For constructing the new building of the pharmacy and the residence of the owner, an area close to the current location has been selected; There’s an old building that needs to be demolished and rebuilt. You can see at C.so Volpini, where it crosses Via Valtiglione. The coordinations on Google Earth are 44° 49’ 38,71” N / 8°10’ 39,64” E.
The property is fractionated in the particles: 57 – 58 – 60 – 61 – 62 – 548 (see the map attached).
We are looking for an architectural project for the building that divides the interior spaces and the pertinent areas that would be suitable for the specific use of the building.
It is also expected to have the arrangement of the forniture for the commercial area and warehouse.
The design project should be inspired by the architectural parameters of the Piedmonts region in North of Italy.
The building should contain:
➢ On ground floor: Commercial spaces, some medical studios, the warehouse, and technical rooms
➢ On the first floor: the personal residence of the owners (160 – 180 square meters are enough
➢ Parking places for the private and public cars
Requirements:
Ground Floor:
➢ part that is open to public and should be dedicated to sales must have 80 mq minimum. This part should be well visible from outside, with large windows (with security on mind, burglars and vandals.)
➢ discreet area -that should be visible from the commercial area and vice versa should be dedicated to services such as measuring the blood pressure, self exams, make up samples etc. (min 10-12 mq)
➢ galenic laboratory, with a window to outside for the aeration, the counter, shelters, and small windows towards the commercial area. (10-14 mq)
➢ medicine sorting area, that must be immediately after the sales area with 3 chests of drawers, each one width=200 cm, depth=130 cm, height=230 cm, shelves for the stockpile of medicines, working area for checking the medical prescriptions and invoices (40-50 mq). Must have an access to outdoors.
➢ warehouse area, that should contain large stockpiles of medicine, sanitary towels for babies and adults, exhibitors, seasonal complimentary materials, tools, and other products (60-80 mq).
➢ office, that communicates with the sorting area, that should contain a desk, a furniture for documents, and another furniture for managing the wires, servers, router, access points etc. (10-14)
➢ room for the heating and cooling devices (18-20 mq)
➢ gate, for the Drive-in section, well visible and suitable to deliver drugs to people directly on their cars
➢ or 3 medical studios (15 mq each) with a waiting hall (20-30 mq), bathroom (6-8 mq). An independent entrance has to be provided.
➢ dressing room and bathroom for staff (14-20 mq)
➢ access to the residence via staircase with access from outside and from the pharmacy area (sorting medicine area or where house)
The division of the spaces should be studied in a way that can be easily re-modulated without invasive interventions.
The warehouse area (60-80 sum minimum) could be placed in basement (underground floor) with an access via staircase and/or a vehicle way. (the feasibility and the cost should be evaluated)
First floor:
The residence should contain:
➢ Kitchen (14-16 mq)
➢ Large, spacious living room (20-30 mq)
➢ 3 bedrooms/ 1 master, and the other 2 for children or guests (20/16/16 mq)
➢ Dress room (14-20 mq)
➢ 2 bathrooms (10-12 mq)
➢ Storage room (8 mq)
➢ Laundry room 12 mq)
If the spaces will allow , it will be nice to have a little flat (50 mq), with independent access

CONSTRAINS
Constrains imposed by the Province of Asti :
The province of Asti has jurisdiction on the SP59, the road on which the entrance to the interested area is.
The requirements are:
keep a distance of 4 meters from the side of the street
the entrance must be 12 meters from the corner of the crossroad
Since there is a crossroad, there must be visibility for at least 6 meters along the two streets that converge
Constrains imposed by the district:
If we build within the perimeter of the existing building, there are no constraints to keep in mind. From lots 549 & 550 a distance of 1.5 meters must be kept in mind
From the remaining lot we have consensus of the neighbor to build without constrains
Height: The maximum allowed by the town plan for height is 7.5 meters ( top surface slab )
Volumes : The total volume of the new building should not exceed the existing ( 3000 cubic meters)
