General, total GFA (gross floor area) of the house is 199.8 sqm.
- Level 1: The house has an open area for living room, dining area, kitchen and island. this area is looking to the pool and back garden. The living room connect with study room. The foyer and living room have double height. At this level also has service bathroom, storage for shoe and coat, laundry. Outdoor area has pool terrace for sitting and sunbathing, swimming pool, garden dinning and BBQ kitchen. Gross area of this level is 105.1 sqm.
- Level 2: This level has 3 bedrooms includes 1 master bedroom (it has walk in closet and ensuite bathroom with bathtub layout), 1 double bed room and 1 single bed room; and a shared bathroom with shower layout. Gross area of this level is 94.7 sqm.
The orientation of the house is facing the back garden, which is the South-west facing. By this all the main rooms (living room, dining room, kitchen at level 1 and 2 main bedrooms at level 2) are receiving good sunlight. I propose to have garden dining pavilion at the side of the house to not block the view from inside of the house.
I have proposed 2 options, with only minor change in the living room area at level 1. Option 1 doesn't has fireplace in living area while option 2 has this function (I have one interior view to show option 2). Both option are appropriate to me, so you can consider to choose one.
