We need to renovate an independent house composed of a basement with a single garage, a bathroom and a basement room with a small winding staircase giving access to the ground floor.
We need to refurbish the ground floor, located a little above the street level. The house was built in 1972 and there is not any thermic insulation system into walls and ceilings. The structure is composed of all the external walls and two bearing pillars in the center of the map. All the installations need to be replaced, as well as the window frames and glasses, but we will keep the blinders. We would like this renovation to be both minimal and functional. We would like to keep the three bedrooms and two bathrooms, possibly add a storage room, a wide living room and an open space kitchen, even though we would like to explore some solutions so that the smells from the kitchen won’t spread in the living room and in the bedrooms. We would like white to be the predominant color and for the floor, we are considering either parquet or big tiles.
The main bedroom should be in the south-west side of the house, with the window facing west rather than south, as the view is better from that side. For the main bedroom, we would like to have a closet or a hidden wardrobe and a canopied bed.
For the two smaller bedrooms: one would be the bedroom of our newborn baby Ginevra, on the west side, while the second bedroom could be a guestroom or, in the future, the bedroom for a second child.
In the storage room, we need to have a washing machine, a drier and a deep sink, as well as some shelves.
On both bathrooms we would like to keep the shower, we want them big and easy to clean. We do not like grout-joints. In one of the bathrooms, we would like to put a double sink. All bathroom fixture should be wall hung.
Living room: we would like to have a wider staircase to access the basement room and we are planning to move the front door to the north wall, parallel to the street. On the east side, where the front door is at the moment, we would like to put a big sliding French door, to access the garden which will be on that side of the house. The west side has a better view so we wanted to place the kitchen there.
The kitchen needs to be wide, with plenty of storage room and useful surfaces and with a peninsula that can sit four people at least. We like the fridge to be visible; the stove needs to have 5 to 6 fires and a 90cm wide oven. We would also like to have a big table, sitting minimum 6 to 8 people, with the possibility to extend it even further. We would also like to expand the west window so that it is as big as the one in the bedroom. On the west side, there is also a French door giving access to a little terrace. In the living room, we would like to put a bookshelf and a comfortable couch for about eight people.
