The new arrangement of furniture in the area Living seems to respond to your needs, two sofas in two places in front of the TV area, a kitchen area more turned out to not interfere with the relaxation area, a table 4 places in the board furniture we have formulated some proposals.
Cell bathroom was not the subject of movements to avoid having to substantially change the connections and discharges, however, we have redefined the distribution of health, the position of the shower and the sink based on ergonomic and functional.
The sleeping area instead has been revolutionized in the arrangement of interior partitions in the vertical connection and distribution system:
we have expanded slightly the existing loft to create a small square of land for the new scale that has become the center of gravity over the house and over the landing in the loft, this has allowed us to free up a room that suffered the right of way to access the loft .
Now the hallway between the living area and the sleeping area will remain open on the scale with a square layout with side 1,40cm (large and comfortable) and give you access through two sliding doors to the two bedrooms, we have obtained a space (fake closet ) where to place the washing machine and a washboard.
The bed has been resized slightly while maintaining a respectable size, in the realization of the body scale we obtained two spaces to dedicate to built-in wardrobes.
The rooms of the girls at first thought we had to adapt the space to allow the two places in the ground floor room but, rereading your requests has opted for two separate rooms but with different characteristics, the bedroom on the ground floor enjoys a higher ceiling and views to the outside so the choice would have been cause for quarrels ... .so we decided to equate the rooms equipping the new attic area of a spacious private bathroom with large shower and a Velux roof window type to have a overlooking and a light from above the room with these devices become the second bedroom area equipped and independent.

……ho letto con attenzione le Vs. richieste, la documentazione allegata e le foto dell’edificio, a parte le piccole incongruenze dimensionali che in fase di progetto definitivo ed esecutivo che verranno risolte da un rilievo dello stato di fatto più accurato, abbiamo cercato in questa fase preliminare di risolvere il problema distributivo che, viste le vostre esigenze ha comportato uno studio più accurato.
Sintesi dell’approccio progettuale.
L’approccio al progetto è stato molto condizionato dalle Vs. richieste molto dettagliate, quantificate e chiare, questa particolare condizione di “vincoli” normalmente mi sprona a dare il meglio.
Qui di seguito elencheremo le vostre richieste con le relative risposte progettuali da noi pensate.
La nuova disposizione degli arredi della zona Living sembra rispondere alle Vostre necessità, due divani a 2 posti davanti alla zona TV, un angolo cucina più rivolto verso l’esterno per non interferire con la zona relax, un tavolo 4 posti nella tavola arredi abbiamo formulato alcune proposte.
La cellula bagno non è stata oggetto di spostamenti per evitare di dover modificare sostanzialmente gli allacci e gli scarichi, abbiamo però ridefinito la distribuzione dei sanitari, la posizione del piatto doccia e del lavabo in base a criteri ergonomici e funzionali.
La zona notte invece è stata rivoluzionata nella disposizione dei tramezzi interni nel collegamento verticale e nel sistema distributivo:
abbiamo ampliato di poco il soppalco esistente per creare una piazzetta di sbarco per la nuova scala che è diventata il baricentro rispetto alla casa e rispetto allo sbarco nel soppalco, questo ci ha permesso di liberare una stanza che soffriva della servitù di passaggio per accedere al soppalco.
Adesso il disimpegno tra la zona giorno e la zona notte rimarrà aperto sulla scala a pianta quadra con lato 1,40cm (grande e comoda) e darà l’accesso attraverso due porte scorrevoli alle due camere da letto, abbiamo ricavato uno spazio (finto armadio) dove posizionare la lavatrice e un lavatoio.
la matrimoniale è stata ridimensionata di poco mantenendo comunque una dimensione di tutto rispetto, nella realizzazione del corpo scala abbiamo ricavato due spazi da dedicare ad armadi incassati.
Le camere delle ragazze in un primo momento avevamo pensato di adattare gli spazi per consentire i due posti nella camera a piano terra ma, rileggendo le Vostre richieste si è optato per due camere distinte ma con caratteristiche diverse, la cameretta al piano terra gode di un soffitto più alto e di vedute sull’esterno quindi la scelta sarebbe stata motivo di diatribe….quindi abbiamo pensato di equiparare le camere dotando la nuova area mansarda di uno spazioso bagno personale con grande piatto doccia e una finestra a tetto tipo Velux per avere un affaccio e una luce zenitale sulla stanza con questi accorgimenti la seconda camera diventa un’area attrezzata ed indipendente.
