First of all we need a functional sea holiday home. We are an Italian sparkling wines producers family and my father loves cooking for important guedt and nice friends. So the most important thing is a great kitchen or better 2: one in the big open space and a open air cooking area on the terrace. My father cook using just cooker and electric oven. He never use barbecue neither wood oven (best solution for pizza!) but if you’d think that esteticallyit will emprove the value of the house you can do anythingh maybe he will appreciate it. Don’t forget the sink!. I love Korean BBQ, but I am the only one in my family, and I am lazy so I don’t want handle embers, so electric solutions are ok.
Consider that we have the best climate of Italy so we can use the terrace in summer and winter holidays. We need 3 sleeping rooms (one can be a small room for children with a triple bunk bed and a loundry that can be outside. At least 2 bathrooms with shower ( don’t forget the bidet that in Italy is rather mandatory!). An area with a desk for working, it is ok also in the main room. A safe area where children can play on the terrace. We can create a foyer using part of the landing and sharing with the neighbor. We need to protect our privacy from the building in front of us maybe using plants or flowers, don’t forget aromatic plants for cooking. We can try to use area of the terrace using removable structures. What about an open roof shower on the terrace? I am sorry but the tents should be with black and white rows 🙁
It would be better to save money reusing the same windows and the wardrobe with the mirror.
The air conditioning have to be changed with a new one because it is really old.

What about using the terrace to watch movie on sofa like an open air cinema?
I have added picture of neighbors to give you an idea, the idea of wood floor is really bad (dirty under it)
Please consider that neigbors did many things abusive. You can do anything on the terrace but have to lay on the floor it cannot be fixed! Best if you can bring them inside when you came home. I know that it is not easy, for this reason I’d need help from the best designer of the world!
[Update] you cannot change the outside walls but you can move the doors and add windows. You can make also holes in the ceiling to have light in rooms in the middle (lucerne or roof-window).
You can can change everything inside the home, all walls are removable and don’t care about the air dutches: we are going to find a solution except about the wc that have to be maximum 4mt far from the existing ones.
I’d need 2 rendering to show better the main room and the terrace.
We like more the ceyling fan than conditioning air. I have the Fanaway Evo and is really smart. The ceiling are high 3mt, so higher than usual.

En primer lugar, necesitamos una casa de vacaciones funcional en el mar. Somos una familia italiana de productores de vinos espumosos y a mi padre le encanta cocinar para importantes invitados y buenos amigos. Entonces, lo más importante es una gran cocina o mejor 2: una en el gran espacio abierto y otra en el área de cocina en la terraza. Considere que tenemos el mejor clima de Italia por lo que podemos utilizar la terraza en las vacaciones de verano e invierno. Necesitamos 3 dormitorios, una lavandería, al menos 2 baños con ducha (¡no olvides el bidet!). Un escritorio para trabajar. Podemos crear un vestíbulo utilizando parte del rellano y compartiendo con el vecino. Necesitamos proteger nuestra privacidad del edificio frente a nosotros, tal vez usando plantas o flores, no se olviden de las plantas aromáticas para cocinar. Podemos intentar aprovechar la zona de la terraza mediante estructuras desmontables. ¿Qué tal una ducha de techo abierta en la terraza? Lo siento, pero las carpas deberían estar con líneas blanco y negro 🙁
