Briefing

The building must be demolished and reconstructed, obtaining more regular geometries and a better light exposure.
The exterior facade of the road must recapture the typical materials of the "adriatic" buildings and adjacent buildings while the inner facade must be a cement glass solution that guarantees excellent luminousness to the structure but at the same time it must guarantee thermal efficiency.
The building will consist of 3 floors (110 sqm for each floor), a ground floor, a first floor and a second floor.
The patron house will have access from the internal garden (citrus grove of about 200mq transformed into a garden with pool) through a cleared porch and external staircase.
The guest rooms are accessible from a door to the street floor which will give access to bedrooms on the ground floor and on the first floor, that area will be used as a guest house or B & B.
The second floor will be a patron area connected to the building through the porch for all its vertical development up to the second floor, with the sleeping area composed of 1 double bedroom with bathroom, 2 bedrooms, bathroom and hall area which will be exposes to the living area by balcony and stairs to linked to the 1st floor . Living area that will develop on the first floor for the upper part of the porch (the rest is 'B & B') with kitchen, living room, study, bathroom, laundry and terrace with external staircase leading to the garden twhich will be constitutes also entrance as written above.
In the attached documents you can find the DWG with the relevant planimetry. As described above the intent is to make regular geometries therefore you can find a reference sketch with print foot of surface we would like to have.

La palazzina deve essere abbatutta e ricostrutita, ottenenedo geometrie piu’ regolari ed una esposizione alla luce migliore.
La facciata esterna alla strada deve riprendere i materiali tipici delle costruzioni “adriatiche” e degli edifici vicini mentre la facciata interna deve essere una soluzione vetro cemento che garantisce un ottima luminosita’ alla struttura ma allo stesso tempo deve garantire efficienza termica.
La costruzione sara’ composta da 3 piani (110 mq per ogni superficie) , un piano terra, un primo piano e un secondo piano.
La casa patronale avra’ accesso dal giardino interno (agrumeto di circa 200mq transformato in giardino con piscina) attraverso un portico cancellato e con scalinata esterna.
Le camere degli ospiti sarano accessibili da una porta al piano strada che dara’ accesso a camere al piano terra ed al primo piano. Quest'ultima zona sara' adibita ad affittacamere o B&B.
Il secondo piano sara’ zona patronale collegata all’edificio attraverso il porticato per tutto il suo sviluppo verticale fino al secondo piano, con la zona notte composta da 1 camera matrimoniale con bagno, 2 camerette e bagno di servizio con affaccio zona giorno attraverso balconata e scalinata di collegamento al primi piano. Zona giorno che si sviluppera' al primo piano per la porzione superiore al portico (il resto e' adibita a B&B) con cucina, soggiorno, studio, bagno di servizio, lavanderia e terrazza con scala esterna che portera' al giardino che costituira' anche l'ingresso come scritto sopra.
Nei documenti allegati potete trovare il DWG con la planimetria di rilievo. Come descritto sopra l'intenzione e' di rendere le geometrie regolari pertanto trovere un schizzo di riferimento su come si intende sviluppare la pianta.

17/11/2017 - E' stato aggiunto un file PDF con uno schizzo INDICATIVO della facciata ed uno schizzo della pianta del primo piano con alcune annotazioni - Has been add a PDF file with SKETCH of facade and SKETCH of ground floor with some notes.

19/11/2017 - E' stato aggiunto il file "As built in scale.DWG" che non e' altro che la mappa catastale della situazione esistente in scala. In piu' sono state aggiunte 3 immagini nella sezione "Immagini di riferimento" che rappresentano una mia idelizzazione se pur parziale di quello che mi piacerebbe realizzare.
In conclusione E' stata rimossa il file "Planimetria convertita.dwg" considerando che stava creando confusione fra i designer
Has been add the file "As built in scale.DWG" which show the cadastral plan of current situation in scale. Moreover have been add 3 off pictures which represent my idealization, albeit partial, of what I would like to realize.
In conclusion has been removed also the file "Planimetria convertita.dwg" which seems create a confusion beetwen the designer
