The project involves the construction of n. 6 rooms, reception hall, breakfast room, bathroom and relaxation-outdoor breakfast area.
The centrally positioned in the entrance hall will be bounded from the courtyard by a glass frame with a white iron creating a frame to the courtyard enhancing the existing well. The decor is made up of a desk top and two seats for waiting, the floor continues between the lobby and the courtyard is planned in microcemento neutral color as the walls will be restored and cleaned. All rooms will have access from the courtyard new access to the bedrooms 2 and 3 as indicated in the plan.

Rooms
The # 2 and # 3 rooms are designed identical and mirror, the main access is provided from the courtyard, it has not been studied a loft structure to better exploit the covers vaulted original emphasizing with four-poster beds with white color modern style. In the hall it is placed a wardrobe with suitcases and bathroom about 4,50mq. Accesses the front instead will be delimited with flourishing steel (as show in the montage) that allows you to create small private outdoor areas and customize the front by making visible and recognizable to customers the accommodation.
The windows will be replaced with blank frame 1 door and opaque glass allowing more natural lighting of the rooms.
For rooms n. 4 and n. 5 also mirror I designed a solution with a loft and one without mezzanine (questionable solution as it would increase the cost of construction of the floors, furniture and many more covering up the aesthetics of the time).
The 6 bedroom is communicating with the n. 4 suitable for families.
The room # 7 and 9 has been transformed in a one bedroom apartment with ensuite and main entrance from the kitchen, also on the mezzanine floor has been eliminated for the reduced height and uncomfortable while above the rooftop terrace is planned coverage accessible by a stair external metal.
The room # 8 is designed as a breakfast room and a bath adjacent to the structure and use local maid service.
In the garden unless a specific position of the trees and vegetation is expected to use masonry buffet table top for outdoor breakfast tables and sofas for cocktails.
INSTALLATIONS
In the bathrooms are planned to be used in coatings microcemento to combine with cement tiles in stoneware utiizzare in the showers, the bathrooms are also all designed with walk-in showers flush with the floor for disabled access.
To allow the reconstruction of the plants will be removed cement tiles placed on the perimeter of each room to facilitate the passage of water and electricity pipes and removed part will be covered in microcemento neutral color to match the existing cement tiles that will be polished. For heating and cooling are provided fan recessed hidden by panels with holes for air passage.
For the humidity is recommended that the realization of a crawl space but this involves the removal of the floor. Alternatively you could opt with the application of suitable plaster for damp walls which limits the damage or charge neutralization systems (type Domodry).

IT
Il progetto consiste nella realizzazione di n. 6 camere, hall reception, sala colazioni, servizi e area relax-colazioni esterna.
La hall posizionata nell’ingresso centrale sarà delimitata dal cortile da una vetrata con telaio in ferro bianco creando una cornice verso il cortile valorizzando il pozzo esistente. L’arredo è costituto da un desk alto e due sedute per attesa ,la pavimentazione continua tra hall e cortile è prevista in microcemento di colore neutro mentre le mura saranno restaurate e ripulite. Tutte le camere avranno accesso dal cortile quindi sono previsti nuovi accessi per le camere n.2 e n.3 come indicato in planimetria.
Camere
Le camere n.2 e n.3 sono progettate identiche e speculari, l’accesso principale è previsto dal cortile, non è stato studiato una struttura a soppalco per valorizzare meglio le coperture a volta originarie enfatizzandole con letti a baldacchino di colore bianco in stile moderno. Nell’ingresso è posizionato un guardaroba a giorno con porta valigie e bagno di circa 4,50 mq. Gli accessi sul prospetto invece saranno delimitati con fiorire in acciaio (come indicato nel fotomontaggio) che permette di creare delle piccole zone esterne private e personalizzare il prospetto rendendo visibile e riconoscibile ai clienti la struttura ricettiva.
Gli infissi saranno sostituiti con telaio bianco a 1 anta e vetro opaco permettendo una maggiore illuminazione naturale delle camere.
Per le camere n. 4 e n. 5 anch’esse speculari ho progettato una soluzione con soppalco e una senza soppalco (soluzione discutibile in quanto aumenterebbero i costi di realizzazione dei solai, numero di arredi maggiore e occultando l’estetica delle volte).
La camera n.6 è comunicante con la n. 4 adatta a famiglie.
La camera n.7 e 9 è stata trasformata in un bilocale con bagno annesso e ingresso principale dalla cucina, inoltre è stato eliminato il piano ammezzato per l’altezza ridotta e scomoda mentre sopra la copertura è previsto un terrazzino panoramico accessibile da una scaletta in metallo esterna.
La camera n.8 è progettata come sala colazione e il bagnetto confinante a servizio della struttura e uso locale pulizie.
Nel giardino salvo particolare posizione degli alberi e vegetazione è previsto un piano d’appoggio in muratura ad uso buffet per colazioni all’aperto e annessi set tavolini e divanetti per aperitivi.
IMPIANTI
Nei bagni è previsto l’uso di rivestimenti in microcemento da abbinare con cementine in gres da utilizzare nelle docce, inoltre i bagni sono tutti progettati con docce walk-in a filo pavimento per accesso disabili.
Per permettere il rifacimento degli impianti saranno rimosse le cementine poste sul perimetro di ogni camera per facilitare il passaggio di tubazioni idriche ed elettriche e la parte rimossa sarà rivestita in microcemento di colore neutro da abbinare alle cementine esistenti che verranno lucidate. Per il riscaldamento e il condizionamento sono previsti ventilconvettori a incasso nascosti da pannelli con asole per passaggio aria.
Per l’umidità è consigliabile la realizzazione di un vespaio areato ma ciò comporta la rimozione del pavimento. In alternativa si potrebbe optare con applicazione di intonaco idoneo per muri umidi che limita i danni o sistemi di neutralizzazione di carica (tipo Domodry).
