Main goal: internal redistribution of spaces, interior design, exterior facade, garden’s design.
We would love to give importance to the driveway of the villa, with flowers and plants arranged in a linear way.
Also, we want to eliminate plastic pots (the brick colour ones ) and to swap them with the neater solution.
The outdoor garden flooring needs to be harmonised with the outer covering of the house in faux stone that will be chosen.
Very important will be the study of light not only for the driveway but for the whole garden (we care about it).
To the left of the main entrance (with its back to the entrance gate), there is a covered garage, a garden with a small space for 7-8 hens. Although the intention is to maintain this space, we do not want in any way that the first thing we see entering is the garden with the hens!! So, please think of a solution to hide it. You will see the floor plan “work area” so you will understand which space of the house and garden you will have to work on.
On the right, there is the garden with a well from which you access through arcs of roses that we want to keep, but we would like that the project would be as clean and straightforward, we like the modern style and zen style.
To the left of the villa we would like to pave, but not all, just to gain some outdoor parking spaces, a space for the pile of wood and a small space of green.
To the right of the villa you will need to create the entry of the house, please think of a way to make it clear that from here there is access to another house.
Around the garden, this space is that we care more, as much as the house itself; this will be the entrance of the house and must be in harmony with the interior.
In this outdoor space we would like to have:
– Fence with the gates to access the house
– Driveway to the house, which at night will be punctuated by a floor lighting
– A system to have more privacy from the neighbours that may be constituted from border structures or shields with green plants
– Paving (no wood, indeed we like it, but it requires too much maintenance)
– A space intended for an outside seating area, protected by a clear cover so as to pass the light meanwhile to protect from the sun and rain.
– Modern Zen Entrance, please move the space with changes in level (or other solutions) to delimit the various zones
– Small pile of wood
– Functional and ornamental fountain for daily use
– Allow green space where there is the underground tank of LPG
– Evaluate the possibility to keep or remove the two trees.
The ground floor is about 40 square meters:

We like the modern and elegant style but at the same time comfortable and cosy. We want that you will be able to harmonize the contrast between the clean and minimalist style of the modern style that uses “cold” materials such as glass and steel, along with warm materials like stone and wood, by using colors such as beige and cream plus some colors that can customize the space or given by “design touches” in the choice of furnishings such as lamps, carpets, a different wall (maybe stone to take out) or a picture.
The ground floor will have an open space composed of:
– Dining room with extendable table to accommodate guests,
– Small cellar to store wine,
– Corner sofa (we already have it, have a look at the pictures it is that purple grey sofa, size: 3,00m X 1,10m, size of the L-Shaped part (peninsula): 2,20m)
– TV,
– Fireplace (also we like modern fireplace)
– Small bathroom (toilet, sink, shower)
– Cabinet for DVD, CD and board games (we have many).
Also, you need to create an organised entrance, space at which to leave bags, laptop, coat, keys.
We really like the wooden floor but we have two dogs, and the choice will necessarily fall on other materials; on the ground floor, I would also advise on choosing the colour of the floor, as the garden always brings a lot of ground. For this reason, I would want a more functional solution that will hide the dirt, to not clean the floor all the time.
We would like to move the ceiling; This project also falls within our idea of having an indirect recessed lighting in the roof. In fact, the ground floor is dark, so you have to treat the choice of lights either directly or indirectly, that will be the one who mostly contributes to making the warmer environment. You will have access to the first floor with a staircase, now it is temporarily of wooden, as you can see from the picture, but for the design please take in consideration the draw of the staircase because it will be realized in that way.
First floor:
The first floor is an attic of about 110 square meters with a wooden roof. We like to see the wooden roof, the floor plan is not required by load-bearing walls but the perimeter walls (while at the north of the house 2 walls files are bearing). Also the roof rests on two central pillars.
The difficulty in the first plan will be to make the most of the lateral space in which the roof is lowered.
In the foreground, we get a bedroom with master bath and walk-in closets, a bedroom, a second bathroom, a study, a large open plan kitchen with a small living room.
In detail:
For the upstairs, you need to realise an open plan kitchen-living room.
We would like the kitchen in the southwestern part of the house so as to receive the sun all day and to enjoy the terrace as an external continuation of the house itself.
Regarding the terrace we’d love to find a solution which would make the most of this space, and to choose a modern and functional coverage that can turn this environment into a 360 ° living space; day and night, offering shelter from the sun and the rain and to ensure privacy from the neighbours.
The kitchen is one area of the house that we live a lot, so we want to have many shelves and that will be a large space.
It will be essential to have the pantry, and we do not want a little room apart but a large plasterboard wall pantry that can take advantage of the height of the roof; we do not like the doors so we would like to integrate into the kitchen or camouflage it in another way.
In this pantry, we would like to put most small appliances (we have 10), and we’d like that will be easy to use them but without being showed. Among the large machines, the choice will be an American style fridge.
We like the idea of an open kitchen and living to increase the perception of the spaces but to separate them by sliding wall so as to create two functionally distinct areas (we don’t care to have a big living room on the first floor because we already have it downstairs).
We would get a peninsula that serves as a separation from the living room, but we would also like to have a small table, up to 4 people, to eat every day without having to go downstairs or to eat at the snack counter.
In the living area, there will also be the white corner sofa (which we already have, have a look at the pictures, size: 2,95m X 1,00m with L-shaped part (peninsula) of 1,20m) and tv.
The other part of the house is the bedroom, we imagine to have a room that shows its own personality.
We do not like closets, but we would like to make the most of all available space, even that is not considered to be a living, as the areas under the slope with a minimum height, to create 2 walk-in closets.
We would like to include in the project the bed already in our possession (see attached picture), if you could not orient it to the south, and the TV. The master bathroom will have a big shower without shower plate.
For the children’s rooms we already have some furniture to be inserted: a wardrobe (250cm x 55cm x 251cm h) with drawers (117cmx55cmx h 80cm) and for the studio, we have two desks (150cm x 58cm x 80cm h) with cupboard (274x62x270). Both these rooms will be served by a bathroom, in which to insert washer and dryer, but by doing that without they will see it.
It is very important to consider in developing the design that the reported heights are the actual ones; after the intervention of the roof insulation and the height of the floors creating these will decrease even more!
As just mentioned, another fundamental intervention will be the insulation of the roof and the creation of an external thermal coat to optimise the thermal insulation of the house.
The choice of the type of heating is still not clear whether to use a natural gas stove with floor heating or to use the photovoltaic with heat pumps.
This house is now a single-family house but after the work will become a duplex with two separate entrances. A family inhabits the ground floor, which includes porch with columns, and we do not want to renovate it. (See pictures) The part we want to renovate is the first floor with terrace and the ground floor to the right of the house. In this part of the garden I would like a gate (see pictures) and at the entry of the garden it will be provided an outdoor seating area with arcade.At the moment, you can entry to the ground floor via a wooden door (that will be the main access), and this floor is used for storage of tools and various machines (see pictures); it doesn’t have the flooring, finishes or countertop. It is a dark room because it gets the sun few hours per day, and it only has one window to the right of the door and another in the small room next to the staircase, where there is a skylight window that is not luminous. This is why we would like to receive a complete Lighting Scheme solution for this room (studying the direct and indirect light).
