The project tend to to optimize the spaces in a modern and functional key. based on the space at disposition which is only bound by the presence of a central pillar, by the existing windows and by the position of the drains.
It is created a unique living space giving on the balcony toward Via degli Iris linked to kitchen space. The bed room, equipped with a walk-in closet and a bathroom with a large shower is dispositioned in the Northeast corner.
It is added a small guest bathroom with only sink and toilet and a little laundry room with washing machine and dryer. The bathrooms and the kitchen are in the original positions to avoid changes in main drains.
Since you say that you “will also ask for any changes to the internal windows” (i.e. the windows toward the internal court) this is made with the shift of the little window from the existing entrance to the new bathroom. Both the bathrooms have forced ventilation.
Given the big highness of the ceiling it is convenient to create in whole the apartment a false ceiling at a highness of 2.70 meters to render the aspect of rooms nicer, facilitate the passage of the new installations, conceal the existing beams, save in expenses of heating and air conditioning and isolate from noise of upper apartment.
The living area has a dinner table for 6 and there are two sideboards. The relax area is in front of a low dresser with a tv in its top. Near the pillar there is a bookcase.
However the furniture indications are intentionally rough because one thinks that the choice of it should be owner's prerogative; they are given only for the determination of the spaces. This applies also for the other furniture indications.
The kitchen area is directly connected with the dinner area but it is separable from it with a large glass sliding door in case of necessity for smells, mess etc.
The windows are kept in the original size but the three french windows are rebuilt with asymmetrical leaves to make a more comfortable passage.
As there isn’t heating implant and the client liking to provide it and he also intends to use heat pumps for the air conditioners it is convenient to install a unique implant for both the purpose; it can be collocate over the false ceiling which is made also for other purposes.
