The goal is to renovate a house built in 1970, creating two separate and independent living spaces with minimal demolition and extension. The design should make optimal use of the available light and space, and include scalable solutions to manage costs effectively.
Existing Structure:
Lower Floor: Currently used as a tavern with a height of approximately 2.40 m.
First Floor: Height of 3 m, with the potential to incorporate and enlarge existing balconies.
Plot Size: Approximately 1,000 m² with a remaining volume allowance for an additional 135 m² of living space (current built area is 265 m²).Objective:
Separate garden areas for both families, with the larger portion allocated to the niece's family.
Minimal alterations with minimal demolition, no changes to the roof structure.
Large balconies for each room.
Car porch instead of a garage, serving as a multifunctional space when cars are out.Integrate the larger balcony into the living space.
Create large balconies for each bedroom, ensuring ample natural light and outdoor access.
Design a combined kitchen and living area with direct garden access for the niece’s apartment.
Create a comfortable living space with necessary amenities for the uncle’s apartment.
Garden Division:
Design a clear, yet aesthetically pleasing separation between the two garden areas.
Allocate the larger garden space to the niece’s family and dogs, with fencing or hedges for separation.
