It has been fun working on the project, like a little puzzle.
I have included the descriptions needed in the presentation. As an overview after analyzing the options for the stairs, I have touched on the versions of the floor plan I see fit to your program, and two versions of the terrace.
For the exterior, as you recommended I have taken a more classic approach but not too dense in details, and the design is combined also with a few modern elements like the wood in the third floor, to also give it an Eco friendly feel. In the presentation you will find renders of the exterior, the terrace and some upper floor interior just to see some possibilities of the space.
For the façade and openings, all main windows are 240cm. All small windows are 210cm high. All commercial windows have the potential to go to 270cm high (or even higher) but I have reserved 30cm on top for marketing purposes. All the exterior bottom floor frames are 55cm, to give it a bit of a monumental look. The vertical dimensions are presented in the elevations, and the horizontal dimensions of the windows and doors are presented in the plans.
For the structure I have chosen 25x25cm concrete columns, since it the columns are dense and the distances are short.
For the acoustics, I propose rock or glass wool in the external thermal insulation together with a panel of soft rubber acoustic isolator of 1cm, which together with the wool would reduce up to 64db, as you may be aware. OF course the windows need to be triple glass and thermal and acoustic isolators.
