Description

This project starts from a need of completely renovation of the building.
Main street façade is being totally maintained due to his historical bond.
Annex on the back are totally demolished to “make space” to a new one annex that embrace the old building and respect all the urbanistic law as requested on this contest.
The original old back façade change completely and began part of the interior apartment, this could be demolished at all or just renovated to modify closure and opening. Only a small portion would be visible over the roof of the annex of third floor.
The new back façade is made 100% on glass wall, window from floor to ceiling are provided with the possibility to customize the width of opening panel.
Inside the old building, the thick structural central wall wild be opened doing a structure reinforcement by steel beam frame.
Sunlight is also ensured by new other elements like:
- Glass wall between first floor annex and the second one, create a gap that provide light on centre of first floor living room, as you can see on sections.
- A glazed cavedium on a side of first floor annex roof bring other sunlight and fresh air to living room and also to basement.
- A big portion of glazed roof on back flap, a new dormer as requested and 2 roof window on main flap.
The old stairs is completely demolished and a new one is provided by the project, this new one has a central cavity that bring sunlight to first floor from the roof window. This new stairs start from first floor and goes to fourth floor and make also a link to basement.
To make more livable space on garret apartament we moved garret floor of 60cm down, reducing to 290cm the height of third floor. This height allow to preserve main façade and windows.
As main request of this contest, building is divided in 4 apartments, respecting law minimal size of 51sqm. Apartments are widely over 51sqm.
First floor apartment is 90sqm walkable and is linked by stairs to a private portion of basement 48sqm.

- Master bedroom with a bathroom
- Single bedroom
- Wide open space living with a fireplace area, sofa and tv area and direct access to garden
- Open space kitchen with dining area and direct access to garden
- Private stairs to basement with wellness room, sauna, Jacuzzi and a wide space for relax or gym, bathroom, laundry room, storage closet.
Second floor apartment is 68sqm walkable and here you have:
- Entrance
- Master bedroom with a bathroom
- Single bedroom with a bathroom
- Wide open space living area with sofa and tv area, dining area and kitchen with breakfast table.
Third floor apartment is 68sqm walkable and here you have:
- Entrance
- Master bedroom with a bathroom
- Single bedroom with a bathroom
- Wide open space living area with sofa and tv area, stairs to dining area and kitchen with breakfast table.
Garret apartment is 66sqm walkable with a loft and a dormer
- Direct entrance to wide living room, lightened with big roof windows
- Kitchen area opened to the living one
- Main bedroom on loft with dormer
- Bathroom, stairs to loft and a closet.
