As per your requirements, I have tried to make the most out of limited space, to create a warm and welcoming atmosphere for the tenants. There are two options included. To give an idea about furnishings and finishing, there are 3d views for first option only , as the feedback on converting bedroom to kitchen came at a later stage from you.
For the first option, kitchen stays where it is. I have included a small breakfast counter which can be used as dining, with little storage. Coat rack with seating and shoe storage underneath is planned adjacent to breakfast counter. Bedroom can be accessed via living room.
For the second option, kitchen is shifted to bedroom on right. A bigger bedroom is planned in place, thus expanding the living area giving us the space needed for dining.
Regarding entrances to bathroom, beaded curtain can be used as privacy screen to conceal its entrance. I have proposed the same at the passageway, to make the space look more cohesive.
Warm neutrals with a pop of yellow is used for interiors.
