I need to remodel an existing house. The house is in good shape, but there are a few things to update. I would like to have a better space utilization to accommodate family, friends, and dinner guests. I do a lot of cooking and will be hosting monthly dinner parties.
Each floor of the house needs some work.
The first floor needs a new kitchen and island. I like the current layout, which is a galley kitchen. I would like to use standard wall cabinets with an island that has storage. I would like to put glass partitions on both sides of the kitchen to be able to close off the space without losing any natural light. On this floor, I also need to convert the screened porch to a 4-season room, update the bathroom, rework the flow of the back room/laundry/mudroom, which has stairs to the attic, and add a powder room. The screen porch is off the dinning room with a step down. I would like to raise the floor of the screen porch so that it is level with the dinning room. (Screen porch has plywood for floor board)
On the second floor, the master bathroom needs space planning. The space is too big and not well utilized. I also need a new laundry area and a new master closet off the master bathroom in the attic space. I also need a new bathroom and closet for bedroom 3 with an entryway to the attic. I also require storage along the lower portion of the roof line of the attic (knee wall). I want the general bathroom for the floor to be updated. Please, note that the attic is above the garage and it is not insulated. So, that needs to be addressed.
The basement is a walkout, and there is a vegetable garden outside. I would like to create a living space with a bedroom, bathroom, a space for art studio/workshop, and storage. I need a concrete patio off the basement, and under deck drainage to prevent water from the deck above from dripping down.
The current state of the house: we have demolished all the bathrooms, kitchen. Only the walls and the plumbing pipes remains. All the flooring in the house have also been removed to the original plywood and concrete substrate. I would like a uniform flooring for first and second floor, and engineered wood for the basement. I am open to suggestions here.
