the space is never enough!
Therefore we started from the creation of different functional areas to reduce paths:
service area in the central part behind the lobby and next bathrooms and staircase. Here we put all services that everyone needs: lobby, print area, bathroom, key wall ( on the way to go out or to enter) dining area and coat storage. Here there are also the technical services: storage, IT closet, AC units.
Working area is divided in two areas : a smaller one at the upper part as required and a bigger one just in front of the windows. In this second area there are interview desks where customers can sit in front of the desk. In this way clients can have a look on the wonderful view from the windows . At the corners of this spaces there are the conference rooms and the manager' s office that can have a look all around the floor. The main conference room has the most beautiful view over the city
the agent lounge is just in the lower part of the office, near the entrance,with the customer lobby and two small phone booths.

In the upper part of the office looking on the square there is the zen room. It is sound proofed and here the agents can relax. This area could be bigger if you decide that you do not need the small office nearby.

Desks design is a mix of all your required dimensions: workstations of 60'' x 24'', desks of 48''x24'' and 42''x24'' and some L shaped stations. In this way you can have more then 106 work place.

About color and design: we propose you to use a wood light color pavement and white desks with tissue grey panels with chair having the minty green gold as your logo color on the back.
The same color could be on the key wall that we suggest to do in tissue to avoid sound problems.

The lobby could be dark black with just a gold remind in the top. On the wall behind receptionists we suggest to put a big video of a Manhattan' map with gold point where there are your proprieties.

The dining area is far from working spaces and we suggest to create an informal space with a long designed table where to seat looking outside windows. We also suggest to put a space where it could be possible to relax and converse.
