Our proposals aims to fulfil the brief in all aspects but at the same time has a cost conscious approach. The design solution minimise the amount of demolition as it is costly and can carry a number of problems. The less demolition the better. This way you can put more money in the things you see: finishes and furniture.
Our proposal can be built in phases, according to your budget. Please look at the phasing plan included in the submission.
The project is clearly divided in "sleeping areas" and "social areas". The size of the bedrooms has been regularised and improved. Both children rooms have the same size (but different shapes). All rooms have walk-in closets (minimum 5m2) the master bedroom has a larger closet of about 6m2.
The addition of another bathroom is complicated but feasible. The main issue is the drainage of the toilet which requires a 4"pipe to be connected to the vertical sewage pipe. In order to resolve the problem the floor of the children bathroom is raised about 45cm (3 steps), this allows for the guest toilet pipe to run under the floor to the location of the vertical sewage pipe. Thanks to the generous ceiling heights of the apartment, the ceiling height in the children bathroom will still be very comfortable (2.45).This solution allow for the pipes to placed without disrupting the neighbour below.
The children bathroom has been split in two parts, one is private with the shower and toilet and the other is open with the hand washing sinks. This would allow the children to use the bathroom at the same time.
We don't think trying to add a 4rth bathroom would be feasible or convenient.
Regarding the social spaces we propose that part of the old kitchen becomes the dining room and is integrate in a large space with the living room. Dining room and living room can have a partial separation by means of a decorative screen or bookshelf, as shown in the images. It is possible to accommodate a small studio/leisure space connected to the living room and separated by means of folding doors so that the space can be integrated is desired. A new window is proposed to bring light into the space.
The kitchen retains a large area and can be separated by the dinning room by means of hidden sliding doors. A small breakfast island is proposed in the centre.
We have selected a very simple material palette in light airy tones. White marble and light oak for the flooring, the finishes for all doors and frames are proposed in a contrasting dark oak and light painted walls and ceiling.
