
- the 3 lofts must have a bathroom (minimum a wc + sink) of minimum wide/length of 1,2 meters. The bathroom must be on top floor but a wider bathroom can be located on bottom floor
- minimum legal dimension of rooms: single room 9 sqm / double room 12 sqm
- better if entrance is on the top
- bottom doors can be used but not as primary entry
- minimum size of a loft is 28sqm for the top floor (is not legal to have a loft that is structured only on the bottom floor). This requirement is not strict since I am not legally splitting the loft and I am leaving them interconnected... but may be useful one day if I decide to sell them separately

Lascio molta libertà nel concept e nello stile quindi sentitevi liberi di proporre quello che pensate sia più adatto. Se preferite avere una linea guida amo particolarmente: il post industriale, il moderno, il minimalista.
(Potete proporre lo stile che preferite, non prendete i miei gusti personali come un limite!)


L'immobile è un ex showroom da ristrutturare al fine di ricavarne 3 ambienti ideali per gli affitti brevi ma comunque raccolti in un unica unitàimmobiliare a livello catastale. Sarebbe ideale avere la possibilità di "unire" le sezioni a seconda delle richieste
La parte superiore, che si estende per circa 110 mq, è residenziale abitabile mentre quella inferiore puo' essere adibitata a living/taverna e ha una superficie di circa 80mq.


Il progetto deve valorizzare l’immobile per renderlo il loft ideale da promozionare su Airbnb con target giovani coppie e professionisti che vogliono un punto d’appoggio a pochi minuti dalla Stazione e dal quartiere isola.

L'immobile è dislocato su un senso unico ed ha un doppio affaccio sul piano superiore. Su un lato grandi vetrate che danno direttamente su strada (da capire come mantenere privacy senza perdere luminosità e senza cambiare la struttura esterna del condominio) dall'altro 4 finestre. Al piano inferiore invece l'immobile si affaccia su un cortile interno e dispone di due ingressi e due finestre.

Il progetto ideale:
- divide l'immobile in 3 simil abitazioni senza però frazionarle di fatto
- Garantisce luminosità e privacy al tempo stesso
- Sfrutta il design per minimizzare i costi di manutenzione (pareti di cemento/mattone rispetto a intonaco al fine di non avere muri da dipingere a causa di ospiti poco attenti).
- Sfrutta alcuni elementi interessanti come il montacarichi, le ampie altezze e cerca di minimmizare l’afaccio su strada
- I 3 loft devono tutti avere una camera ed un bagno. la cuncina NON è invece obbligatoria per tutti.
