The main challenge to solve in this project would be the integration of multiple separate houses on the same property, with separate entrances, with privacy for each solving correctly the issues of lighting ventilation.

The first action of our proposal would be the removal of two bodies of the original building to create two patios, one central and principal as the linchpin of the project, and the second side and back as a complement.

These patios become collectors and distributors of natural light, adding to the built volume three new glazed fronts, ensuring that all the living spaces of the project have the right lighting and natural ventilation.

The current location of the stairs is used to generate our core of vertical circulation, stairs and elevator, which give service to the four departments for rent and the main house. The central courtyard would have a vertical garden and a terrace for common use, like the general laundry in the basement of the building.

With these clear actions to the main body subtraction two main bodies are generated, the first front, which retain heights, mezzanines and the original facade. Hosting the type A department and the owners' house. The posterior body would take advantage of the generous heights of the existing mezzanines to create a new body construction with mezzanine of 2.50 m, making our project add two levels as mezzaninne interspersed with the existing structure.

In posterior body three types of departments (B, C and D) all resolved on two levels, ranging from one to loft apartments with two bedrooms and study are provided, which gives flexibility to the customer to have more options prospects, students, singles or entire families.

The main house is accessed from the second floor and is solved in three levels. On the first floor the day area, kitchen and stay located. On the second floor two bedrooms, bathroom and storage room are located. Finally on the top floor master bedroom with private bath and sauna for common use is located. The house has its separate staircase and appropriates the hallway area of the lower levels to complement the architectural program suggested.

The overall intention of the project is to respect the original appearance and facades of the house. 70% of the structure is maintained in original condition, with only the rear volume of departments which would be new construction, giving the contemporary character that our customer requires for your project.
